Bad New Landlord - Not a Luxury Apartment
September 21, 2025I've lived here since 2022, and the quality of the apartment and management has gone downhill while the price keeps going up. Rent is raised annually by the maximum legal amount, and they’ve recently started charging for utilities and an additional $50 per pet each month. The maintenance team was reduced from three workers to two, which has made response times slower. On top of that, the property has ongoing issues with termites, fleas, and serious plumbing problems that go unresolved for long ...periods. Seriously, we’ve had plumbing turned off about 3-5 times this year, and we were some of the least affected apartments. Despite marketing itself as a “luxury” apartment complex, there’s nothing luxurious about it. There are very limited amenities to speak of—$2.50 to wash/dry a standard load of laundry at the laundry rooms, no gym or air conditioning (only heating is provided, which is odd considering we're in California). The listing claims there’s high-speed internet and a playground, but residents have to purchase their own internet, and the so-called "playground" is just two medium-sized patches of grass that are mostly used as pet relief areas. Also, I wouldn’t consider the backyards as large at all. We reported these inaccuracies to Apartments.com. It feels like management is trying to rebrand this place as high-end without putting in the work or investment to actually improve it. Used to be amazing
June 22, 2025I have lived here since 2020. Living here was AMAZING from 2020-2023. It started going down hill when they got their new management in 2024. Before, there was tons of parking but now, the new management doesn't enforce cars parking inside the gates without stickers. So, if you work late at night and have more than 1 car, good luck finding parking inside. They also keep raising the rent prices and now they charge utilities but they don't upgrade anything. There are no washer/dryers inside the ...actual units but they want to start charging for water in the utility bill. Laundry rooms are dirty and they never get deep cleaned. It just feels dirtier living here. There are fleas and termites everywhere. Our water will get shut off randomly and sometimes at night the hot water will not work. We have gone 3 consecutive days without hot water at NIGHT in the WINTER. When you call with any problems you just get, "oh sorry" but that's it. There is mold under the painted walls and cabinets because of the water issues. Our kitchen sink will clog every other month and this started not even into 1 week of moving into here. I miss the old management, Melissa and Ginger. (Was not a fan of Autumn). Would be worth it, if they cleaned up, enforced parking, and kept the rent prices the same. This place is nice
April 12, 2025I've lived here for three years and management was amazing Autumm and Ginger were the best! Always super nice and made everything so easy, everything got resolved and always kept you informed by calling and following up. New management is very dull and makes you feel like everything is a chore, no call backs or follow ups. Place is kept clean and neighbors are really nice but depends on what area of the complex you live. Avoid at all costs
July 23, 2024The new management is a joke. When I lived here the water and electricity would be shut off without notice. “Controlled access” except the gates are always broken and random homeless people would be wandering around at night. Small laundry rooms that are expensive to use, You get a heated pool maybe 3 months out of the year. The rent goes up and up but they do nothing to upgrade the property. August 23, 2019This place is really clean, bug free and beautiful grounds!!! I cannot say enough about the staff and all the ways they have helped me and my family anytime we have questions or concerns, they are address immediately, with respect and kindness. Great Place To Live
August 23, 2019Management is awesome and I am not just saying that. I have lived at other apartments where they just want my money and that is it. At sandpiper the Managers here really genuinely care. These apartments are very quite and clean. If there is any type of issue the maintenance team is on it. This place is kid friendly too a lot of kids at the apartment that get along well it seems like. These apartments are also pet friendly and the owners are responsible. Great community, close to the beach, ...affordable price, no crime, great management, threes a pool, and great people. March 29, 2019I've live here with my boyfriend and my son for almost a year, and we absolutely LOVE IT!! Kimberly and Melissa are great with any needs we might have or any type of concerns. Could not even get a tour
February 2, 2018This is 100% a reflection of Kimberly who works at The Sandpiper complex. Let me explain, unfortunately due to her horrible lack of manners & professionalism I was unable to get so much as a tour of the apartments. She stood me up TWICE!. I made an appointment on a Monday for the upcoming Wednesday afternoon at 4:45 with Melissa. She said she or Kim would show me the grounds of the apartment that my boyfriend and I wanted to rent out. I get there on time for my apointment that Wednesday and call ...the leasing office where Kim answered and said she had to step out and go to the bank and that she'd be back in 10 mins. No problem, I told her we would wait outside the leasing office sign as the complex is all fenced in. (In other words, the leasing office is inside the facility and the only way in is if you live there and have a key or the leasing office opens the locked door and let's you in). Well after 20 mins I call her back and she doesn't answer, at this point I gave her the benefit of the doubt and waited 10 more minutes. After 30 mins of waiting outside I call her again and she send me straight to voicemail. I try again and the phone is off now. Not only did we just drive from Downey to Huntington Beach during rush hour but we got left hanging not ever seeing the complex. At this point we leave to go home. At 5:47 Kim calls me back only to snap at me and say she's inside the leasing office and still waiting for us. I laughed and said, "No!!! We left you never came to the main front door to let us in. And I called you multiple times but you didn't answer." and proceeded to argue with me saying she was there all along and it's not her fault she was late to the appointment as I didn't schedule the tour with her. She specifically said," when I make an appointment I make sure to be here as I know who is coming and what time." Ok, gave her the benefit of the doubt AGAIN although she was rude, snappy and rushed me off the phone. I asked her if I could still come by. She said yes, I re-scheduled for that Friday at 1:30. (I made sure I talked to Kim too! I didn't want any more excuses) So guess what happens!? show up on Friday, the main fenced door was left wide open, i walked right up to the leasing office only to find a "Back at 2:00pm" sign. I called and no one answered. I left a not so nice message stating that Kim has once again left me hanging and it wasted my time. A pleasant place to live
April 4, 2017I lived at the Sandpiper for just one year but would've stayed if I had not been relocated for work. In the year that I lived here, I did not have any issues with noisy neighbors, crime or bad conditions. The apartment complex is well kept and all the neighbors are friendly. The office staff is helpful and typically always around. If something needs to be taken care of, they make sure it's done quickly. The great news is that they do not charge additional pet rent and the apartment complex is ...very pet friendly. I love my new home!
August 14, 2015I moved to The Sandpiper Apartments a little over two months ago. All my neighbors, and their dogs are so nice! The grounds are clean and well maintained. Neighbors are considerate of one another. The complex is quiet. the management team is friendly and, really seems to have created a lovely home for all of the residents.
