5 months of Phorid Flies Multiple Residents and Buildings
August 10, 2022We have lived here for almost 3 YEARS now. It's been up and down.. from washing machine not working for a month to rude unsolicited confrontations with painter vendors, and our A/C being unplugged with no notification during a 90 degree weekend. All that aside, the 1 star - worst part about living here has been living with 30+ phorrid flies in our apartment. Crazy part is it is not isolated to us, at least 8 other residents across 2 buildings are also having the problem. At first it was ...shrugged off as fruit flies, then properties pest control stated they were fungus flies. The Office tried drying out the soil and making drains for overflowing ac drip, nothing helped. A neighbor had put clear sticky fly traps on their door and caught 50+ over the span of a few days.. After Vector Control examined the flies, they were identified as Phorrid Flies. We have deep cleaned our apartment several times and complained countless times. Here we are 5 months later with our only option from corporate to move out OR leave for a day during the work week and remove food, pet supplies, etc. while the apartment is fumed (not an option for us as 8hr contractors) + why would we fume and expose ourselves to Carcinogens when this is not isolated to us.. Killed a fly in my eye today and 10 have flown into my nose today alone. To add to it the trash regularly over flows (resulting in flies) and a lot of pet owners do not pick up after their dogs (more flies). All in all, do not live here. It is not what it seems. The office and corporate can be very rude and passive aggressive. It does not seem like the flies or root cause will ever be acknowledged or addressed.Property Manager Responded

January 25, 2021We had an easy transition and moving to our apartment. Big thank you to their reps, Manny and Peter for their valuable service. Quiet and Clean
November 16, 2020It’s been only 2 weeks since I’ve moved into the apt and I am thoroughly loving everything about it thus far. The apt is nicely renovated and has everything I need with newer appliances. The outside apt complex is well manicured and all the common areas appear to be well kept and clean. I especially want to give a special shout out to a leasing consultant, Peter who was very courteous, patient and super helpful throughout the whole process of finding an apt in the complex to finalizing my ...lease. THE BEST
August 17, 2020The Arbors is hands down the best apartment complex in Lake Forest! I absolutely LOVE living here. I have never been so well taken care of when moving in to an apartment. I moved here from out of state, and Manny made my transition so smooth and effortless. He went way above and beyond for me. Everyone in the office is wonderful, including Peter and Abby. What you get for the rent rate is amazing too! The pool/jacuzzi and BBQ area are so nice and clean. I see maintenance out there every ...morning wiping everything down. I really appreciate that during this COVID time. My apartment is so peaceful and I have a view of the beautiful trees. This is the lifestyle my heart and soul needed. I'm so glad I chose The Arbors. Combative Staff, Roaches, Raccoons and Overfull trash bins
February 17, 2020After several basic requests the staff can become combative, arguing and speaking down to you. Roaches have been noticeable in the hallways off and on over the last several years I've lived there, requests to spray are met with excuse of how they cannot do that in the common areas. Be careful tossing your trash at night, there are several families of raccoons 2-5 that are sometimes in the open trash bins, generally it would be best to wait until daytime, though the trash bins are usually ...overflowing, so be sure to stack them carefully.Leer MásReseña de Apartments.com
Easy & Enjoyable Leasing Experience
August 26, 2015Myself and two other roommates have lived here since April '15. The office staff is intelligent, friendly, helpful, and easy to communicate with. The parking hasn't been an issue, which is my top priority. We came from Madrid Apartments a few miles away and are so happy we came here. Madrid never had any parking. This complex is also full of lots of friendly people and friendly families. Trash cans are close too. I also enjoy all the trees in the area. It creates a sense of privacy. Life at the Arbors
August 17, 2015Living at the Arbors in Lake Forest, California has actually been the best apartment complex we've lived in. My fiancé and I have lived in two places officially together, and a third where I would visit him. This has been hands down the best thus far. The complex has a good management team that takes care of your needs, fast! Whenever we've had any problem, like our garbage disposal and ants, because of the rain, they have helped us in a timely manner. There is some termite damage, but nothing ...that has hindered our living here. Our neighbors are mostly friendly and relatively quiet. The humans are quiet, their dogs, not so much. They allow big dogs which is AMAZING! We have a Lab. They also have a dog spa, yes a DOG SPA! No more having to wash your pooch in your tub and clogging the shower drain. I haven't had a chance to use all the amenities, but the pool and jacuzzi are always well kept. However, sometimes the keys won't work.
