PROS: Nice walking trails, helpful and friendly maintenance staff, amenities were a draw for us initially (pool, gym, etc.) but unfortunately they never opened up the pool during the time we were there due to COVID. Nice area behind garages to play with my dog.
CONS: Mainly writing this because the move out process was a nightmare! When completing the final walkthrough, Waterways staff assured us on multiple occasions that the apartment was in great shape and any minor repairs would be covered
...by our deductible (meaning carpeting, blinds, etc.). We had even told Waterways employees that we would do the repairs on our own or get carpets and flooring professionally cleaned so we wouldn’t have to deal with getting charged a higher amount later, but again, they assured us on multiple occasions that we had nothing to worry about. A month later, we received a $985 bill in the mail requiring us to completely and fully replace the carpeting, carpet pads, and labor as well as replace the blinds that go on the sliding door (these were the big things, there were other minor add ons that we did not expect). By this time, they had already moved in another couple into our old apartment and provided no proof of the damage that caused them to do the “repairs”. We tried disputing this but our account was sent to collections where my credit was put in jeopardy.
Walls/ceiling is extremely thin to the point that I would actually be able to hear conversations people were having on occasion.
Parking is TERRIBLE in many areas. Where we were was not as bad as other places, but if you would get home past 5 pm or 6pm, you would be walking quite a ways to get to your apartment. This was very inconvenient when bringing in groceries or when others had guests visit. I finally ended up getting a covered parking spot after about 8 months of living there (we were only there for 10 months). During those 2 months, I had more door dings on my car than I have ever gotten in the last 5 years of owning it and my reserved spot was taken by someone else multiple times all evening and nothing was done about it by Waterways.
