My move in was horrible thru and thru the place was filthy all cabinet drawers broken glue everywhere off track under stove refrigerator washer and dryer filthy outside patio windows spider webs bugs just filthy bathrooms filthy I’m still spot cleaning leaks in shower dish washer shortage in light fixtures washer dryer bad shape not a good experience at all for the cost

My experience at Appling Lakes has been exceptional. I moved in last year and have been pleased with my apartment. The service requests are answered promptly, although the time frame may vary depending on the priority.
The management staff has always had an open office policy, which has been refreshing.

To many spiders the steps are faulty and fragile. Other than that i like the facility and everything it comes with. I just think we need a car wash in the apartments

There have been several times where I felt like I've been singled out. Maintenance is very slow and often doesn't completely fix the problem so it eventually comes back again. The pool gate is left open so anybody can go in. There have been parties out there and liquor bottles have been left. The residents seem really nice.

Before moving in my A/C was not working. During the tour maintenance came and fixed my a/c however a week later my a/c isn’t working again and no one has came to fixed it. I called multiple times, put in multiple requests and been to the leasing office multiple times. I live on the 3rd floor and it’s extremely hot.

Worst apartments I have ever stayed with in Memphis. Cars are tampered and stolen with on the daily. There are no cameras anywhere so they do not care about any situation regarding theft. The office has some of the most incompetent, idiotic leasing agents who does not care for their tenants. If you want anything done they wont fix it until months later. All in all I do not recommend staying here unless you want to be overcharged every month, have your property stolen or you must hate yourself if ...

I have regret renting at this apartment, the leasing staff are dishonest, I was promised a better unit but instead I was giving a worst unit, the worst is the constant reek of marijuana, the smell seeps into my apartment daily, making uncomfortable and unlivable. Despite multiple complaints, management does nothing - no follow-up, no solutions. The leasing team even lied, claiming they'd "investigate immediately", but the issue persists.

These are the absolute worst apartments I have ever lived in. The units are horrible and appliances out of date. My heat/air has been out for months. It took maintenance a legit 2 months to replace my broken refrigerator. Plumbing is consistently backed up. The leasing professionals never answer the phones and are rarely in the office ! Please do not let the exterior of the complex fool you.

Just DO NOT move here. I mean, unless you like a non existent maintenance team and a mediocre management team who only responds once you bother them every 10 mins. For the price you pay here, you get that plus overflowing trash, pot holes, non working gates, messy grounds, broken down cars not towed, ponds that are full of algea and smell. As I sit here in my 86 degree apartment bc I have no AC.... again....and they closed my ticket after they said they fixed it (though Ive been home all day ...

Appling Lakes has to be the worst apartment complex in the area. Please do not let the outside of this apartment complex get you. Trash piles up daily, the entry gates are always broken and left open. You will also have to call bi-weekly for maintenance to fix your a/c throughout the summer months. And while you’re suffering in the heat, the maintenance staff will take 3-5 days to come “add freon” each time, instead of fully fixing the issue. So you’ll be calling again in two weeks when it leaks ...

The amenities they show you during your tour are either always closed, broken, or unavailable during normal hours. Rent goes up, property goes down.
I really regret I signed a lease with this complex.

Worst place in the world to live 1/2 star property

My son moved to this complex last year within 3 weeks his car was stolen. The entrance gate was broken and it took the property several months to fix the gate after car was stolen. Fast forward ahead to April 22 my son apartment started having water leakage from the windows in the sunroom then water started leaking from the upstairs apartment through the walls.. what appears to be black mold or fungus is on the walls and base boards. The water is so bad that I constantly keep putting towels and ...

I called C Fletcher and emailed him as well as local property manager to resend my lease and was informed that that could not be done because they had hired contractors to fix the problem well no one has showed up and the problem is worse. The local managers informed me to pay 2600.00 (Ebony) and give a 60 day notice and just deal with it. Cohen Esbey is a horrible company to deal with. I’ve paid my rent on time and this is how they treat me. Please do not trust these people or move here. Go look at reviews on year and other sites where people are telling how bad the property really is. There are videos to support the stories. It’s a 1/2 star property..
