The amenities (gym, pool, clubhouse, BBQ, access to bike trail, Valley Forge park) are outstanding. Given these, the rents are very reasonable and annual increases are fair. The office staff and maintenance team are friendly and do a good job. The rental office also hosts events (food trucks, holiday theme) when the residents can meet one another or reconnect, which is really nice.
There are only three, relatively, small opportunities for improvement. When entering each building, the garages are ...
an eye sore, delivery people basically drop shipments in a pile for the residents to sort through and some of the residents choose to drop trash and to leave pet waste on the landscaping.

Staff is very kind and helpful. Maintenance is prompt and diligent. Community is good, some people do leave waste from pets, but otherwise pretty clean. Walls are thick and noise does not get through aside from dogs. Building lobby is well maintained and usually clean aside from dogs. Definitely recommend this apartment complex to anyone looking.

It is great living so close to the SRT and the river! Always a calm and tranquil environment for a morning run or an evening stroll. We have seen deer, a white head squirrel, foxes, and even a racoon!

Nice and peaceful location. Not super "luxury", yet decent. My unit also feels cramped in size. They need new Washer/Dryers. Community not all that social.

I’ve lived at Arrive since 2022 to which thus far it has been a good experience however, the downside is it’s a community of mainly dogs and the smell follows you from entry point to hallway. Not a pleasant smell to smell. They have to realize that everybody does not wash their dogs. Everybody is not used to smelling dogs when they come home so there are people in this residence that don’t care for pets but live at Arrive because it is a nice place to live. They should have a separate area for ...

Service maintenance is very respectful and prompt. Property management is upbeat and very helpful. The grounds around the river could use a few more benches facing the river though so walkers can sit and rest and enjoy the river and wildlife.

The staff is friendly, helpful, and very responsive, and the apartment feels comfortable and homey. I’ve really enjoyed living here and feel at home in the community. The walls are a bit thin, so there’s occasional noise, but overall it’s been a great experience.

I have had a generally great experience here. There was one issue where my car was incorrectly towed from its parking spot, but the leasing office was helpful and resolved the issue immediately and ensured that it will never happen again. I enjoy living here.
