Quality has gone down

I've been here for four years, and my opinion of the place has gone down considerably. When I first moved here, it was great. My old place was getting worse and didn't offer much. This was close to USF, which was also great. Utilities were included, and the rent was pretty good. I didn't realize at the time that Core Spaces had just recently bought the property the year I moved in. While the property outside looks more polished, the quality in the apartments is the same.
The biggest issue for me ...
was the a/c system and the power issues. The property was rebuilt some time ago to run on a boiler system for heating and cooling. So it's not possible to have cooling and heating at the same time. This means that there is no option for residents to decide if they want to receive warm or cool air in their apartments unless a “switch” is flipped by management. So if it is too warm in your apartment in the winter, you can't switch it to heat until the temperature outside reaches a certain degree. The other issue is the chiller system. Since moving here in 2022, it has gone down pretty much every summer. And since the regular maintenance guys can't fix it, they have to bring in specialized technicians to come and work on it. Sometimes it got fixed within the same day. But over the last year or two, it's taken days. Days with over 80 and 90-degree weather inside. This also does not include the power outages that sometimes only affected this property, and the slow response of the office and the workers. This also doesn't include the roach and lizard problems the apartments face. I also heard people complaining about mold, although thankfully that wasn't something I dealt with personally.
Even though they originally sold this place as apartments that offered full amenities, those had slowly been taken away too. While the management office and maintenance workers are nice, it doesn't justify all the problems that have happened over the last two years alone. I'm glad this is my last year, but I'm disappointed that I'm leaving with bad feelings, considering how happy I was when I first moved in.

Overall, I’ve had a pretty bad experience within the last two years of living here. The first two years I live here was great, but then the property was bought out and had new owners. Since the new owners, there have been so many issues. We were without power at one point for 3 full days. They told us they would supplement for any groceries lost, but never did. This is especially frustrating because our rent includes utilities, and we did not receive a discount off our monthly rent. The power ...
came back and then turned back off for 24 hours a day later. That’s awful to not receive any assistance. We have also had a power outage, water shut off, or AC outage at least once a month. The maintenance guys are honestly the only good thing about this place. I try to get in touch with the office, but they are impossible to reach by phone, voicemail, email, or text. You will always need to go in person. They will also never give you corporate phone numbers or emails. I hope it gets a lot better!

absolutely awful. roach infested. mold on the ceilings. holes in the floors. dirty cabinets and drawers. i honestly could go on and on. it’s a crime to have us paying for this as we moved in today. it hasn’t even been 24 hours and we’re already living in a nightmare.

Incompetent, incapable, and uncoordinated;A.K.A
My experience with Ulake Apartments. For the past week and a half, I’ve been trying to get a lease here. I submitted my application two weeks ago on a Friday. I’ve made it clear that I didn’t want a co-signer on my lease (I emailed 3 times and texted them 5 times until I got confirmation that I didn’t need it.)but they held up my application until last night after I made my 12th call to them in a week (first time they actually answered). This person ...
finally helped me get my application pulled through. They told me when it was approved I could move in today (August 17th, 2024). That was a lie
I showed up today (August 17th), after a 3 hour drive, and went into a crowded leasing office. No lines, a hodgepodge of chaos.
I was finally assisted by a friendly young woman. She said that she would assist me with getting a lease and would just need to stand to the side until her manager could assist me. Another 20 minutes passes until another young woman came out and asked what she could do for me. I informed her that I was waiting to speak to a manager so I could lease my room like I was promised I would be able to. She informed me that management had barred them from leasing rooms the day I was promised I could move in and would receive a phone call. I highly doubt I will get a phone call. I wasted time and gas.

The community is alright for what you pay. The lake is nice and the ducks are cute. The surrounding area isn’t great but the inside lake area is kept well.

Too many issues from the last year, which is a shame because my time here when I first moved in was pretty good. Too many power outages due to old machines. Too many times that maintenance and management come around due to quarterly apartment checks that are pointless. An a/c unit that is constantly getting backed up with water. I like that it includes all utilities, but the rent hike this year was too many considering the problems the property has.

Constant power outages here, just save your money there are tons of cheaper places here that have better livability. You will be spending your money on rent here just to have constant power outages and the money you spend on groceries will go to waste
