DO NOT LIVE HERE
August 10, 2024I have lived in this apartment for the last year and it’s getting worst day by day. There are large rats, mice and roaches in both buildings and crawl in to the apartments. The parking garage smells like a sewer and the garage door is broken for months. Fire alarms go off in the middle of the night for no reason, at this point most tenants do not evacuate the building since it happens so often. Not a “luxury” apartment
November 9, 2023This apartment fails to satisfy the bare minimum of “luxury” even when looking at it with standards 10 yrs ago, dirty, rancid and falling apart everywhere. Advertises itself as smoke free but can constantly smell weed and cigarette through the door and the air conditioning, elevators took ages to arrive and smelled like a wild weed party. Constant dog barking and random persons yelling obscenities in the hallways. Leasing office employees seem like nice people but don’t expect them to actually ...resolve anything. Incidents of stealing everywhere in the building. Every night I come home and would be scared to open my door in case someone broke the useless lock and was inside my unit. Lost packages all the time, Staff does bare minimum
June 1, 2023I have been here for a year and I think this place is average and normal like all buildings here EXCEPT: Firstly, the package notification system is far from satisfactory. Inaccuracies in the delivery dates are frequently noted, conflicting with external courier services' delivery confirmations such as UPS. Moreover, when multiple packages arrive for the same apartment, only one is typically scanned and notified, leaving other packages unaccounted for. Regrettably, instances of missing packages ...later found after repeated inquiries have become commonplace, disrupting residents' peace of mind and trust in the system. Secondly, the lack of robust security measures in the mail room amplifies these issues. Residents are casually directed to retrieve their packages from the unsupervised mail room, without any check or verification. Not only does this imply that residents could potentially leave with unclaimed packages, but the absence of a mandatory sign-off procedure further exacerbates the issue. This flawed system has led to numerous reports of stolen packages, stirring significant discontent among residents. If this issue remains unaddressed, legal actions may become an unavoidable consequence. Considering the efficiency and professionalism observed in other building operations, it's baffling to experience such negligence in package management. The building staff team is ample in number, ruling out the excuse of inadequate personnel. I am committed to bringing this issue to the attention of every relevant contact within the equity company until it is effectively resolved. Poor Management
September 1, 2022I have been here one month and this property has so many issues that my apartment was not in a clean, habitable condition on day one. I arrived at 10 am and couldn't move un until after 8pm at night because the floors were so bad they had to clean and seal them that day. It took 3 weeks to complete basic repairs and deep cleaning for the rest of the apartment. My drinking water had black sediment coming out of it, even after maintenance said they replaced the filter the A/C has gone out 4 times ...in the short month I have been here, and laundry machines are frequently out of order. These are not luxury apartments by any stretch of the imagination and the resident portal is full of unresolved maintenance and health and safety concerns. AVOID THIS PLACE!
August 18, 2022This place has gone way downhill over the last 2 years and it's simply horrible now. Maintenance is a joke and you will regularly lose Heat and A/C. The no-smoking policy is not enforced and many hallways reek of cigarette. Security is a total joke. They won't allow most deliveries to door but allow any random strangers in to roam the hallways. The front desk staff is very rude and people frequently lose packages that were delivered and signed for. June 20, 2022In less than one year we had mice, cockroaches, and a faulty lock situation- all of these issues have not been fixed in over 6 months!! Management, leasing, and maintenance are completely inefficient and have zero care for residents- if you have an issue, you are on your own. Do Not Bother Having Guests
October 21, 2021There was constant miscommunication about where I could park. I had a parking pass and was given a $250 parking ticket! I then went to the rental property office on the main floor of the building. I then took the officer manager on duty down to the parking garage and showed her that there is no difference between guest parking and resident parking. She admitted fault BUT because I was given a DC Parking Ticket I would have to fight it on my own. I then online found out I had been DOUBLE TICKETED. ...$500 for Equity's mistake. Horrible. NOT Smoke-Free as Advertised
March 3, 2021I just moved in March 2021 and was stunned to find my sole bathroom filled with weed smoke within the first day there. When I called the front desk to notify them (the building is advertised as being 100% smoke-free), the front desk said they are separate contractors and couldn't do anything; they said to notify the leasing office for help. Fun fact: the leasing office is not here after business hours to check on the smoke and just says to track the smoke timing (with no indication of who to give ...this to or when). I've been emailing the leasing office repeatedly about the issue and only heard back when calling. They are "working on it" but we've heard no additional updates, aside from when I call to ask and was told we are not alone in this issue. Maintenance was here to fix our closet poll that also fell and taped over the bathroom vent when we said it was an issue. We've since added two more layers of tape ourselves but it's still not enough. So if you're allergic to smoke or don't want to be assaulted by a cloud of smoke in your bathroom, this is NOT the building for you. Yes, the units are large and the balconies are awesome, but man is it rough to live in a cloud of smoke that gives us headaches, sore throats, and coughs while we face a LUNG BASED epidemic in Covid.Read MoreReview from Apartments.com

February 19, 2021We moved to 3003 Van Ness in July 2020. West building. We had read complaints about South building but I now I can give my experience from the other side of the building. I am writing this to help people BEFORE they think about renting here. MICE all the time, get ride of one, new ones come in. Bugs all around the house. Parties from neighbors until 2/3am. Washing machines in the apartments at 1/2am (although there are specific places to do laundry within each floor). This is a NON smoking ...building and we have a chain smoker downstairs. We know this because we can smell his cigarette smoke coming in our kitchen and bedroom everyday. You can walk in the hallway and will smell everywhere. Once you pay your deposit, they give you access to the EQUITY app and there is when you get to see all the complaints from residents. Oh! the swimming pool has not been open due to pandemic in case anybody wanted to relax in the hot DC summers. The only good thing is that the apartments are large and that the concierges are very nice people. Unprofessional, Subpar Service
May 22, 20203003 Van Ness was at the TOP of my list until I tried to tour virtually and received unprofessional, subpar service. Long story short: I had to re-schedule 3 times at the leasing consultant's (Dianne) whim. Dianne was also an HOUR late to the tour, was unapologetic about it, and then tried to blame it on me not answering her call--when I had told her I had another prior commitment then. As if I made her 30 minutes late and then take another 30 minutes to set up a simple FaceTime call? Great Pet-Friendly Apartments
March 28, 2020I’ve lived here for about eight months and overall have had a very positive experience. The location can’t be beat. You’re steps away from most everything you could need, including the metro, a Giant grocery store (which you can access through the parking garage without going outside), CVS, a few restaurants, a nail salon, etc. The apartments are generally clean and well-maintained. The maintenance staff is excellent and has always promptly fixed any issues I’ve had. The front desk staff is also ...wonderful and helpful and knows residents by name. The complex is pet-friendly and has plenty of grass and areas to walk, plus a small dog park. A few issues I’ve had: They do not enforce the breed restrictions for the pets in the complex, so if you have small dogs like I do, be prepared to be constantly on the lookout for any of the large, aggressive dogs that live here that are supposedly not allowed. It’s a tragedy waiting to happen. Also, the price for the laundry machines is pretty high. I can easily spend $10 per week on laundry just for me. Related to that, the machines where you can load money onto your laundry card have been out of service for three or four months now, and no one seems to be in a hurry to fix them. For what I pay to live here, I would expect a little more timely service for this highly inconvenient issue. RODENT INFESTED
January 25, 2019This apartment building has a really terrible rodent problem that has become increasingly terrifying to the point that we are seeing mice running through our apartment every 1-2 days. We've had holes covered in our walls (YES, the rodents are coming from the walls!!!) multiple times and somehow these mice are still everywhere to be seen. It's disgusting and management from the leasing office regarding this problem is even more terrifying than the mice themselves.
