Review for Providence at Palm Harbor
December 15, 2025I was living in the only complex in Oldsmar Florida, on Forest Lake Blvd. For the past five years, no-one was in the office “Unless you had an appointment”, and the 2 pools they had WERE NEVER OPEN!!!!! So, I went looking, and fell in love with Providence at Palm Harbor! They had beautiful plants everywhere! Plenty of space, affordable, and an office that was open when it was scheduled! So I MOVED IN! For the first year it was peaceful and quiet. They had one Hawaiian. Luah party in summer. ...THEN WE GOT TROY!!!!! Every month after that there was an event!, There were raffles, contests, guessing games, scavenger hunts, yard sales and more! HERE IS THE BEST PART! THE CHRISTMAS GIFT _____________________ We had a great Christmas party! Catered Italian cuisine, holiday costumes for everyone, and the white Elephant Gift exchange (you know, where everyone there can steel your gift?) All I wanted was a crock pot (mine had broken. So I was number 9 and I picked the present for the beautiful shiny blue bag! It was a bottle of wine……AND IT WAS TAKEN NEXT TURN! Then I got a lunch box with all these pool things in it! It was taken by the maintenance man to bring his lunch to work. There was only one gift left! A decorative tree you paste on the wall! The lady who won the crock pot came over and started admiring it. I said “Im. An artist already I NEED A PRACTICAL GIFT! She said to me “ I know what you mean, this is a nice Crock Pot but I already have two!” My finger went up in the air, “I HAVE A GREAT IDEA, HOW ABOUT IF WE TRADE?” SHE LOOKED AT ME WITH LOVE IN HER EYES, “REALLY , “ SHE ASKED AND WE TRADED! THANK YOU TROY, TODD, AND DINA, YOU HAVE THE BEST COMPLEX IN THE WORLD AND MERRY CHRISTMAS TO YOU!? HEATHER ERICKSON PS I’M NEVER LEAVING!!!!!!!!!!!!!!!!!!!!!!!!!Property Manager Responded

October 2, 2025I recently moved into this community, and I absolutely love my apartment! The space feels like home already, and everything has been well-maintained and welcoming from the start. Todd has been especially great—he handled my work order quickly and with real care, making sure everything was completed to my satisfaction. August 28, 2024I have been a long term resident. Tye grounds are well maintained. Plenty of parking. I enjoy the small community. You feel like it's a home not an apartment. Excellent customer service
December 21, 2017My daughter and I recently previewed apartments at the Providence as her lease is ending on her current place. We met with Karen, the Assistant Community manager, on several occasions. She gave us a tour of the property, showed us where the upcoming available units were located, and also showed us the model and an empty unit or two which gave us a good perspective of what we would be signing up for. We ultimately did not lease at the Providence but it was important for me to share our positive ...experience with Karen. She is a friendly, funny, and genuinely nice person, Karen answered all our questions and alleviated any concerns and really made us feel comfortable and excited about living there. They will find a reason to keep your deposit
February 9, 2017I lived at Providence of Palm Harbor for a little over a year before having to break my lease due to relocation. The community is located in an okay area and the rent is a little pricey for a one bedroom. If you are going to rent there, expect to lose your deposit regardless if there is no damage and how much you clean on move out. I paid them two months rent for breaking the lease and my entire deposit to have the carpet cleaned due to normal wear. Do not trust management no matter how nice they ...pretend to be. Beware they will find a reason to always keep your deposit
January 18, 2017I have been renting for over 10 years and have seen my share of great, okay and poor rental communities. Providence of Palm Harbor ranks on the poor side of the scale. The low rating is mainly due to their poor management. When you break or end your lease management will do everything possible to keep your deposit. They will try to talk you out of doing a walk through on the last day and go as far as making up charges on your final bill in hopes you do not challenge them. No matter how much you ...clean the carpet expect them to use your deposit to have it replaced. Decent property, bad manager
November 19, 2015Overall not a bad place, a bit on the older side, but that's also why the prices are somewhat reasonable. The staff was pretty cool when I was there in 2013, good parking & dog friendly. My big riff is the manager apparently pads her bonus by dipping into deposits to pay for normal operating costs. Memo: rent is supposed to pay for operating cost and turning units between residents unless there's abuse. I've gotten 100% deposit back from every apartment, even after living in them for several ...years, was once asked to use my unit as a model, and at one place when the maintenance guys checked my unit after move out they thought they were in a unit ready to rent... the leasing staff told me the story!! Yet after just six months here I was charged for new carpet that was nasty when I moved in!!! That to me is equivalent to stealing. If I remembered her name I would post it, and when I get it I will do so because stealing money from me is gong to induce a backlash. I know my history with cleanliness, as told by community staff and managers my whole life, so when after a short stay with the same clean dog (and EXTRA $300 PET DEPOSIT to add to the disgusting irony!!) that was in my other apartments I'm dinged for new carpet, it's obvious who the thief is Grey Star (if I recall correctly). In fact, the apartment was CLEANER when I left due to the fact that I detailed it well and cleaned up the over-spray from the horrible painter they used, and the nearly half full vacuum cleaner of sand that I picked up the first time I vacuumed!! When I moved in I was apprehensive about the carpet because you could tell it was old and also STILL had some candy residue in it from the last resident, but after only 6 six months of ultra clean living (as always) **I** was forced to pay for replacement!! So (maybe the name is Tiffany?), are you surprised at this review? This is a decent place, but be prepared to get the shaft when you leave. This review is ONLY a reflection of the thief of a property manager. The maintenance guys and other leasing staff were among the coolest people around. What a shame. All this for ripping off a clean, quiet, friendly, courteous resident who takes care of apartments like they're my own property, because in my mind they are one in the same.Leer MásReseña de Apartments.com
Decently priced and cozy Providence at Palm Harbor
September 20, 2015Staff and maintenance crew are 100% on top of their "A" game when it comes to the property. I have lived here for two months and have had two work orders completed within 24 hours of contacting the leasing office. Debra and the rest of the ladies in the office are always very conversational, have great coffee prepared in the clubhouse kitchen, and have no problem in assisting you with any question you may have, especially in the clubhouse office and printing center. Pool and spa are wonderful ...and feels like a very nice resort style outdoor area. Only qualm is that sometimes I can hear everything happening outside my front door, but that is manageable.Leer MásReseña de Apartments.com
