My experience at Madison Place Apartments was extremely disappointing. During my tenancy, I experienced what appeared to be water intrusion and mold growth inside the apartment. I also documented issues with the condition of the unit, including what appeared to be a cracked fireplace tile before I moved in. After I moved out, I was charged more than $12,000, including $700 for alleged move-out damages. When I requested photographs, repair invoices, receipts, and inspection reports to support the ...
charges, I did not receive the documentation I requested. I dispute being charged for damage that I believe either existed before I moved in or resulted from maintenance issues rather than anything I caused. I have filed a consumer complaint because I believe these issues deserve further review. I hope management improves its maintenance practices, inspection process, and communication with residents.

I set my move in date over two months in advance, then 5 days before the move in date I was notified the apartment was unavailable and the only option was another unit that had a move in date of a month later, and was 100 dollars more a month. I asked if this 100 dollar difference in rent could be waived since I did not choose this unit and it would not have been my choice to move into it except for in this emergency situation. They told me that was not possible and I could either pay the up ...
charge every month or get a refund on my security deposit and live somewhere else. Truly disappointed in the lack of accommodation and timely communication. The 100 dollars a month difference means much more to me than it ever would to the apartment complex.

Madison Place Welcome Home to Mold

I lived there for 3 years. All of the mold reviews are factual and not just mold, black mold. You have to deal with the black mold until the lease is up. They will call it black dust and move on with their day. Upstairs apartment had a leak and it got into the vents and black mold was growing on the vents. I had to clean them myself regularly. Hot water heater busted and I walked around the apartment for 3 days in rain boots before they came to clean it out. The water got into the living room, ...
kitchen, bedroom, and dining room. The apartment smelled like mildew for weeks. They only replaced the padding and nothing more. AC went out in the middle of the summer and was left without air for several days. There were squirrels living in the area between the first and second floor. Porch was falling apart. Dasmen points are essentially worthless, you put in a work order for something new and they never do it. If you are okay with paying a grand a month for a painted over black moldy apartment then I would recommend this complex. The only plus was the location and that is about it.

The price makes this place look appealing, but don’t fall for it. I made the mistake of coming here. The management is unresponsive, there are terrible pest problems (mice and roaches), and things are falling all over the apartments. I had a ceiling leak, apartment flooding, pests, dirty carpets, air vents so caked with dirt that I got allergies clearly because they didn’t change them in between tenants. The management charged me a crazy amount of money to move out when I broke my lease. ...
Altogether bad experience don’t move in here.

It’s funny that one of the property managers has no customer service awareness. For some reason she had no understanding of how to properly use time of voice and body language while talking with a resident. She’s very unpleasant to be around and try to work something through. So either that’s just how she is or she hates her job. Either way, that’s no way to handle business at an apartment complex. The air conditioning is also totally out of date. They have “fixed” it three times but it has ...
literally not changed at all and our power bill is $145 for a 750 square foot apartment which is outrageous! Also, the apartments feel like they have some serious structural issue. Our apartment is totally slanted towards the ground and there are also water stains on the ceiling. The trash is a disaster always is a complete mess. I’m sure people have had better experiences. And they haven’t all been terrible. But the managing staff has some frustrating issues with communication. Every single time, not telling you when the water will be shut off either for emergencies or planned. Not notifying you when a package has come to the office. And not being able to converse with respect or politeness. The maintenance staff is always very friendly though. Just a shame really. Could be a lot better if that one property manager knew how to talk with the residents. I would not recommend this apartment mostly because of her.

Pros: Location - close to post office and shopping. CONS: When I first moved in, one of the residents warned me that maintenance was not responsive, and said they were looking to move after living there for several years. Little did I know that maintenance would be the least of my issues. Even though my particular apartment was fine, roach infestations from the surrounding units were a serious issue. There was also mice, one which somehow got in although the apartment was “sealed”. Pest control ...
would do the bare minimum, if they even bothered to show up. Be prepared to invest in your own pest control if you want to sleep at night. Your electric bills will be extremely high because there is no insulation in the attic. No one is made to pick up after their dogs, so beware of poop. Everywhere. There is no enforcement of the leash policy. The lake floods during heavy rains, preventing use of part of the walkways. Trash regularly overflows from the back and front dumpster. They would be better off reinstating valet trash to keep the complex clean. The breezeways are only cleaned once a year, so spiderwebs and dead bugs make for permanent Halloween decorations. Cable was fine, but the WiFi would go out frequently during the week. A no-go working from home during the pandemic. Speaking of, I never observed staff wearing masks. Overall, it was such a traumatic experience. For the cost of rent, one should be able to live in their apartment in peace and not under a cloud of stress. They should not have to constantly email and go into the office to have concerns addressed. and I would not recommend living at this property to anyone.

This is the worst place I’ve ever lived. The last reviews were in 2018 because in 2019 the office staff changed hands and the property has gone downhill since. They are rude, random fees just show up on your account, small, and don’t get me started on the mold. I told them about it last year and instead of sending someone to clean it....they sent painters. Yes painters to paint over it!!! I’m just waiting to buy a house and I’m outta here!!!! I said the next time I moved it would be into a house ...
