Love it here!!
April 10, 2025I have lived here almost three years as a disabled individual living on my own for the first time and it has been fantastic. Staff are Amazing. Jordan in the front office is always so accommodating and willing to help me with literally anything I need as well as be wonderful to both me and my dog. Gary with maintenance is an angel and not only treats me well but also responds to issues extremely promptly and with kindness every time. BED BUGS - avoid at all costs
September 24, 2022I lived in Eleven13 for a year, and it was (by far) the worst rental I’ve had. Management is generally nice, but that doesn’t begin to makeup for the rest of the experience. I was just charged over $1000 - on top of my security deposit - to replace the carpet in a unit that is being renovated anyways, so I no longer feel any need to keep their secrets. As of August 2022, the complex still had a bed bug infestation. Bed bugs are difficult to get rid of and spread easily between units, so I’m ...sure the infestation is still there. My apartment was fumigated unsuccessfully, and for most of the year I was socially isolated to prevent giving my friends bed bugs, had ugly bites all over me, got hardly any sleep, and generally avoided being at home. I spent hundreds trying to manage the infestation as a tenant, and after moving out I had to throw away/pay to replace all my furniture. The complex’s infestation took a tremendous toll on my mental, physical, and financial health, and I hate that no one warned me prior to moving in. Because of the location I thought most tenants would be CSU students like myself, but most are grown adults/families. There were incidents of domestic violence where I had to call the police on my neighbors, a screaming child in the apartment next door, and I had thousands of dollars in clothing stolen from the laundry room. There were issues with the lock on my door and the complex’s lock was usually broken, so I felt very unsafe being alone at night. There were many other issues too - but I’m hoping other reviews cover those. All in all, it was a very expensive nightmare, and I’m beyond grateful to have left bed bug free. Terrible Service
November 29, 2021The office is only open two days a week, and the receptionist never picks up the phone. There is no consistent way to contact anybody for anything. Maintenance requests go unfilled, trash is littered about the parking lots and hallways, and packages are often misplaced or stolen. There is essentially no way to contact anyone for anything. The entire parking lot was filled with trash after everyone moved out in the spring and was left there for over 2 months. Shadiest place i've ever lived...
December 2, 2020Eleven13 is hands down the worst renting experience i've ever had. They raised the rent after I signed the lease due to a "fluctuation in the market" which I have never had happen, especially during a pandemic. Not only that, but halfway through my lease they decided they were going to start charging $50 for parking.... This place is a price gauging nightmare so say goodbye to extra cash if you live here.Property Manager Responded

Not bad for a college town apartment!
March 14, 2018Pros: My husband and I have lived here for 2 years and we love the distance to the college, campus west restaurants, and the friendly management. Everyone that works here is very helpful and have made our stay here more enjoyable. Living room is cozy. All utilities are included! Cons: Walls to apartments are very thin. Hallways smell like pot 75% of the time. Paint job inside apartments are not detailed (light switches/doorknobs/towel racks all have paint on them). Kitchen is very tiny. Freezer ...and oven can't fit a frozen pizza in it unless it's a personal size. Closet doors are super old and break.Property Manager Responded
