        Feel free to use my comment above as that is the experience and the reason why three years ago our rating was a tend to live here but now it is a five. fortunately, we have our kind maintenance guys and a new property assistant who appears to be more interested in the people side of of this job time will tell but we do miss our former property manager.

      • Mostly satisfied until lately

        I have been happy with my apartment and the years I’ve lived here—the unit itself, the location, and it has been mostly quiet and peaceful. That said, the current condition of the property grounds is unacceptable. The grass is extremely overgrown, weeds are rampant, and it’s reached the point where even neighbors and property managers in other properties nearby are commenting and it's very embarrassing. This level of inattention to the grounds is disappointing and does not reflect the otherwise ...
        positive experience of living here. I can't imagine that it's likely anyone would be renting here after visiting the property as it looks right now. I strongly urge management to address these issues promptly. Maintaining the grounds is essential to keeping residents’ trust and pride in their community and the negativity is affecting what used to be a pleasant experience to come home and relax.

        The maintenance is excellent, and there are no pests whatsoever, which is a huge plus. However, the utility charges fluctuate wildly, there are no child amenities, little to zero resident events. These are minor issues that I’ve come to accept, but they can be concerning if they continue to worsen.

        DO NOT MOVE HERE – SAVE YOURSELF THE STRESS I’ve lived at this property for three years, and I’ve been moved into three different units – each one worse than the last. Every single unit has had serious issues that go beyond minor inconveniences. Let’s start with the basics: there is mold growing in the floorboards and ceiling, and nothing is ever done to properly address it. The HVAC system constantly breaks down, leaving you without heating or cooling for days—sometimes weeks—at a time. When ...
        they move you into a new unit, don’t expect anything to be move-in ready. You’ll find nails sticking up from the floors, doors with holes in them, and black particles coming out of the faucets. Yes, black particles in the water—completely unsafe. Management is a joke. Don’t bother calling—no one answers the phone. Arbor, the so-called property manager, is always outside on endless smoke breaks, completely unavailable to deal with any of the serious issues going on inside these units. And don’t expect corporate to be any better—they ignore phone calls, never return emails, and leave urgent matters unresolved for weeks, if they ever respond at all. As for maintenance? They show up when they feel like it and do a bare-minimum patch job that never truly solves the problem. In fact, the temporary fixes have often made things worse in the long run. One of my units even floodedbecause of a neglected HVAC issue that had supposedly been “fixed.” If you’re thinking about moving here, don’t. Unless you enjoy constant stress, unsafe living conditions, and being completely ignored by both management and corporate, this place is not for you. It’s been nothing but a nightmare for me—and I wouldn’t recommend it to my worst enemy. Avoid this place at all costs.

        The management through this catastrophe that occurred 2/15 has been absolutely uncommunicative. There are people with severe damage and loss of service. There was no way to contact management. General letter of "we are working as quickly as humanly possible". Unacceptable. There should have been consideration of residents for restoration of service, repair schedule. Their response was "it is a national disaster", no tornadoes, hurricanes are national disaster. We offered to use wet/dry ...
        equipment to clean up 2 inches of water in bedroom. They said we have no equipment. This is poor excuse, not allowable hotel accommodations, Apartment is not liveable. Mold and Mildew will start in 48 hours. Health is not a concern. We were advised to use our personal insurance. We have $100,00 liability they will be able to draw on. Then it will be done cheaply. The maintainance is inadequate for this property . Do not rent here . We will not be allowed prorated rent even though we have had to be out for 15 days.

        Cheap appliances, thin walls, not energy efficient, slow on maintenance request, old apartments with old appliances and not green friendly.
