      Mice? Check. Roaches? Check. Flies? Check. Drainage issues? Check. Interior leaks? Check. Smelly water? Check. Ancient, malfunctioning appliances? Check. Poor/little building maintenance? Check. Slum-like exterior areas? Check. Insufficient ratio of laundry machines to # of tenants? Check. Lazy, incompetent Super? Check. Shady management? Check. It's too bad, because the building has really great potential, has some nice sized apartments, and is in a good location. It's in the wrong ...

    • GONE TO DOGS FOR REAL

      Every vacant apartment gets dogs-even three. Other buildings stop with dogs after a certain point and tell new tenants no dogs-it's enough. Not this building. It gets all the dogs and and irresponsible owners that the nice buildings no longer take. Dogs do their business all over the yard and landlord and workers don’t care. Yard is a dog bathroom, but is part of the private property-which means that there is always dog waste on the property-even in front. This is how the property is managed. ...
      Many dogs barking all day. No one washes off the property ever which you see workers doing everywhere else. Trash rooms are dirty with containers of food on shelfs and in bags on floor. Many apartments have mice and roaches. I keep my apartment clean and nice but building is dirty so there will always be vermin. Workers ignore trash and garbage on grounds. Building was never great but old owner’s son in law took over and the building got very bad. A good super left and son in law gave the job to an unqualified porter who does not want to do any work and will install things upside down, which he did in my home. Neighbors said their ceiling came down after he told them they did not have a leak. He does not want to help ever and will not even come to fix the damage he causes. Other review is right in stating that landlord will never try to choose good workers-he only chooses whoever is standing there. Construction projects are poorly executed by a low end company that leaves its dirty equipment and waste materials in the courtyard on a permanent basis-even if they are not working here. Other reviews mention large apartments-yes-but not rotted moldings, off center electric outlets, poor paint jobs, steps that don’t match in split level apartments, missing railings, cheap appliances-no attention paid to anything. Lots of turn over-which rewards the landlord with vacancy increases for his poor management. A lot of bad behavior by tenants who can see that management is not involved other than cashing checks. Office will always say no one else is complaing about anything even if you know your neighbor called an hour ago. You might like your big apartment until you are forced to use the lazy super, realize the elevators haven’t been refreshed in 70 years, take a good look at the yard and see garbage in a recycling room. Then if you are paying market rent you will start planning your escape. P.S. It would be good to be able to show photos for proof of conditions.

    • You Can Do Much Better in Forest Hills

      It was interesting to come across these reviews. My husband and I have been tenants here for several years. If we lived in a nice clean building with a pretty outside area and a great crew we’d want everyone to know about that. Right now we’re living in a building with a lot of unsanitary conditions, a crew of 2 for over 100 apartments who have no idea what real clean looks and smells like, a really terrible super, and an owner-manager who clearly doesn’t want to be bothered with anything. We too ...
      have had problems reaching the office. If they pick up, the assistant is not too nice and the owner is very condescending. I have waited for the super on several occasions when he never showed up and left him notes he claimed he never got. When he has shown up, his lack of skill has caused us major headaches. It is true that the apartments are fairly large, plus all the lines have different layouts, but the common areas such as the elevators, compactor rooms, mailbox area, laundry room are not kept up. The elevator interiors are worn out, scratched up and missing hardware. The mail area always has piles of junk mail and fliers on the window sill and floor. Delivery people litter the hallways with fliers. The compactor rooms are not kept clean and have garbage in open cans. It seems like the crew never goes through the lobby on weekends or after morning hours because there’s usually some sort of litter or spill or dog accident that goes ignored. It’s apparent the owner did not spend effort looking for qualified personnel to keep the building sparkling and in good repair. There is not even a parttime doorman to take packages or prevent delivery people from roaming around and throwing fliers everywhere. The exterior areas are very embarrassing and our hearts sink when we come home to the conditions on all sides of the building. The benches in the rear courtyard are literally falling to pieces, missing seats and backs. All areas of the courtyard are falling apart and tenants with dogs use it for dog ‘walking’, even though it’s part of the property. When we moved here we thought all the other buildings must be co-ops because they looked so nice. Then we learned about half are rentals, but nicely kept up. We are planning to leave NY in a few years so we’ll just tough it out. Do not pay steep rent for rundown conditions, a fifth-rate crew and an owner who will condescend after ignoring requests for repairs. You can do much better in this lovely neighborhood.

    • Wasted Potential

      Lived in this building for several years. Moved due to extremely poor management allowing building and property to fall into neglected state. Very poor staff performance. It's apparent that the building and fixtures were once impressive. But the current management company has let the building and property sink to its lowest possible level while reaping maximum rewards. Note that another review calls this the "worst kept building in Forest Hills." Have no idea if it's the case but so far have not ...
      personally seen any property that can compete as far as in your face lack of maintenance and aesthetics. The rear courtyard, a large space which would be a nice feature anywhere else, looks like a vacant lot. The front area has large cracks on the walkway and a drain that doesn't drain. There's no landscaping or even minimal care for the property that all the other buildings seem to have, not even healthy grass or grass that even covers the property. We very much liked our apartment and its spacious layout, but did not realize how poorly maintained the building and property were until we were in. There seemed to be a lot of turnover, not surprising with management's apathetic approach. Several times when we tried to contact the office during normal business hours, it was closed for days, with the phone just ringing away. There was a construction project on the brick facade while we lived there and our kitchen and living room were filled with red dust due to management not giving tenants even an approximate work location schedule. Our air conditioner was also broken by the construction crew. Then we found out that other tenants went through the same thing. Again, management doesn't seem to be actively involved in anything, including supervision of the inadequate staff. The super refused to assist us with a plumbing emergency, saying it was after his 'hours.' The machines in the basement laundry area had dust and soot on them. A couple of apartments near us had way too many people living in them, but that goes back to management too. Our current apartment is not as spacious but evidence of management's involvement in maintenance of the property and supervision of the staff was apparent as soon as we walked in. Our unfortunate experience at 67-70 Yellowstone taught us to check out the entire property and not just focus on the apartment. A building that was probably great ages ago has been allowed to go into a downward spiral. Too bad.

    • Forest Hill's worst kept building

      A prewar building with a lot of potential but a salty landlord and a poor super do little to keep up and maintain the building. The upkeep of the building is make shift, mainly due to the inexperience and poor vision of the super. My apartment, as well kept as it is, has a constant mouse problem, no exaggeration, I've caught nearly 100 in my 5 years here. However, we were able to solve the cockroach problem, but that doesn't mean you don't see a few around the building every so often. There's ...
      constant problems with heat in the winter and the water is consistently being repaired (at LEAST, every other month). Forget any sort of presentation or yard work, its completely absent. Instead the areas where there should be grass is chained off with a plastic yellow make shift chain and the little tree lots on the sidewalk are dog poo infested, no on cleans it up. If you can make the inside of your apartment your own, then it's livable (and don't mind sharing with mice) but don't expect much else. Initial rent may look attractive but after 2-3 years when they keep on raising it, you realize you're overpaying.
