January 21, 2026I’m pretty happy with our place especially after having our appliances swapped. We had very old appliances upon move in. Our power bill dropped considerably once we had everything replaced. Everything was falling apart before then. I’m happy we could work with them to resolve the issue and give us working appliances. July 25, 2025I mixed feelings about the property. Been here for 2 years and haven't had too many issues with the neighbors especially after moving to a new unit on the ground floor. I just wish the apts. had more space for the price they are charging and also if the inside renovations were done with some integrity. The front office staff when different when I moved in. Before the ladies were pleasant and very helpful. This new crew seems a bit harsh and irritated when asked too many questions. This is part of ...the reason I don't go to any of the front office events because I don't feel like I belong here and I definitely don't want to be around other people. Overall, since I stay in my little hole in the wall and don't bother anyone, then everything is fine.Property Manager Responded

stalker maintenance workers, poor management & bad quality
February 5, 2025I wish I could give zero stars. This place is HORRIBLE. The apartments are old and crusty and the rent is way OVERPRICED for the actual quality of the units. They slap white paint over everything and merely changed the hardware on old cabinets to cover the fact nothing has been updated in decades.The walls are so thin you can hear neighbors conversations and people running up and down the steps. The management team is UNHELPFUL and notorious for sneaking in random fees and are extremely quick to ...do so, but if you have a question they are unresponsive. I DIDN’T FEEL SAFE AT ALL WHILE I LIVED HERE! The maintenance staff are CREEPY. They flirted leaving inappropriate messages when I tried to coordinate maintenance repairs. I ignored the flirting at first to get the needed repairs, but when it wasn’t reciprocated I believe they started coming into my unit when my roommate and I weren’t home. I noticed random lights would be turned on and the door to my bedroom and bathroom would be wide open when I always kept them shut. They even had the nerve to lift my toilet seat up.To add we also had a brick thrown right at our front door leaving a dent which I can only assume was them because it happened right when I noticed the weird break ins. We had to install a security system in the unit which thankfully deterred them from trying to attempt any more weird break ins/brick throwing. I couldn’t even go outside to walk my dog. They would always drive up to me on their golf carts and scared him causing him to develop severe reactivity and fear. When I started to completely avoid them they began to steal my Amazon packages out of the Amazon locker and held them hostage forcing me to speak to them. They even called me on Thanksgiving (when their offices were supposed to be closed) and left a voice message saying they took my package then sent me a picture that they had my package trying to force me to talk to them and feeling very uncomfortable. Their communication system has many flaws. When we were in the process of moving out THEY put down the wrong move out date then charged us extra fees saying we didn’t move out before the lease ended but we in fact left wy before that because that place was so awful I didn't want to stay there after finding somewhere else to live. I could add so many other reasons why you shouldn’t move here but if you are a single female I definitely would not recommend just out of concerns for your safety.Property Manager Responded

Don't Rent Here -- A Maintenance & Security Nightmare
February 3, 2025I am nearly half-way through my second year at Arrive Odenton South & I do not plan on renewing. Aside from rent increasing approximately 7% from one year to the next, here's how my experience has been. Maintenance requests are not completed in a timely manner. Sep. 2023: Notified on the day of move-in that my scheduled move in time would be delayed since the apartment was not ready. With hindsight being 20/20, this should have served as the first warning of what was yet to come. Albeit, I was ...excited to move into my new place and was willing to overlook this matter. Sep. 2023: Originally issued a mailbox key for the incorrect mailbox. Mistakes happen, right? Sep. 2023: Completed the initial unit inspection and was told that all deficiencies would be addressed and a maintenance request would not have to be put in for each item. This was not the case. Dec. 2023: Submitted an initial complaint that groundwater was flooding the P-level and introducing debris in front of our units. The issue wasn't resolved until Mar 2024 only after getting the Anne Arundel Dept of Health involved and after several maintenance requests. Jul. 2024: Submitted an initial maintenance request for a leak in the unit above me. Discolored water (likely sewage) was dripping from the exhaust fan into my bathroom and posing a health hazard. I’ve personally submitted five maintenance requests and have had staff submit work orders on my behalf. The root cause of the issue had not been identified until January 2025. I suspect such is only the case since the local FD was involved. Oct. 2024: My mailbox was mistakenly assigned to the neighbor who moved in across the hall from me. I was unable to collect my mail since they changed the lock and key. It took three weeks for a new lock and key to be issued. Safety: Apr. 2024: There was an armed robbery at the corner of Blue Water Blvd and Annapolis Road. The suspect fled on foot and discarded their firearm less than 10 feet behind my unit. Late Jul-Oct 2024: At least five vehicles were broken into and/or had their wheels stolen at Arrive South. Property management addressed the issue once and has since installed a license plate reader (Jan 2025). Will additional access control mechanisms be installed? We have military members living in our community since the property is located just outside of an installation. The community, especially our Armed Service members, deserve better. Take your hard earned money and live elsewhere.Property Manager Responded
