Not Great for the Price

Axio has some positive things to offer but the negatives outweigh the good.
I'll start with the good. There is a lot to like about the apartments themselves. They are nicely appointed and have plenty of features. Lots of storage with large closets. The kitchen is modern. Many units have large balconies and screened porches. The car chargers are free, and for the most part, people move their cars once they have been charged. Some people complain about noise from their neighbors but I have never ...
experienced that. The location is also convenient, especially if you work in Carillon Park.
The not so positive: The entire property feels neglected, even though it's only ~4 years old. The hallways are soiled to the point of grossness. Part of this is the dirty residents who let their dogs pee in the halls and elevators. See it all the time! The landscaping is unkept with dead weeds where flowering plants used to be. The gym is shockingly small for a community of this size. The smell of the dog park will make you gag. I don't think it's ever cleaned. The garage is also dirty and the gate hasn't worked in nearly a year. There are 55 reserved parking spots but they charge an outrageous amount for them. This means they are ALL empty, which only adds to the overcrowded garage. Economics would tell you that charging less and having some rented is better than having none rented, but I digress.
I regret moving here even though it was always meant to be temporary. Although these apartments are advertised as luxurious, I do not see that in reality, so I cannot recommend them.

The leasing office is very poorly run. They are rude and dishonest. Also the fire alarms go off all the time without notice. Look elsewhere.

For future residents, you should think twice for moving here, even though building looks nice and modern, when you move you really find out huge internal problems. First of all, the building made up by cheap, thin material that you will get complaints everyday by your neighbors, for walking in your place, you put music on your TV and even if you have dog it is almost impossible to have pet here, every time my dog was walking neighbors were hitting our ceilings and make us disturbed. amount of rent and your apartment is your personal space, however you have to be watch your every steps and activity which makes ur life like hell, and even management knows about that, and they still send you complaint letters and call you every week, I am glad I moved out will never go back that and I wouldn’t recommend anyone. 1. Gated garage is constantly broken, which defeats the purpose of having a gated garage if anyone can get in. Several weeks ago we had a shooting in the building/parking garage. This makes everyone here feel unsafe. Many of my neighbors have left.
2. The elevators are constantly broken. The main elevator that goes into the lobby most recently was unusable for weeks. This is highly inconvenient if you don’t live on the bottom floor. The moving elevator also takes turns breaking which is ...
frustrating as well.
3. The hallways and elevators smell like wet dog always. My guests have complained of the smell and it’s become an embarrassing thing I have to explain each time. The previous management company had hallway scents that kept everything smelling fresh and their cleaning staff seemed much more on top of messes. This current company doesn’t seem to care or want to spend the money.
4. We’ve had 2 fires the last two weekends, always on a Sunday. The first one was at 12:45am, and our evacuation lasted for 2 hours. There is no security officer and no staff working to facilitate anything in the event there is an issue. While I appreciate that no one can control fires happening by other people, we are a smoke free property, and that late on a Sunday, I’m inclined to assume drug use was involved.
5. The facility is new. This can mean that you’re the first or second person in your apartment, which can be nice. The look of the actual apartments is pleasant overall, although there are hints if you take a proper look that it was rushed through. Cracks in the walls, uneven baseboards, paint on areas by accident, etc.
6. There are great amenities. Two salt water pools. Hot tub. Lounge areas. Great gym. So I will say that’s a pro for this complex.
7. They are not reasonable with lease renewal. I don’t know if their corporate is greedy, or management is unwilling, but my lease is about to expire, they raised my renewal cost (not by all that much), however my current model is being leased for about $400 less than they want me to pay to renew. I asked to pay deposits on a different apartment, same model, to get that rate, and to physically move, and they said they can’t do that. Seems odd since there are about 13 empty units, just my layout alone.
Overall, if you are looking for somewhere long term and not just 6-7 months, this isn’t where you want to spend your money.

I’ve had multiple situations where the police have been called and they can’t get into the building which is a huge safety issue that management has not taken seriously. There was also a shooting there recently and managements response was “As you can appreciate, no one can ensure your safety”. For the amount of money you pay, there should be a courtesy officer there. Multiple people have voiced this concern and nothing has been done.

If I could give 0 stars, I would. Absolutely RUN the opposite direction. All of the negative reviews here are absolutely 100% honest…. Management has already rolled over and no one knows what is going on. Not to mention they are the most unhelpful, unprofessional staff I have ever worked with. I’ve had to call them at least 4 different times to correct balances that they ‘mistakenly’ over charge for…they’re nice about it and apologetic saying it will be fixed until 3 weeks go by, it’s still ...
incorrect and then they get upset when you call to see what the delay is. (3 weeks!) Our lease ended in November and we are still somehow getting charged for utilities (Our November utility bill was posted in early December and already paid. Not to mention we lived there August-November and could already tell it was going to be a nightmare…we broke the lease and left). They won’t close the account out and now do not answer calls or emails. Which means there is an incorrect balance sitting unpaid in my name that I’m sure will soon start to affect credit. I’ve spoken with them about this numerous times prior to leaving and each month was assured it would be fixed and that we are paid off yet somehow the account is still open and getting charged
The only girl in the front office that knew what was going on is no longer working there if that tells you anything. I have lived in many COLLEGE apartments and none of those even compare to how bad this is. If you want a professional leasing team that is respectful to tenants and won’t ruin your credit then please look elsewhere.

Where to start? New ownership group took over recently. They don't communicate. At all. Or respond to issues. Neighbors are loud. Weed smell permeates. Key fobs don't work. Outer doors don't lock. Doesn't feel safe at all. Mold has been reported in several units. Parking gate is broken. A car has already been stolen from the parking garage. A pile of garbage is stacked 10 feet high in the loading dock. Not exaggerating!! A resident told me that they were going to notify the Housing Authority. ...
Maybe they'll listen to them. Residents? Not so much. There's dog poop everywhere!! You're gonna want to watch your step when/if you visit. The indoor dog park has to be a health code violation in waiting. Enter that area at your own risk. In talking to other residents, everyone is complaining, and nothing is getting done. So, here I am, trashing my home in hopes of change. Sad. Not holding my breath. Well, full disclosure, when I walk by the dog park, I literally hold my breath.

Beautiful place to live with an amazing sky view lounge on the fifth floor and a saltwater pool. However, the reason why I gave these apartments a lower rating is because the residents will not pick up after their dogs and leave their waste on the sidewalks! I cant fully enjoy a walk around the building alone or with my pet because I always have to dodge huge piles of dog waste in the middle of the sidewalk. I've also witnessed people sometimes bringing their dogs to the pool and letting them use ...
the bathroom near it when pool rules clearly states "NO ANIMALS ALLOWED". I wish management would be less lenient with these rules and possibly ban repeat offenders from the pool or give fines to those who dont pick up after their dogs.
