Great Place
February 13, 2025I moved in at the end of Oct. 2024 and couldn’t be happier. I rented this apt while living in California and had numerous calls to management about some of the bad reviews online. I am so glad I followed my gut and moved here despite some of the prior resident’s adverse reviews. The staff and maintenance crew should be rewarded for the work they do. Everyone here is nice & pleasant and they make themselves available for any needs. I feel like I’m living in a little gem bc of the location and easy ...access to amenities. I’m staying! Constant water outages
September 25, 2023The water was shut off at least every week or every other week, sometimes even without notice. The office would often close early randomly with no notice. Mold and mildew on porches and in bathrooms. AC broke and it took a month to get fixed.Property Manager Responded

Roaches EVERYWHERE
May 23, 2021I moved in a few weeks ago and when I tell you there are roaches EVERYWHERE, they are! they had maintenance come in a use half a tube of clear liquid, and told me that they can only do this one more time, and then after that it is my problem and I have to pay an exterminator myself (even though I pay the extra money for pest control) so now I'm stuck in a 14 month lease while all my clean stuff is being infested with cockroaches. POOR SERVICE/TAKE YOUR BUSINESS ELSEWHERE
July 1, 2019I’ve been a resident at Arbor Club Apartments for ten (10) months and this has been the most unenjoyable experience. I’ve received over 15 notifications of property wide water shut offs that’s an inconvenience to all residents. When calling the leasing office, you’re never able to reach the property managers. There’s a lack of maintenance personnel. During my move-in inspection there was several items that was not corrected until months later that I specifically spoke to the property manager ...about during our pre-walk. The apartment was renovated with cheap appliances that broke and needed to be repaired. My apartment smelt like cigarettes and I complained about this for five (5) months until the HVAC system was cleaned. My apartment was gnat-infested/mildew infested. So I highly recommend you not moving into this apartment complex. CLK Multifamily Properties should focus more time on addressing the issues that Arbor Club Apartment has and working on creating a better living environment for their residents.Read MoreReview from Apartments.com
Poor management
March 5, 2019The complex has several water issues the water gets cut off sevareal times a month for “repairs”. I cannot tell you how many cold showers I have taken because the building did not have hot water. I have seen red mud water come out of my sinks. They have had several management companies come in and out. None of them seem to care about issues that you have. There main concern is collecting your money. Take your business elsewhere
July 30, 2018Lived here for several years as a student and loved it... until a management change toward the end of my lease. I went active duty and had to end my lease a month early, while my then significant other would continue to live there on a new lease. I was still getting calls and emails about place 6 months later even after telling them I didn’t live there and to call my boyfriend. When he went to move out they billed me for $500 in damages while I was on the other side of the world in the middle of ...nowhere. Come to find they renewed my lease WITHOUT my signature and magically “lost” the copy of my orders and the paperwork making my now ex the primary tenant. Horrible management, terrible business practices, and they have no respect for active duty personnel. Great Staff
October 17, 2015I have lived here for over a year and have noticed recently after the new maintenance man took over that the property is becoming the premier place to live in Pensacola. August 16, 2015I have lived here for almost nine years, and I wouldn't want to live anywhere else. The staff is always helpful and is fast to repair anything that goes out in the apartment. The grounds are well kept and the pool area is a nice place to relax after a long day at work. Located near a mall and many shopping centers means it is the ideal place to live because you are near everything.Review from Apartments.com
