I give it 5 stars because I just moved in 2 weeks ago. The staff is friendly, I love my new place and the community is nice... So far so good :) I truly love my beautiful lake view from every window. Looking forward to the summer so I can relax by our beautiful pool and I heard from some tenants say that we cookout all the time by the pool? I attended my first Tenants Meeting in our beautiful Community Room and was greeted and welcomed by the office staff and tenants. Love It!!!!!!!!

I was evicted and I owed less than one months rent, less than $300. The difference was taken from my deposit and they owe ME, the rest of my deposit, which I have been getting the run around about receiving it back. They had the nerve to write me a letter of recommendation stating that they would rent to me again if approved. I’ve been homeless for a few months now because of this and trying my hardest to stay positive and hopeful. My car was hit by a child riding on a bike because they play in ...

Looking to move out ASAP. If you drive through, you'll see dumpsters in the parking lot overflowing with trash. Management apparently ran out of money half way through redoing the rotten balconies. The maintenance team have multiple other properties to attend to, I can only assume this is the reason I haven't had my AC fixed all summer. It seems like there is a different person in the office every day of the week and there seems to be very little communication between them. There are constantly ...

teenagers hanging out on steps and in between apartments smoking, yelling and being generally unpleasant. TLDR: This place is a DUMP! Would give zero stars if I could.

I lived in Arbor Lake for 4 years and I would say this apartment has the potential if it were better management. When I first moved to Arbor Lake the management company was S.L Nusbaum Realty. After Franklin Johnson Group took over it was a big difference. I beg that you get everything in writing. I had several issues with my toilet running all night, ceiling leaks and air conditioner always going out. Maintenance would come out multiple times to fix the same issues. The last several ...

months at my apartment were a nightmare. People would hang out late at night in front of the apartment smoking, and playing loud music. I mentioned it several times to management and nothing was ever done. The last two months there I noticed bed bugs coming out of my daughter’s bedroom vent. I was very upset. When I contacted the pest control people to see what time they were coming out to spray, they informed me they were spraying several other units in the apartment complex for the same issue. Management never contacted anyone to even mention there was a problem with bedbugs. I moved out in October, they sent me a bill; nothing detailed what so ever or what I’m even charged for. The collection agency is very rude and will charge you all kinds of charges within the first month you receive the bill. I would not recommend or advise you to move here.

When I first moved there it was really nice. However, over the course of the year a few undesirable people have moved in and it makes the atmosphere less pleasant. I still like the management and they are always doing things for the tenants, like tenant appreciation week where they provide pastries and beverages for us. For the most part everyone is respectful of one another it's just a few that aren't.

I have been here going on 3 years now. They keep the landscaping looking great. I would say they're out there 2-3 times a week cutting grass, planting, and/or blowing leaves. We just recently got the parking lot painted again but I feel that they should use that money to go towards pest control. We are near a lake and there are many, MANY bugs: spiders, mosquitoes, unknown bugs, etc. There is also an ant problem. I found hundreds of ants under my carpet but they will not do anything about it, all ...

they told us to do was to spray ant spray (which is only a temporary fix). Also, the rent goes up without notice sometimes.The maintenance try their best to fix issues but only after hassling them multiple times to do so. The kids in the neighborhood have been breaking into peoples cars, and just today (8/20/15) a guy who lives under me was jumped and robbed by two of those kids. I'm starting to feel unsafe living here.
