I lived here for a couple of years, initially with roommates and then by myself because I didn’t plan ahead enough to move. As early as September 2025, I made up my mind to get out of there as soon as my lease was up.
To begin with, interior design: there are absolutely no windows in the living area or kitchen and the bathroom directly opens into the kitchen. If windows are important to you, I would suggest looking into somewhere else.
Building management does not resolve noise complaint
...issues. I sent numerous audio recordings and videos detailing the sheer amount of noise that the upstairs neighbours made, nothing changed.
Speaking of noise, the construction on 44th and Market has been handled abysmally. It’s for the same landlords [Orens brothers] and there was no forewarning to the tenants at 44th and Ludlow that construction was going to happen. I was woken up NUMEROUS times by the endless sounds and smells of construction as early as 6am [which is not allowed by the city of Philadelphia, mind you].
Furthermore, you are CHARGED to move out if you’re not fully out within 3 hours. There are arbitrary rules on moving out that are NOT clearly stated in the lease. There is no freight elevator in the building even though the lease explicitly mentions one.
Additionally, the leasing agent is so thoroughly unprofessional. She has boldface lied to me about her ability to book tours whenever, notify me whenever, and show up in my apartment with a stranger without giving me 24 hours notice. This was a violation of my lease. She has also been known to miss or be late to showing appointments.
It’s not walkable [the street always floods after the rain, construction blocks the side walk] and comp for comp, there are better gyms and apartments in the area for the same price if not cheaper. I wouldn’t recommend renting here as you can afford somewhere better for the same prices.
