February 7, 2025My son was relocating across the country and found Arc Apartments on many sites. Despite typical criticisms, the place looked nice, so he set up an appointment to lease the apartment. While still in NJ, he was asked to pick a specific apartment to rent, sight unseen, from about ten that were available. He applied, consented to a background check (normally a fee is charged). After approval a lease of about 100 pages was sent and he was repeatedly pressured to sign it before seeing the apartment. ...There were many drafting errors (3 different entities were listed as the landlord, for example) and unreasonable provisions (landlord had unlimited access, including to show the apartment to prospective tenants at any time with 24 hr notice, for example). The onsite manager was not empowered to discuss or correct these problems and would only advise that her boss, who was on vacation. would not make ANY changes to the lease and was unwilling to discuss our concerns. We confirmed with rental agent we would be arriving in town on a Monday and would come to the apartment intending to work out these issues, seeing the apartment and hopefully signing a lease. After a cross country drive, we arrived at Arc at 1:45 on Monday. After greeting us, the rental agent told us she had an appointment at 2 and we should come back the following day, stating she had cancelled our lease application at the direction of her boss since we hadn’t made an appointment and she had already held the apartment for more than two days (note that four weeks later, the same apartment is still listed on multiple sites as available). She then defiantly asked if we still were expecting changes to be made to the lease. Upon being told that we did as the lease was not in proper form, she repeated no changes would be made. We asked to speak to her boss, were told she was still on vacation and were asked to leave. Avoid
April 27, 2024They have continual issues.. is poorly built, has continual problems with grounds, pets & most shown amenities not available to residents. It is vinyl siding construction, vinyl flooring, laminate countertops — no insulation, for brand new has no central air/heat — just a unit in the living wall rm, appliances are designed to look good in photos but are low grade, and windows & doors don't properly seal. The walls & ceilings are that rough pelt spray texture, the bathroom has plastic liner tub & ...not even a decent shower head— so you will need to buy one, even the light fixtures in the units could be picked up from a home store clearance aisle for @$5. Concrete structure in halls already cracking & sprayed with gray sealant. There is nothing luxury about it, unless you want a scenic view of the city’s industrial vehicle parking lot, the smelter plant or the resident parking lots & dumpsters.
