RAT INFESTED NEGLIGENT COMPLEX

BUCKLE UP! Building 9HP next to the leasing office, has serious rodent, maintenance, & noise issues future residents should know about. Shortly after moving in, I reported signs of rodents. Management sent an exterminator who placed basic traps that caught one mouse, but the problem was never resolved. Recently, I woke up to find my 6lb dog’s food bowl completely emptied overnight. I found torn food packaging, droppings, scuff marks, tail marks, and other signs of a large rodent. I reported it ...
immediately and was told an exterminator could come the following week. I hired my own exterminator the next day, who confirmed the presence of a large rat and set professional traps. I also installed a Ring camera that captured video evidence. The photos and videos were shown to the assistant manager, property manager, and leasing staff, but my email remains unanswered. The property also has major maintenance issues. The AC closet contains a large hole in the ceiling, water damage, mold growth, and standing water in the water heater drain pan. Water has been leaking beneath the floorboards, potentially affecting both my unit and the apartment below. After management repeatedly attempted undocumented inspections while bypassing my requests for communication, I contacted the City and BSO. A Sheriff inspected the conditions, documented my concerns, and agreed they were deplorable. I also filed complaints with the Department of Agriculture regarding both the rodent infestation and the condition of the AC unit. When seeking answers, I was often met with delayed responses, dismissive communication, or no response at all. I frequently had to visit the leasing office because emails and phone calls went unanswered. After refusing to leave without a resolution, I was trespassed by Anyeleys after challenging her handling of the situation. Residents are charged for services that are not consistently provided. Trash pickup regularly skips bags left in designated locations, and walkway lights have been broken for months, leaving areas dark at night. There has also been significant turnover among leasing staff. Several helpful and professional employees are no longer there, and communication has noticeably declined since their departure. If you’re considering moving here, be prepared to deal with rodents, duck poop, trash at your door, water damage, mold, excessive noise, inconsistent services, poor communication, and unresolved maintenance issues. Just as the title says look elsewhere. The North Lauderdale location is terrible. This is a place that will charge every fee they can, and you get zero in return. Any supposed "renovations" are false and been said to been going on for over a year with no signs of it. If you own a pet be careful, unsanitary conditions and a dog area that has a broken fence for over 3 years and filled with dog poop. Maintenance requests go unanswered, anyone who works in the office won't answer phone calls or ...
emails, and any concerns you may have just be ready to be ignored. Double check your fees every month because you may get double charge. Regional manager won't reply either. Give your hard-earned money elsewhere. This is not a place for you to live peacefully.

Black mold

Poor maintenance service. They don’t care to resolve your issue. My apartment has black mold and It’s effecting my health and no one has come to resolve this issue. I’ve been complaining and trying to get them to fix this issue for over a month now and Im currently still dealing with this issue.

I went there a few days ago to see what was available. There was a man in the office swearing saying “I ain’t paying that” in front of kids. There was trash all over the whole complex. The trash containers were at there max. There was a trash pile 4 feet high around the containers. This place reeked of weed and there was a person standing on every corner of the building hanging out. Not only that, I counted 3 smashed up cars sitting in the parking lot. Im very disappointed in the new management company. I have been a tensnt here for the past 4 yesrs and although it always havent been perfect it hasnt been this bad. The complex advertises a 24hr emergency maintenance line for you to call outside of business hours. I woke up this morning to my second bathroom flooded, the hallway, the entrance to thr master bedroom snd second bedroom floor completely soaked. I called rhw leasing office with hopes of the call being able to be routed. I left a ...
voicemail, put in a maintenance request and everything. Now i have several towels laid out on my floor soaking up the water from the carpet. Aside from that every month my rent payment is a different price. We pay for valet trash every month but they hardly come when they’re supposed to. The gym has been supposedly getting remodeled for the past year with no proof of renovations. When you call the leasing office they never answer during business hours, and dont get me stsrted on the email system. They never answer the default email. Its just fruetrsting when youre paying rent a place that completely lacks communication

I repeat save your time and energy DO NOT MOVE TO THIS APARTMENT COMPLEX. I’ve been complaining about roaches now since I moved in and the issue is still not resolved. You submit work orders and it’s either completed or canceled. They’re roaches in the kitchen, bedroom and bathroom.

Management sucks. I was without a stove for almost 6 months. No reimbursement I paid rent with no problems. I was moved into a roaches infested apartment and I had to take care of the problem myself cause no one seemed to care. One year being here and I would suggest you find another apartment complex to rent from.
