I've been living here for almost a year and I love it. Besides management being very professional, they greet me by my name. Maintenance lead Ernesto is on top of work orders when I do put in a request, which is rare... I'm in love with the size of the apt and the structure. Very spacious rooms. 3 pools and the location is so central!

The property is full of roaches. Management will try to mess with your rental history when you refuse to renew with them, issuing bs lease violations. Cars are broken into constantly. Homeless are wandering around the property. And if you call management on it, their reply is, we can’t control those things! It’s called an exterminator. (Insert eye roll) Don’t waste your money on this place. I promise, it looks nothing like the photos and the staff stinks.
No repairs and eviction threats during state of emergency

We been without a working kitchen sink for 6 months, black mold, and roof leaks to the point the electrical wiring is malfunctioning and lights don't work when it rains. The staff is rude and unorganized, and they even sent an email threatening eviction during the severe weather emergency/water and power outages here, if residents don't have $100k renters insurance policies.

In the largest floor plan, I have to say the community is quiet, and I appreciate that. However, if you frequently come home after dark, this is NOT the place for you. A previous poster advised about vermin and roaches... it’s absolutely correct. For some reason it never happened during the winter, but now that it’s warmer, the roaches are RIDICULOUS! I mean to the point that I’m uncomfortable coming home if the sun has set. Yesterday walking to my apartment there was food on the ground and ...
LITERALLY 20 huge roaches ran in different directions. Today drew the line, I was walking with my 3 year old, he started screaming saying something was on him, it was a roach. Then it flew on me. I cannot deal. I’m out as soon as my lease is up. If you are questioning moving here, come take a walk through our unlocked gates and see how bad the roaches are just walking through at night. I have witnessed every Monday the exterminators here, but it’s not enough. It does NOT phase the roaches. During the winter the primary concerns are opossums, skunks, and raccoons. During the warm months, extreme roach infestations. Send help.

The only thing this apartment has going for them is the larger floor plans for a cheaper price. However, the only way I'd advise you on moving in here is if you're okay with roaches, mold and trash all around the community. Even after requesting pest control to come multiple times, they have not. While I dont blame the maintence staff because each time I spoke to someone in the office, they had no idea I had previously put in a request. I also found mold under my sink and in the outside storage ...

It wasn't until I handed them a letter stating I would be happy to get a lawyer involved if the problem wasn't resolved that they finally sent the ONE maintence man they have the complex, over. I've been accused of paying my rent late when I hadnt. I paid online but somehow it was showing up that I didnt on their end. It's just never ending with this staff. The pools never clean. The walk from my car to my apartment door is very unpleasant because of the amount of trash around the complex. I witnessed someone's trash bag busting as they were walking it to the dumpster only for them to leave it there. When I called the office to advise them they said they'd get it cleaned up but of course it was there until it rained a week later and that washed away most of it. Then finally I went out there and picked up the rest because I was so embarassed to have my guest over. It's just bad. It's not worth it. Their units (upgraded or not) are so cheaply put together. The gates are never closed. I heard people arguing outside my apartment on several occasions. Just find somewhere else. Trust me, I've never written a review before. I'm just here to save you the misery. I would never in a million years recommend this place to anyone. Find somewhere else.

Overall rating: Poor, very poor. If I knew then what I know now I would have ran away so fast.
There are stray cats, raccoons, possums, and SKUNKS hanging around the grounds/dumpsters. Its bad to the point where you have to be super careful at night.
I ended up staying with someone else out of concern for my safety. Maintenance would randomly show up and try to enter my apartment. Any hour of the day. The gates rarely worked. I mean, whats the point of paying to live in a gated community ...
where the gates don't work! But wait, there's more! There were sooooo many car break-ins. I had my car broken into and quite a few others did. You would think management would alert the tenants about safety concerns, but they didn't. When I notified them of the break-in I was just told be careful and they wouldn't be allowed to enter my apartment. As if bad guys are really going to come into the office and request to get into my apartment. I'm not naive, I know break-ins can happen anywhere, there are criminals all around. However, at least notify your tenants or ask for frequent police patroling. But of course you don't think about those things if it's just a job and you're in it for a paycheck.
I've had many maintenance orders not fulfilled. Even when they came to fix my AC, there was water literally leaking from the walls and floors! Guess what that leads to? Mold! You think maintenance came in and tried to clean it up? Nope, they didn't. And the bad thing is you can tell there was mold there before and it was just painted over. Mold can really effect your body and a lot of times you won't even notice. Needless to say I feel a lot better after moving out. There was leaky tubs, low water pressure, hot water issues, issues with locks, couldn't really go on my balcony because the sliding door wouldn't open. Couldn't let fresh air in because there were no screeens on the windows (which helps contribute to mold).
A there was A LOT of staff turnover. I really think they should focus on fixing management and their business processes. With new management came new bills/prices. My monthly rent ended up shooting up by $60 because they claimed previous management wasn't billing correctly for water/sewage. If thats the case, that's fine. However, don't just bill people, email, call, or text to let folks know their bills will be increasing.
All in all, I wouldn't wish this place on my worst enemy. Don't move here!!

One star is to many to give. We just moved out off 4000 Horizon Hill at the end off October. These reviews are absolutely accurate. The place is a dump with dishonest people running this complex. We left an apartment very clean (some people don't even live this clean); clean floors, bathrooms, oven, fridge. My husband cleaned everything. Now this woman Jennifer refusing to return our deposit, because she found a couple of the dog hair by the fire place. It was okay for us to live with the leaky ...

10/6/2018. Cockroaches everywhere inside the apartment. They will leave you without A/C for a month. Parking lot area is full of possums, racoons and skunks sure to the lack of cleaning. Reep management would not do anything to repair or clean.

pros: Close to I10, 410 and 281- medical center, convenient to shopping and just about anything. nice neighbors friendly (but not too friendly or noisy), able to have dogs
cons: horrible maintenance of property, trash often overflowing in dumpsters not picked up (still no clear answer as to why), my apt and everyone that I have met so far - not saying every apt just ones IK of- in complex has water coming in from wall/ceiling seams or windows every time it rains, watch out for mold and mildew ...
and water lines when inspecting, the dog park that is advertised on sign out front is nonexistent, hardly any grass for dogs, the old rail road ties are rotten in a lot of places causing a lot of bug and vermin issues. amenities are either nonfunctional, don't meet city code (what I have been told when I asked office staff), not maintained or any combination leading to them having to be locked or not usable for residents. lock gates don't lock, drive gates don't function consistently. Inconsistent management in the few short months since REEP has taken over we have already have more then 1 property manager.
the 1 million in renovations that is being advertised as far as I can tell have only been used to redo the front office, "club house" and renovate vacant apts. yet it appears that little to nothing is being done to keep residents that are already here or after they get hooked in. The apts. that are "new" look very nice, as does the club house and new offices. I know that REEP inherited a lot of issues when buying but I feel like communication, maintenance and follow through are seriously lacking and that is not an inherited issue.

Management doesn't care if you are happy or not. They double bill you for water and deny you access to amenities. You will have constant problems with "water bugs" (roaches) and your air conditioning. And if you complain, you are accused of being the problem. So unless you like paying a lot of money and getting nothing in return, DO NOT RENT HERE!!!!!

Usually trash all around the grounds of the apartment community. The pool is always dirty covered in leaves. This apartment community does random complete apartment inspections giving them unsupervised access to your unit including closets and cabinets! They state every unit is subject to inspection and will even go to your door before to make sure they can open your locks for access in case you changed them.
