    Avoid Morgan Properties at all costs — especially Palmer House Apartment Homes. For four months straight, we were subjected to relentless, excessive noise from our upstairs neighbor. This wasn’t normal apartment noise — it was a powerful subwoofer speaker played at extreme volumes that shook our entire apartment, causing walls, floors, and furniture to vibrate. We were repeatedly jolted awake between 5–6 a.m., countless times, by bass so loud it felt like it was inside our unit. This happened ...
    daily. Not occasionally. Not sometimes. Every single day. The impact of this on our sleep, mental health, and physical health has been severe. Being repeatedly woken up during quiet hours led to chronic sleep deprivation, heightened stress, anxiety, and exhaustion. Living in a constant state of anticipation—never knowing when the next blast of bass would shake our apartment—took a serious toll on our mental well-being. Physically, the lack of rest and ongoing stress left us drained, unfocused, and unwell. No one should experience this level of disruption in what is supposed to be their home. We reported the issue over and over to the leasing office. Morgan Properties continuously assured us they were “working on a solution” and even admitted the severity by telling us the resident had been given a 30-day notice to correct the behavior or face eviction. For the first time in months, we thought something would finally be done — only for management to completely backpedal on that decision within hours. Since then, nothing has changed. To this day, the noise continues during quiet hours, with constant bass, thudding, and banging that makes our apartment physically shake. We both work from home, and for months we have been unable to perform our jobs properly because our unit is literally vibrating from a subwoofer above us. Trying to work, sleep, or live in these conditions is impossible. Instead of enforcing their own lease policies or protecting residents’ right to a livable home, Morgan Properties’ “solution” was to make us move out — and unbelievably, they are still requiring US to pay to leave, despite their complete failure to resolve a problem they fully acknowledged existed. This is not the first issue we’ve experienced at this complex, but it is by far the most egregious example of negligence, dishonesty, and lack of accountability. Morgan Properties has shown they are unwilling to protect their tenants or follow through on their own promises. If you value

  • It use to be great

    It was a a lovely place to live until the new management (Morgan properties) took over. The generally upkeep has deteriorated. You can't get help with anything. When you have issues they simply don't offer help. Parking is woefully inadequate, they tow your vehicle. The solution of for you to rent available garage spaces. Utilities bills are high too. Truthfully, the units/services are overpriced.

    This used to be a great place to live but when the new ownership company took over everything fell apart. MORGAN PROPERTIES is the worst. They absolutely don't care about their residents.

    Would you be upset if there was a shooting a week prior to moving in and the management did not feel the need to tell you? Complex is beautiful, apartments to me are beautiful but yes you can hear your neighbors as if they live with you. Beer on tap when office is open but coffee, billiards, tv's, fitness and business center open 24/7. Will not sign another lease as I feel the management company only cares about occupancy % and not safety of their tenants.

    We found this place when we were looking for a short-term rental. The staff has been super friendly and helpful whenever needed. The complex is very clean, generally quiet, lots of parking, great neighborhood, and nice amenities. We're really glad we found this place!

    I currently live here and when I signed up for the place I was in love! Then I actually moved in! Electric is outrageous! Especially when I keep my heat low! Next is the not so sound proof buildings! There is none! You can hear everything from neighbors drawers/doors opening and closing to cell phones vibrating on end tables! Every step or conversation! The clubhouse...where they advertised free beer and Starbucks coffee...closes at 6pm! Who gets home from work by that time to enjoy that amenity? ...
    There is no massage therapist on site! The gym is very small! I enjoyed the pool in the summer but def not worth the price of rent!!!!! Wayyyy too expensive for what you get! I have spoke to more who dislike living here than I have who love it! It's pretty...but that's it!

    We moved to Columbus couple of months back from Charlotte, stayed in a hotel for couple of days to search for the apartments. Some people told us to look for a good apartment in Polaris, some said Dublin , few recommended Gahana. We looked for the apartments I think all over Columbus , and either me or my husband found out some or the other problem with it. When we were about to finalize the apartment we saw the board for Palmer House , and thought lets go and take a look at it , and that was it ...
    , we both absolutely loved it , whether it was the interior, the kitchen or the club house , it was really nice. Now it has been few months staying in here All I can say is it makes me feel at home and I still continue to love this apartment , open and big rooms, a beautiful kitchen, friendly leasing office which organizes a lot of fun parties and programs, a good maintenance service ,lots of chocolates , drinks and a pool. Very close to couple of good restaurants,grocery stores and 7 mins to easton ,what else can I ask for.

    The Palmer House is the best place to live. Small community but a lot to do. Drive home to modern resort everyday! The pool is amazing! The Clubhouse amazing! The management staff, Amazing! You can spend an entire day at the club house from using the gym, to massage, to FREE beverage, billards table, computer cafe, swimming pool, and the theater room. Resort style! Definitely pay for what you want not just what's offered. You want to live here!
