Polite staff, but we were billed for repairs of preexisting damage.
August 13, 2025You will see a consistent set of reviews below that are similar to the experience outlined below, renter beware. After checkout, we were billed over $150 for many things that were preexisting conditions. Upon move-in the unit had very old carpet with preexisting stains, the stove and oven were simply gross and several other items that we were billed for were in worn-out condition upon arrival. That said, the overall experience was good at the facility. We expected some run-down items in a ...college town, so that was deemed acceptable. The staff is responsive, but the overall maintenance was marginal, I am guessing that the maintenance crew is understaffed for the number of units. Unethical as it may be, upon checkout you will be billed for things that will never be repaired. Perhaps you can insist on repairs prior to move-in, then take your own pictures of the preexisting damage for comparison upon check out. I would not necessarily recommend against this location, however, we did receive sticker shock with a surprise final bill after spending quite a bit of time cleaning and touching up prior to check out. As long as you are prepared for that, you should be fine. Proceed with caution.Property Manager Responded

Living at the Ave

Living at The Ave
July 11, 2024I lived here for a year before moving into a house, however I would have renewed my lease had I not found a house. Living here was a great experience, the front desk ladies were always so kind and helpful in answering my questions and concerns. Whenever I needed maintenance they responded on the job quickly. Moving in and moving out was a smooth process. The atmosphere is so great! Highly recommend living here!Property Manager Responded

Would Not Recommend
June 15, 2024Living at the Ave was fine while I was there, despite the massive cockroach problem that took a long time to be properly taken care of. The main thing that bothers me about this place is move out charges. It has been over two years since I have moved out of this place and they are still trying to charge me $80 for a desk chair that I left in the same (good) condition as I found it. I doubt the chair is even worth $80 to begin with. They failed to provide proper documentation about the damage when ...I moved out. There were no pictures on the statement emailed to me at the time. A couple of months ago, they did find the picture of the damage and send it to me. The picture was super blurry, it did not show the whole chair, and it had a person's hand holding something up, so I could not really tell what the damage was at all. I know I got lucky that it is only $80 and that I should probably just pay it and move on but at the same time I do not want them to get away with charging me for damages I didn't do.Property Manager Responded

Be ready to live in filth!
December 10, 2023I am so happy my roommates and I only signed to live here for 6 months. This apartment along with others are INFESTED with roaches. My roommates and I have contacted the front office and maintenance many times and they have done nothing except barely spray the house. We have had an infestation for a couple months. Every time we turn the lights on in the kitchen at night we see 2-6 roaches running around the floor/counters/fridge/cabinets/walls. The infestation has gotten so bad that some have ...been appearing in our rooms/bathrooms. The front office and higher up do not care. This complex is known for their roach issues. The only reason I'm giving them two stars instead of one is because maintenance (minus the roach issue) has been quick/helpful with every other issue we have had. Excellent Customer Service & Cleanliness
July 14, 2021I am moving into my unit in August, and I'm already so excited to live here. It is always clean, and everyone that works there is so nice and eager to help. My mom and I walked in for a tour, and Gayle was so kind and helpful. We had a million and one questions and she answered them all with a smile. Love it here!

Nice place to live but kinda gross
January 10, 2021The employees are very kind and helpful, but maintenance takes for ever and my apartment had tons of roaches. No matter how many times we cleaned and sprayed for them, they were still present. Our walls were poorly painted, but for the price, it was a good place to live.Property Manager Responded
