        I've lived at Axis Crossroads (formerly Aventura) for 5 years, and in the 3 months that RPM Living has taken over from Bainbridge, there have been noticeable improvements to the property and community as a whole. RPM Living has been open and communicative about changes they have made / will make, and have enforced policies and rules that have fallen to the wayside over the years.         This was a fine place to live until the new management company took over. In just a few weeks, they have managed to ruin everything. They revoked our ability to pay rent in the office and broke our old pay portal all so they can funnel tenants onto a shady data-collection site called "Bilt". They sent aggressive legal notices to residents about nonpayment and had to send a follow-up email walking it back. Their forced payment portal has been broken from late March into May by their own emailed ...
        admittance. They even block payment on the new platform if you get on their bad side so you can't pay rent, then evict you for it—which is against the law. Avoid at all costs.

Then they told us we had to dispute the charge with our bank to get the money back! The emails were totally unprofessional, and when we were denied, the email was only sent to one of us!

        The current team working at this location does not answer emails. If you are a person who likes to communicate via email to give the other party time to respond at their convenience, you are wasting your time here. Problems encountered at this apartment since moving in: AC installed not up to code: safety switch wires not connected to anything resulting in a flood during a heat wave. Currently toilet leaking. It’s one thing after another and I’ve been here 3 weeks.

        I moved here with my wife and 1 month old baby from another state on Friday, Oct 18. Application process was smooth, and it was all great until I landed at this place. I reached here 12 days after my lease start date and followed up at least 10 times before coming here to ensure that apartment is move-in ready and all the issues were taken care, so they had enough time for all this.. It was anything but move-in ready when we opened the door, Bedroom carpet had stains, blind was broken, closet was ...
        all dirty and stained, door lock had no batteries, patio was all dirty with spider webs all around, few things were broken in bathrooms, fan lamp was not working, air filter was not replaced and there was bad smell all around and list goes on, forget about cleaning, it wasn’t even vacuumed properly. Seems like no inspections was done basically. John from the maintenance team( giving 1 star because of him, otherwise this place is a negative) is the only good thing about this place, he was very polite and listened to all our concerns and scheduled a carpet replacement for Monday (still waiting for this to get done as I post this and it was scheduled for Monday AM) and handled few minor issues on the same day. I also got a storage outside as specials which had no light and filled with dead bugs, don’t think will be ever able to use that as it is more like a garbage bin than storage. So, I am in a situation where I feel I have to spend a lot of time in cleaning a newly leased apartment and will be busy killing the roaches (they are huge here) until I get out of here. Don’t expect any privacy, one of the carpet guys just walked into locked apartment without knocking when we were in there, not sure how he got access to the apartment, concerning! Walls are thin here so you can hear people walking upstairs. Don’t fall for the trap because of apartment size and pictures on the website, it is not a good place to live specially with family. PS: I have mostly written positive feedback in my life, just could not hold this one.

        The apartment layouts are nice and up to date. Amenities are nice and improving as much as possible. The complex has begun to be more noisy than in the past. Aside from people outside and bass from music playing all night, if you have anyone living above you, you’ll be able to hear their footsteps throughout. I can hear my neighbors have conversations in the bathroom, hear their footsteps and even when they use the microwave. For the money, it isn’t worth it.
