Love living in Artline. The new management is amazing- very personable, responsive, reasonable increases, etc. As long as the current management stays, I'll be here until I decide to buy a home. The apartments are spacious, for SW, with great views and appliances.

Roaches, Decomposed body in apt & sewage issues

I could go into so much more detail but I wanted this review to be short enough that it was easily read/digested. Management thinks that changing the name to Artline apartments they will evade the scores of negative reviews it’s accrued over the years. Google 301M apartments to get the true lay of the land. Both the leasing and maintenance teams are a special breed of lackadaisical incompetence, making for a tornado of absolute do-nothingness Roaches roaches roaches everywhere: in your bed, ...
hallway, stairwell, elevators. Embarrassed, I stopped inviting guests over, induced anxiety while sleeping. They’ve had to bomb entire floors & tent apartments, to no avail, the problem is too far gone— they keep coming back. Resident died & their body was left so long in the apartment it decomposed, despite constant foul odor & rampant maggot-fly complaints by residents. Hazmat team had to come and clean. My rent increased 28%. Don’t be fooled by the rent specials. Despite having a minuscule fraction of amenities (ie. no pool) they think the rent should be equal to the newer surrounding luxury buildings. Frequent mishandling/missing delivery packages. Concierge will eat your food delivery if you don’t pick it up quickly Constant sewage backup causing flooding/damage/odor. I wish I could add the dozens of pics to show the damage, had to use renters insurance to recoup. Constantly gunfire from the adjacent housing development, especially beware if your apartment is on the side that faces it.

Attempted to set up a tour to view apartments but no one showed up.

Using the schedule a tour option on their website, I requested a day and time for a virtual tour. Immediately I received a confirmation for the virtual tour and a link to join. Day of the tour, I use the link and type the provided password, 20 minutes passed of the 30 minute tour and no one from the apartment complex joined the link. unavailable. I understand that things pop up last minute, but to not send any response to reschedule or apologize for a mixup really shows the kind of customer service they provide.

301M is great!

301M is a great building in a great location. The apartments and lobby area is updated. Everyone in the leasing office and the front desk employees are super nice. I feel very safe here and love the few minute walk to the Wharf, Navy Yard, and living next to a Safeway/metro station is so convenient.

New and Quiet

Been here for over a month now. The apartment was spotless during move in, and everything is in fantastic condition. Small things have broken here and there, but the mx team is quick and professional. The soundproofing is great, because I can't hear my neighbors at all. Metro stop is only 100 yards away, which is super convenient. My only wish is that the cabinets were not so high up

Move... anywhere but here!

I have been a faithful Bernstein Company renter for 3 years, I moved into 301 M and can't wait for my lease to be up. For the pros of the building the location is great, but that's about it. I moved into the building in March and once here I noticed that the apartment had some critical issues, hard wood floors were advertised, but I noticed after moving in it is vinyl tile and it was poorly installed. It had started to lift and bubble. This building has also gone through a couple of management ...
companies, and property managers. The current manager is pleasant enough but not very attentive or responsive. I have emailed a few times about a few issues the main one was a physical altercation between 2 tenants which resulted in one stabbing the other. It has been a month and both tenants are still in the building. This makes it uncomfortable of you run into either of them or both of them while in the lobby or roof. And when asked in person the property manager said she had no idea about the situation. During this global pandemic, a lot of the amenities we pay for in this "luxury" building are not available due to social distancing. But we have one that has remained open and that is the roof top, but it has been neglected. Almost 2/3 of the roof has plant beds and they are over grown and not pleasing to look at. We also had patio furniture and one day management decided to take half of the seating away and give it to another building. When management was asked about both through email and in person, no response was given via email and in person I was told that they took it away due to COVID. I asked why now it is almost October, why wouldn't you take it away at the beginning of the pandemic? Then I was told that it was broken. I said that wasn't true it was just relocated to 1001. I also asked if they were going to replace it, and was told no. So I paid a $500 amenity fee and all of the amenities are useless. Security. This building is supposed to have security, but on several occasions security has been lacking. We have a gate that is on 3rd st that has been broken for months. We have fobbed entry and not all the doors will lock behind you. Some kids a few months ago gained access to the building, went behind the security desk and stole fobs that accessed the building. Packages go missing, we have a cleaning team and the cleaning is sub par, I could honestly go on and on. Do yourself a favor, move anywhere else but here.
