Don’t Do It
June 11, 2022Location is great and the apartments themselves are fine, however management is awful. -Maintence is useless and any issues that do occur, like the many many leaks and floods that happen, they just remind you that they require renters insurance and to just use that for any damages, no matter how small or avoidable. -There were at least ten days throughout our time here where the water was completely shut off for hours at a time, if not for the majority of the day, with only a 24 hour heads up ...from management -They raised our rent dramatically after the first year during covid. -There’s constant parties and loud music from the predominately mid-20s demo that lives here. -There wasn’t one week we lived here in over a two+ year period where at least one elevator wasn’t down Simply put, don’t live here. DO NOT LIVE HERE
March 14, 2022In short, it does not matter how nice the building or staff is b/c you will be priced out of your rent one year later and will be LUCKY to negotiate $50-100 at best off the rent renewal price. Save yourself two moving expenses by finding somewhere else to rent where you can live for more than one year. THE GOOD - The leasing and concierge staff in the building are friendly and definitely do the best they can with the resources they are given. The building's location in Hoboken is also ...ideal. THE BAD - The heat is weak, so expect your apartment to be ice cold in the winter time. Pests come and go in this building so you will likely find one in your apartment during your time here. Be pro-active and buy yourself the protection you need with traps and UV noisemakers before pests make their way in. THE AWFUL/DEAL BREAKER - One-Year Leases, paired with Unreasonable Rent Renewal Prices. Our scenario is that started our lease here in March 2021 for a 2 bedroom 2.5 bathroom apartment. We tried to sign a multiyear lease, but management "never does multiyear leases" to obviously try to constantly raise your rent and make it difficult for you to live here. The leasing office at 77 Park Ave alleviated our concerns when we signed our lease by stating that My Equity has a team that will "work with you" on your lease renewals. One year later (in January 2022), we look at our lease renewal and OUR MONTHLY RENT INCREASED BY 39%, or $1,400, DUE TO MARKET CONDITIONS! When we tried to negotiate it down, we got $93 (or 2% off of a 39% increase) which was essentially a spit in the face. I asked dozens of people about a Year-over-Year rent increase to this magnitude, and nobody was able to even communicate to me a rent increase that they experienced in their lifetime of over 5%. And yes, I will repeat, our OUR MONTHLY RENT INCREASED BY 39%. Crumbling building and bad management
October 1, 20211. Elevators. At least 1, if not 2 of three elevators are down at any given time. Sometimes all three are down. 2. Plumbing. The plumbing in this building is a disaster. The water is often discolored and sewage/dirty water randomly backflips from the pipes in the bathtubs and sinks. Management often won’t tell you if there is a known issue and if they do it is after it is resolved, so my roommate and I have been blasted in the face with dirty water when showering several times. 3. Warped and ...un-level floors throughout the building. Huge gaps between the door and the floor, some rooms have huge tilts and leans in them, etc. 4. Management can be terrible to deal with. They are slow to respond and disregard many queries. 5. A roof caved in on the top floor and they didn’t tell anyone, we found out from the tenant. Old and unfriendly
August 7, 2021Disadvantages: Older building - Elevators are almost never in working condition(would suggest looking at lower floors), frequent issues with plumbing and construction noise. Leasing team is unfriendly and slow to respond at times. Advantages: Folks at the front desk are generally nice, building located somewhat close to path (Hoboken's only about one mile in length total, not a huge perk).Review from Apartments.com
Terrible experience
October 21, 2019The building management is terrible. It is run like a frat house. Drug usage and destructive behavior is common. The building is unsafe. The facilities are run down. DO NOT MOVE HERE
August 21, 2019The location is awesome but it's not worth the troubles. I lived here for 3.5 years and every year that passes they neglect the building more. There have not been properly working elevators for the past 2 years. In several cases I've walked 16 flights of stairs trying to get to work in the morning or coming home late at night. When a couple of them work you feel like you're on a crowded subway. There's never been rent reductions or anything to compensate residents for the trouble. Beautiful building
September 6, 201577 Park Ave is a beautiful high rise in Hoboken. Updated, clean apartments and good amenities (24 hour doorman, sun deck, small fitness center). Lots of the apartments offer balconies/patios. The only drawback is the apartments on the Observer Highway side can sometimes be a bit noisy from NJ Transit (as the building overlooks the tracks)- but this depends on your floor and isn't constant.Review from Apartments.com
