I would not recommend living here.
I rarely leave negative reviews, but prospective tenants deserve to know about our experience.
Over the past year, we have repeatedly reported serious concerns to management, including marijuana smoke entering our apartment through the vents, separating flooring that created a tripping hazard, bathroom flooding, water damage from a leaking AC unit, and security concerns.
The flooring issue was particularly frustrating. After we reported it, ...
management inspected it and documented that the floor was fine. It wasn't until our son tripped over the raised flooring and was injured that management agreed it needed to be repaired. We were then told we would need to leave our home for one to two days while the work was completed. At the time, my wife was eight months pregnant, making that extremely difficult. No alternative accommodations or other solutions were offered.
We also experienced a leak from the AC that left our upstairs bathroom wet. While maintenance fixed the leak, the affected area was never professionally dried with fans or dehumidifiers. Having worked in the water and mold remediation industry, I was very concerned by this.
Most concerning is that my family no longer feels safe here. Between repeated maintenance issues, marijuana smoke entering our home, our truck being broken into, and incidents involving someone apparently kicking our front door, we have lost confidence that our concerns are being taken seriously.
We simply wanted a safe home for our children. Unfortunately, that has not been our experience.

Front glass oven panel loosened from oven door making the oven unusable. Called office and maintenance arrived within 20 to 30 minutes. Problem fixed in minutes.
Over the past year I’ve requested maintenance for changed lightbulbs, filters, a clogged drain & in each instance maintenance arrived quickly, were professional & corrected the problem in one visit.

At Well At Folsom Ranch is a great community non-bias non-prejudice go above and beyond the staffs are very nice and friendly. All the amenities are perfect for self-care. I just start learning to walk in the area for my own self-care and I’m gonna be walking into their gym pretty soon great community staff our friendly neighbors are friendly and respectful and what I love the most is the doorstep garbage pick up that makes life a lot easier for me. Thank you.

The process of touring and leasing our apartment at the Atwell was very streamlined. Our leasing agent Kymberly was newer to this complex, but she made it a priority to answer my questions and was just as passionate about me making the right decision as I was. These are luxury apartments, they're pretty much always quiet, and everyone we've met has been kind. The inside of each apartment is clean and modern which I appreciate as well. The only complaint I would have is that the gym is quite small ...
but if you already have a gym membership or are considering one, that won't be a problem. I have officially lived here for one month as I write this review and I have really enjoyed it thus far.

Feels like Home I've been here approximately 1 year & found it to be a good neighborhood. Of course, when I first moved in, there were the few things that needed tended to, however, once I contacted the office & maintenance everything was taken care of in a timely manner.
