Management incompetence
September 19, 2025I resided in this building from September 2024 through September 2025. The management is entirely non–client-oriented and demonstrates no understanding of commonly accepted standards of business conduct. At the time of my move-out, I explicitly agreed with the property representative that the final inspection would be carried out in my presence. Since my move-out date fell on a public holiday, we mutually agreed that on the first business day following the holiday we would confirm the inspection ...time by phone. Instead, on the agreed date, I was informed that the inspection had already been conducted without me, and no one even bothered to notify me in advance. Following this, I was billed $300 for cleaning and wall painting, despite the apartment being properly cleaned and only showing minor wear on the walls. In other words, management completely shifted its responsibilities onto the tenant, disregarded my expressed will, and left me with no ability to verify or confirm the legitimacy of the charges imposed. Furthermore, management routinely issues charges for parking without prior notice and imposes penalties for alleged improper trash disposal, which in my case was entirely unfounded. Rather than fulfilling their basic obligations, such as ensuring the cleanliness of common areas (the entrance was repeatedly soiled with dog urine, and throughout the entire year only one deep cleaning was ever performed while the entrance continuously smelled of urine), management instead focuses on pushing as many charges as possible onto tenants. There are far more attractive and affordable housing options on the market that offer significantly better quality than what this building provides.Leer MásReseña de Apartments.com

September 19, 2024My resident experience has been so great this year but last year when we moved it in it was pretty rough dealing with management and their rules. They used bombard us with emails but overall that has stopped this year. They take good care of the property and their tenants. I renewed and I can’t complain, my rent also didn’t go up so much. Under new management - watch out!
September 13, 2022The building itself is amazing and in a great location. The Modera was a great staff, thankfully they fired the young lady who was rude every chance she got. The new management "The District" is terrible. They changed the furniture (why? it was great) and then upon move-out, the manager pitted one tenant against another which caused me to get wounded. They held on to my deposit check for more than a month after I moved out and I am still waiting for a check. Their phone system will route you to ...Denver (no one ever answers the phone in the "District") then Key West. The only way to get something done is you have to text the manager directly. Impossible system and she is so unprofessional. Glad to be out!Property Manager Responded

Stay Away Walls/Ceilings Super Thin
August 22, 2022Do not move here. New management & they clearly don’t care about resident issues & actually resolving them without making you pay more money. Likely paying penalty to move out. Run away and do not move here and expect services you had before to be stripped away. Ceilings are so thin as paper apparently, because you’ll hear everything from above you, everything. Even have video & audio recordings of how loud it gets inside the apartment. Working from home? Forget it! I was being lied to about ...the issue which is what prompted me to write the review in the first place. We can all expect some noise from living in an apartment complex, as most have thin walls, and heck I face the party side of the street with the train tracks and I consider that “white noise” and that doesn’t bother me, but the sounds directly above my apartment from the 13th floor as I’m on the 12th go from loud stumping, constant bouncing things on the floor, dogs barking, to sounding like someone is building a freaking house directly above you, every single day, all day, you can hear the slamming of doors, constant dragging things across the floor, and waking up to those sounds every morning, at times at 4am, loud stumping, bouncing of objects like tools or idk a ball or heavy object hitting the hardwood floor type of sound, & hearing them all day, not a fun experience. I even recorded and shared with management and they did nothing but suggest I pay even more money to move to another unit, also losing my dedicated parking. There are way nicer places in Las Olas or right on beach, especially for the price, and completely regret moving here.Property Manager Responded
