LIZARDS IN UNITS
December 26, 2023Hampton Courts does an excellent job at maintaining the overall quality and presentation of their exterior. Well manicured lawns, clean breezeway in outside areas, and the staff is pleasantly professional as well. However the overall atmosphere of the actual unit was the complete opposite. Although maintance responds promptly to requests, that is the only instance in which they will correct an “issue”. Prior to moving in, there was noticeably dust, grim, a toilet in poor condition, as well as ...INSECTS. Lizards, spiders, roaches, and other pests alike frequently infested my unit. I would also recommend choosing a more affordable area or at-least an area in which you are paying for what you are getting. Hampton Courts certainly provides access to a great area within Columbia, A less chaotic environment and a lesser crime rate. However the price of rent for the condition of the unit you will receive will not equate.Property Manager Responded

Unprofessional, poor service, pictures on site not accurate
August 28, 2020Before moving in I called several times & never received an answer. I drove down on my move in day & the woman in the office told me I had not signed my lease. She told me my original leasing agent no longer worked here. I was confused on why this info was not communicated earlier but instead on the day I’m supposed to move in! I waited over 2 hours before I was given keys. The property manager was in the office & was not helpful & honestly seemed uninterested in trying to help sort the ...situation. The unit looked NOTHING like I was shown when I visited. I told the woman right away I would like to stay in another unit & she tried her hardest to do the opposite. She had no concern for my family & I in that we had driven several hours with a moving truck that needed to be returned by a certain time. After begging her to find me a new unit, and calling the property manager, she did & promised the same rental rate. I have been here just over a month & my account is still incorrect despite asking numerous times to fix it. The unit still does not look like the ones I was shown on my visit either. The complex claims to have updated features outside & inside but the outside of the buildings are wooden & damaged. the inside has outdated baseboards that you would find in a grocery store or no baseboards at all. Instead of fixing damages in units they are painted over, and the paint is peeling in several places! Some areas don’t even have lights. The cabinets are also not the cabinets they claim on their website. They are old cabinets with a few coats of brown paint on them with wooden doors attached to the front of them. The paint underneath is old & peeling. when I told maintenance he said that I would have to repaint it myself if I wanted it fixed. cats are in front of my apartment, lizards, bugs, etc inside of my apartment & when I put in a work order for pest control, they marked it complet but pest control never came! I asked for new window screens bc the current ones are missing or ripped from the person before me & that work order was also marked complete yet my window screens are in the same condition. This has happened several times, placing a service request but not being completed. they say they’ll get back to me & never do. I am very disappointed with the service I have received over the last month. Maintenance workers throw trash onto your patio
October 3, 2019DO NOT MOVE HERE!!!!! This place is literally the worst apartment complex now that the owning company has changed. Ever since we have lived here, we have had problems with maintenance and the complex over all. It took MONTHS when we first moved in to get our washer and dryer installed, along with the apartment we moved into being trashed even though it was “inspected”. Now, management has changed and it’s taken us WEEKS to get simple work requests even looked at, and now, the maintenance crew ...will literally throw TRASH you take out onto your back porch. New Management Is Awful
September 5, 2019It costs almost $30 to pay your rent online which was a feature that has been free for the past 3 years. Management sends emails demanding rent to be paid even if it's not late, and feral cats roam the property and attack if they see you or pets as a threat.Property Manager Responded

Worst Complex Ever
July 4, 2019Lived here for 2 years...roaches and spiders the whole time! I am clean and they came and sprayed but it never helped. I told the staff that they have to be coming in around the windows bc the apt are extremely old...they didnt care or do anything to fix the problem. The light for the walkway was out for almost 7 months and still was out when I moved out. There was a huge hole in the ceiling from a leak from my neighbors upstairs that they never came back and fixed. The ac went out twice. ...The trash bin was always overflowing and there were cats all over the place ..creeped me out! Your water is turned off once a week for repairs to the building and the pool and gym were always closed for some reason.its a quiet area and upon initial visit, you may be like... hmmm, this is a nice place to live...trust, it's not! Your neighbors are nice but it's the management company and their staff that just dont care. Take your money and move to a nicer apt community in the NE or Irmo. Or just buy a house...you'll pay the same in the long run but it will be yours!Property Manager Responded

Pleasant experience

Smoking Cigarettes Inside the Apartment!
March 20, 2018I've sent in multiple requests to have the staff stop my neighbor's cigarette smoke or at least the smell of smoke from constantly coming into my apartment's restroom vents on early mornings, evenings, and weekends. I've even smelled it in the bedroom of my Laurel-Style apartment. But, the smoke still has not stopped. So in conclusion: - Hampton Courts is a great place for people to smoke in their apartment because the staff won't stop them. - If you submit a Service Request like that, the staff ...won't tell you if they ever start addressing it. In fact, they still haven't contacted me about it after several weeks, and the problem of the smoke still is not resolved.Property Manager Responded

Pitiful Complex
January 3, 2018Roaches, roaches, roaches! Do not move here. The staff are incompetent, short and rude. If you need something fixed, they always give the excuse that other issues are going on that they are working on. Wish that I could have said to them that I had other financial obligations before paying my rent (WHICH I NEVER DID! I WAS ALWAYS ON TIME). I was treated like I had said I was a theif when I told them that I wasn't renewing my lease. Alexa or Alexis wasn't articulate at all and she'd mumble excuses ...when I'd go to the office and show her video of things that were wrong. Jordan is trash and she's super rude and dismissive. The lights on the front of the buildings weren't working when I moved in a year ago and they still aren't working. They probably never will, even though I put in several complaints because I worked late and hated coming back to a dark parking lot. I've stayed in several other l complexes and this one isn't worth the money. I could have stayed in the slums for the quality of the apartment. The gym was out of order for about 6 months due to a flood. The pool was closed for half of the summer. The trash compactor always breaks and is disgusting. People pile their trash up in mountains because it's such a disgusting area. Only one compactor in the whole complex and so it's overworked. Cats, raccoons and possum are always out there at night because of the mountains of garbage. Dog crap is all around the mail area in the grass. You can smell it as soon as you approach the building. After I moved out, I had to contact First Communities to get to the bottom of some fluffed up charges that Jordan applied to my account. I never wore shoes in my apartment because of my religion and they charged me for carpet cleaning. The carpet was clean! She charged me for tons of things to essentially pay for things that the apartment would need to do anyway to prepare for the next tenant. So, be prepared to pay another month's rent for extra charges when you move out. You'll have 30 days to pay, so be prepared. DO NOT MOVE HERE! Pay less for your quality you'll receive.
