          The elevators both break frequently. Two tenants have gotten trapped in them at different times. One elevator is out of order for two weeks according to the property management emails. . The basement and upper garage doors break frequently and often without any email notices. Upper garage had multiple leaks in the ceilings. Management charged me a few hundred in rent and extra $200 parking multiple times. They corrected when I emailed them. They don’t have a very good online portal that mixes ...

          The elevators (north and south) break monthly. Property manager insists they “inspect” them monthly. Two tenants got trapped for hours in both elevators at different times. As of June 10th 2026, both elevators don’t work. The Congress st facing elevator may be out for two weeks. The upper garage door is propped open by maintenance. The bottom garage door is often propped open due to issues. Someone broke into a car in the lower garage. The upper garage door breaks frequently. Springs are rusty ...
          and it looks like it’s not maintained …properly. Basement garage has leaks in the wall corners and lots of VISIBLE rusting! One room I rented on the top floor has a leak in the bathroom. Do not rent here if you want constant issues to deal with.

          Nice building, good management (Zach the Property Manager from Redfern is very nice, diligent, and professional), but the electric bill for my unit is unbelievably high. My bill for a one-bedroom apartment is roughly 200 dollars a month consistently every month, and this is not specific to my unit. If you factor this in to other costs associated with living in this building, like parking for example (which will more than likely not be on site, as there is a waiting list for on-site parking), it ...
          really adds up and makes the cost of living substantially higher than the advertised rent prices. It is something to consider if you are evaluating moving in to this building.

          Really nice property! While it is certainly on the expensive side (and keeps getting more expensive), the staff is supremely helpful. The crew working on maintenance requests is super awesome, helpful, and kind. The property manager onsite, Zach, is really great and will do whatever it takes to help in a very timely manner with professionalism and empathy.

          We have been in the Hiawatha for 4 years. After the pandemic building management was almost non-existent and the building was not maintained. There was a change in management companies to Red Fern now they are squeezing everyone into leases where we had been month to month for the last two years. They know other premium buildings are opening up soon and are obviously trying to lock people in so they don't leave in mass.           I pay over 100 dollars per month to park at this property. As of lately, a man from the neighboring lot has been threatening to tow me or charge me 138 dollars for driving down a public road to access our parking garage. I have also had hundreds of dollars worth of packages stolen from me while living here. They are delivered in a "mailroom" which is just a room of shelves that anyone can access. Also, if I don"t pick the packages up in a timely fashion, I get fined by management. As someone who ...
          is familiar with real estate management in Portland, I can confirm that Port Property Management (the company that manages this property) is one of the least accommodating management companies in the city. Save yourself the money and headaches and choose another option!

          Gorgeous new construction AND pet friendly which is hard to find in this city. The amenities here(gym, W/D in unit, covered parking) are unlike anything you can find in Portland. This is a fantastic building. Lindsay was incredibly helpful from the first phone call to my last interaction with them. She showed me many apartments and answered even my most off the wall questions.           The management is completely unresponsive. If you email them at 3pm on a Thursday, they will not respond until Monday (if even), and when you go in person (the office is on the second floor of the building), no one is there. The office also "forgets" to send you forms, like the fact that you have to clean the heaters yourself, and throws charges at you left and right, which is ridiculous. Don't bother looking into getting a studio if you have a car because you have to park a block away, which ...

We try to make ourselves as available during normal business hours as we can, but do get pulled away helping other tenants from time to time.           Having moved from a major city, I expected a lot more from management. Do not have something go wrong on the weekend because maintenance is not around, only weekdays and the office is usually gone before I return home from work. The front office also does not kill themselves to respond to problems that may arise while living here. I have dealt with much more professional management in my previous location. The mailroom is usually scattered with packages, making it hard to find your own and ...
