I have lived at Boggan Estates in Belden, MS, for over one year now, and I have enjoyed my time here. The office workers are helpful and kind, and the apartments are clean and free of bugs, and pet-safe pest prevention is provided every few months. Rent is affordable for the area, and the apartment offers one and two bedroom options, as well as handicap accessible units, with six month or yearly leases. A pool is available, although gym facilities are not. Washers and dryers are available on
...site, for the price of $3 to wash and dry one load of laundry. Boggan Estates is pet-friendly, up to two cats and/or dogs, and they are the only apartment complex I could find in/near Tupelo that allowed pets up to 80 pounds.
The only complaints I have are regarding breed restrictions for dogs, non-refundable pet fees, and income requirements. Boggan's pet policy states that "aggressive dog breeds" are not allowed. Based on peer-reviewed research, as well as my own professional opinion as a veterinary technician, each dog must be evaluated based on its individual temperament, rather than discriminated against based on his/her breed. Breed-specific bans have not been proven to result in fewer dog bites and are therefore unnecessary and not in line with current knowledge on dog breeds and dog bite incidents. The one-time pet fee is around $350, which is not refunded upon move out, even if your pet has not caused any damage to the apartment. It would be better if the pet fee could be refunded, just as the deposit is refunded, provided that your pet has not caused any damages. As for the income requirement, it is required that your income be three times your monthly rent, even if you are willing to pay for the entire lease up front. This does not make sense to me at all.
Overall, I would recommend Boggan Estates in Belden, MS, to anyone looking for an affordable, pet-friendly apartment within a ten minute drive of Tupelo.
