May 14, 2024This has been the worst experience. They will tell you whatever they can to get you to sign the lease. They will make promises to you, that you have in writing, and still now follow through on them. I lived in mold for months and was sick for months because of it. If you can not be helpful to your future/potential residents when they want to sign the contract, apparently, you won't be responsible and accountable for what you have to do after that. Lies, lies, lies
July 18, 2022Their website is full of lies. There are no yoga, circuit or spin classes. The dog wash isn’t in the works - they told me it’s not happening. No cooking classes or pool parties either. The grills frequently don’t work. One of the pools is closed for renovations - in July - and isn’t supposed to be done for months. The security gates to the parking lot are frequently broken and two of the pedestrian/sidewalk gates don’t even have latches - much less locks. Oh, and 3 cars had their wheels stolen ...within 7 days and management hasn’t made changes to improve security. Pictures look great but they never clean the hot tubs, maybe 2-3 days a month it’s clean, the door codes never work so you’re locked out or have to walk around the entire apartment building every day. DO NOT MOVE HERE
July 18, 2020I lived in the unit directly next to the model most of you toured. Fun fact, that unit was broken into not too long ago. Door kicked in, ransacked, all that. You see, this gated complex isn't always gated as the entrance is usually broken and stuck open. Currently it's been out of commission about six weeks. If you want to hear your neighbors conversations, then this is the place for you! If you live below someone, you will hear EVERY single step the person above you takes. I chose a floor level ...unit cause I wanted wood flooring throughout. HUGE mistake, I now hear every game of fetch, every movie, song, or video game played above me. It's so bad, my smoke detector hangs from the ceiling by a wire, and my light fixtures swing from the vibrations. Next let's get into management. I am 99% sure that the day you sign your lease they block your number. They make you use a portal, then good luck getting an answer in a timely manner. Before I signed my lease, I was told I'd be able to rent a private garage as a few we're opening up soon. This was important to me as my GF now fiancé would eventually be moving in with me. Well, she's here now and of course they went back on their word, and "WILL not be renting more than one spot to anyone with a 1br." So now we have to leave her car two cities away at my parents house to avoid paying $24/day for a visitor spot. Yes this place charges $1/hr for visitors. Living in the front building I've seen dozens of cars get towed. They are like vultures. DO NOT think your guests can pop in and out without paying, they WILL be towed 100%. Also the pool has been under construction for half my lease, which they failed to mention when I signed. I just got the awesome surprise of my beautiful view turning into a construction site for six months. The units are nice, I'll give them that, but you can tell this place is cheaply made, hence the lack of sound deadening. The one good thing I'll give credit for is the maintenance team. They are really on it, and handle service requests quicker than anywhere I've lived. But alas, even they couldn't save this place from the hell hole I think it is. I could go on about the loud parties, yelling drunk underage kids wandering around, DEA raids, etc. In short, take this place off your list immediately, unless you're a glutton for pain. Pretty ok, but not enough to stay
May 27, 2020PROS about this place: The leasing agents and resident services staff are nice and very helpful. Maintenance requests get taken care of efficiently, and the apartments look fine, it's a pretty place. The gym and main pool is decent. I don't find too much wrong with the apartment itself, all you have to do is log a service request if there's a problem. I enjoy the Smart Home features as well. CONS: The management won't step in to difficult situations. Some of these reviews are a bit dramatic, but ...from personal experience I can say that the main problem are bad neighbors. Many are loud, smoke cigarettes, and take their domestic fights and abuse in front of the community. Some even feud with another and it gets ugly. It's not a classy place because they don't get rid of the bad ones. Good people end up moving out. It's true the cops visit often in this complex. Management will simply tell you to call the cops if you feel unsafe, doesn't matter if people are beating each other up in broad daylight. They take zero accountability for the people they keep here. Guess they just want rent money. If you enjoy your peace, choose another place. On a weekly basis, people post about their Amazon packages being misdelivered or stolen. So either make sure you're home, or sign up for parcel pending. The walls are thin and you can hear everyone else slam their doors. Even if you live on the top floor you can hear your downstairs neighbors shut cabinets, doors, and certainly screaming babies if they have them. If you're a light sleeper, take this into consideration. Lastly, the guest parking situation is problematic. If your friends only stay a few hours, no big deal to pay $1/hr. If you have anyone staying the night or weekend, or have a boyfriend/girlfriend, it will become costly and a nuisance. You cannot purchase guest passes or additional parking spaces unless that person is on the lease. Overall, the cons outweigh the pros. They are very misleading
April 13, 2020The maintenance team is Phase 2 is really good, especially Fernando. That being said, I would not recommend moving here. The amenities are not kept up very well, guest parking is paid and the leasing office staff is not helpful and unknowledgable. More importantly, crime is a major problem. The vast majority of it happens in broad daylight. My storage unit was broken into twice. They tried to steal my grill from my carport and when that failed, they stole the propane tank. A team of criminals ...went carport to carport on Easter Sunday systematically breaking into cars and storage units. Luckily, some people had security cameras that picked up their faces. When I called the leasing office to speak to the manager, Alexis told me they were not going to do anything and tried to discourage me from even speaking to the manager. She has very poor customer service skills. Even worse, she tried to convince me the leasing office had no duty to protect or make the premises safe. And when I asked for the number for the courtesy patrol, she gave me the number for direct TV instead. When I spoke with John, the manager, he told me nothing would get done and that I could not install security cameras either because I had agreed to redefine what the right to privacy was in my lease or because it was against the rules to put cameras in your carport. I have looked at my lease, I could find no such clauses. The courtesy patrol is meant to make us think there is some kind of security but they are not. We are repeatedly told they are only meant to protect the amenities. To make matters worse, they are only on five hours in the middle of the night but because they are not our dedicated team, they patrol other communities so they are here for like 5 minutes and outside that window, it is a 30 minute wait. The property is not managed well
February 19, 2020The front desk is the worst. Super unhelpful. Will not return a phone call. Tons of cockroaches. AC units are very old and break all the time. Then it takes forever to get them fixed only for them to break again. Be ready for a hot summer in your unit with disrespectful kids left with our supervision at the pools, gym, and hot tubs. May 4, 2019The property is near the Costa Mesa golf course and has a great nature feel to it. The apartments used to be owned separately and is actually three properties in one. 27 Seventy Five refers to them as Phase 1-3. Phase 1 is located near the pool and is more modern however more condensed. Phase 2-3 are similar to each and have a nature-like feel to it. Phase 2 is more preferable and has more water features and closer to amenities. Phase 3 would be the budget location, as although it has water ...features, not as extensive as Phase 2...it appears to be a step down. Management...pretty important right? You can live in the nicest atmosphere ever but if ran improperly and unprofessionally -the experience changes. First of all the lease team and resident services are excellent. They do their job well and go over and beyond. The behind the scenes people. The ones you occasionally see need to pay attention. Cost cutting on the water bill for landscaping has left a fixable solution to the odor from many dog owners whose dogs take care of business in the flowerbeds. The once heralded main pool and spas suffer on the weekends. You know...the time most people want to use these amenities. I have personally had allergic reactions from unsanitary spas. The vast amount of people utilizing these amenities should require more frequent cleaning to prevent this. Moving in...need to check everything as I have been into two different apartments and after sitting on the carpet the previous tenants body hair was found. “A thorough and complete” walkthrough needs to happen. Most certainly will prevent any situations like this or similar. Tight budget...instead of figuring out how to come up with creative charges (parking, parking passes) and taking away from your tenants. Give back. A dedicated smoking area, how about the gym? It’s been a month now. Extra pool and spa cleaning, giving the cleaning crew better vacuums, maybe commercial grade since it is a commercial property? It’s nice when you have a great property but these leasing agents, resident services, landscapers, cleaners need some help. Listen to them and act. February 18, 2019The worst place possible to rent in Costa Mesa! Do not let them persuade you to rent. The manager/ management company is diploarble. Parking is a nightmare. Car break ins and burglaries. Check the police reports for Costa Mesa. Horrible property to rent at. BE AWARE!! Watch the hidden fees as well.Property Manager Responded

As with any community, we cannot guarantee it will be crime free. Sadly, theft can occur anywhere and we work with the police as they conduct their investigations. November 23, 2018To start, the walls and ceilings are very thin and we can hear everything from outside and the unit above us. The unit above us has the exact same layout, so where our bedrooms are, they’re bedrooms are right above it. You can hear the loud pipes, people talking, laughing, even whistling, walking, and being intimate. I can hear all the moans and creaking of my upstair neighbors’ bed. They are young so they have lots of energy and lots of people over, so it sounds like a herd of animals upstairs. ...There were damages to the home and missing parts to some of the fixtures in the home when we moved in. I have submitted a 48-hour condition notice form stating the damages and asked Ashley Henry, one of the resident service staff, to submit a request to repair and replace the items on November 7th via email. It is now, November 23rd, and I haven’t heard back. So, there is a lack of communication here. Here - the utilities, except electric, is allocated based on how many occupants are in your home, which means you’re paying for others’ usage. Our total utility cost here is $38 for trash (take your trash to the dumpster yourself), $31 for water, $24 flat fee for sewer, and $22 for energy. Our electric bill is usually $50 and we do not use the A/C or Heat here because it’s usually a perfect 74 degrees in our unit. Plus there is an extra admin fee of $12. So, back in our old apartment we were paying for our direct usage of utilities plus valet trash for about $120 a month, here, we are paying for a ration of everyone’s utilities plus our own electric usage for about $170 a month plus an admin fee. Also, parking is troublesome here. There are very limited parking spaces for residents. They have assigned parking, first come first serve parking, guest parking, and additional parking for rent (like car ports). They are active in towing vehicles. They send out warnings that if residents park their vehicle in the same “first come first serve” spot for over 72 hours without moving it, it will be towed. That bothers me because they charge residents for parking and they are telling us they will tow our property if it’s parked too long? Btw, parking is $20 per vehicle per month. Keep in mind, 27SeventyFive will be implementing guest parking for $1 per hour, which is expensive and inconvenient. The safety could be better here. There are a lot of complaints about homelessness, theft, and vehicle break-ins. Phase III doesn’t have a gated entrance like Phase I.Read MoreReview from Apartments.com
