        The problem started from the very day I moved in with accounting problems with my prorated rent. After I moved in, I discovered that the area was super noisy and there were frequent incidents where the cops had to come and even a SWAT team one time. I vacated a long time ago, but now their enforcing an extra months rent even though I told them I was moving out in an email. Guess I'll be handling this in court. Look elsewhere!

      • The most magical place to live in LKN!

        Birkdale Haven is an incredibly magical place to live. I could list the amenities of the area but you can easily see google the stores and restaurants. But the TRUE amenities are the staff and management that run this community. Savannah, to start really helped me and my family not only navigate the application but everything else after move in. She continually checks on us and if there are issues she jumps on the opportunity to fix it for us. She is a huge reason WHY I chose to live here. The ...

      • Cockroaches, Litter, High Traffic Noise, Parking Issues, Stolen Packages, etc.

        I’ve lived here over a year and can honestly say I would not recommend, especially with the insane rates they are currently offering. It may look like a fun spot and the leasing office may be responsive as a future resident, but living here is much different. There is no notification from the office about road closures, construction, or any other activity that may impact your enjoyment of your home. Parking is not enforced, so it’s difficult to find a spot close to your building. There is ...
        frequently litter throughout, especially if you are close to the Walgreens. The pool has been closed more this summer than it has been open and when it’s open it’s not even enjoyable because it’s the temperature of bath water. The office does not care about its residents and will often only respond after multiple follow up emails. Crime is increasing with Fink’s broken into twice in the last two weeks, once during the day. Traffic is loud if you live on the main stretch. Also beware that your rent will likely increase $300-500 based on conversations I’ve had with long time residents after I received an increase with little time before I needed to give notice to move out.

        Nice enough is the best thing I can say here, at least until there's a problem that needs to be resolved. Door frames literally rusting and rotting for years, unfixed despite complaint, passive aggression when asking for timelines on fixes (assuming you get a response at all), adding additional fees for things out of the blue, and management spending their time and tenant money on tequila parties during working hours.         Common area; a nice aesthetic veneer on top of an empty, corporate, and ill-maintained structure. Rent here if you have extra money burning a hole in your pocket and don't care if you're ever helped after signing the lease. Be warned; the new management spent a ton of money on new development in the Commons and are trying to make up for it by increasing rent as much as possible without any regard for longtime tenants. YOU ARE NOT A MEMBER OF ANY COMMUNITY HERE - you exist to them only to pay them money and they will actively try to price you out of your own home so they can get some other schmuck in. Prices 2 years prior to this review were less than half what they are today across the board.

      • Stay away unless you enjoy headaches

        During my 15-month lease any overall pleasantness was mostly nonexistent. Right when I moved in it was relatively quiet. Then all the construction started...and didn't stop once. I work from home, so I had to constantly apologize for the sheer amount of noise day after day during meetings: the deafening sound of putting in Sephora, then the re-painting of every building (that is still going on...) and the sounds of the crew's lifts and sprayers going 9-10 hours a day, the two back-to-back water ...
        main breaks, the gas leak requiring the emergency evacuation of the entirety of Birkdale. Living in Birkdale you accept there will be noise outside of your control; the general din of restaurant-goers, pedestrians, and vehicle traffic are expected. In addition to all the aforementioned noise, the property decided to add speakers all throughout The Grove so now you had no choice but be forced to listen to whatever music they had playing. Typically low-key pop music, but it wasn't quiet and was played from ~8AM-9PM...every day. Birkdale has embraced it's outdoor living spaces for patrons, but takes zero consideration for the tenants in the ~400 units on-site. I did not accept my lease renewal offer (which was ridiculously overpriced) and chose to move out. When I turned in my keys I was told by a leasing rep that I would receive my security deposit within a week. I didn't. After many unanswered calls/emails, someone finally answered saying they didn't see my response about a forwarding address, but they'd forward to the corporate accounting team and a check would be cut within 2 weeks. Didn't happen. Then after another round of daily emails and phone calls, someone responded via email saying corporate takes about 30 days to issue security deposit checks. 30 days has come and gone - no check. After trying calls/emails again, I decided to drop in. I was told there was "turnover" and a community director told me to send her an email with my information. There were prospective tenants in the office, and she was very clearly trying to push me out the door so they wouldn't hear my complaints. I tried calling twice and the automated system stated no one was available to answer the phone (which was typical) and after sending an email I get an automated response saying the recipient was out-of-office for the next three days. Today is the 51st day after moving out. Still nothing. If you are thinking about moving here and happened to read through all this...don't do it.

        Do NOT move to this dump. As a resident I would have recommended all to come here back in 2020/2021, but the new management has driven this community in to the ground and are the worst. The residence areas are trashed by construction crews who give little to no care about any who reside here or the premises; and the janitorial staff is nonexistent now leaving our common areas filthy, disgusting, and foul smelling. The bugs that have crawled in due to careless acts by these crews leaving doors and ...
        windows open have caused us weeks of attempts to clean up and exterminate out of our own pockets. Management? A complete joke. Add to that the constructon noise around the clock even weekends, constant crime, random teenagers sitting on your cars as they hang out in our "secured" parking area, and this place is not worth even half the cost we pay. Beware, go else where avoid at all cost.

        Birkdale village is a great place to live. The rare time we have an issue, the maintenance staff is right on it. The maintenance supervisor, Josh, and his tech, Mason, are wonderful.
