Nice Property, Disappointing Move-In Experience
January 25, 2026Bela Rosa Apartments is a visually appealing community with a convenient location; however, my initial entry into the complex was extremely disappointing due to management issues. Maintenance has responded promptly to submitted service requests, and I want to acknowledge that. Unfortunately, the concerns I experienced at move-in were marked by poor communication and a lack of follow-through from management, which created unnecessary frustration during what should have been a smooth ...transition. While the community is attractive on the surface, several amenities have been consistently unavailable. Since the time I have lived here, the hot tub has not been operational, and the pool area is currently closed for ongoing repairs. This closure has also limited access to the gym, significantly impacting residents’ ability to use the amenities they are paying for. Although the property has potential, improvements in management accountability, transparency, and resident communication—particularly during the move-in process—are needed. Until those issues are addressed, I cannot recommend Bela Rosa Apartments without reservations.Read MoreReview from Apartments.com
No complaints ! Very nice property.
July 16, 2021After spending 6 months at another brand new complex I was hesitant about moving to Bela Rosa. But boy was I pleasantly surprised. The staff is pleasant ,attentive and did a great job communicating availability through the unit selection process The property is well laid out with beautiful landscaping and plenty of parking with large spaces for full size vehicles. The unit itself is large with tons of closet and storage space and was immaculate when I moved in. Highly recommend.Property Manager Responded

Great staff
March 25, 2021Office staff is amazing. Micalah, Misty, and Elizabeth! They are helpful and have been doing something for the residents on Thursday’s for thankful Thursday’s which is so nice of them. Don't expect maintenance to ever show up
February 17, 2021I have lived in the complex for 2 yrs. The one time I need maintenance to fix anything no one shows up. My kitchen sink backed up. I was wondering why it smelled so bad under the sink. Course when 8 inches of black stinky water backed up into the sink I realized why. I contacted maintenance through email at 830am and contacted management directly by 1030-1100...they had the entire day to fix it. And it was the 1st time my girlfriend came over and my place smells like crap...i thought they ...would have fixed it by the time we got to my place by 530 ish...really not happy...will fix it myself....Property Manager Responded

As for nonemergency work orders like yours, we try to fix them within 2-3 days at the latest. Please communicate with the office if there is something you need and can not wait for it. No no no don't do it!!
February 11, 2021I am a long time resident here and my lease is up in December!! I can't wait! This place has gone down hill!! Management that doesn't care or communicate with residents! Rude front office staff! Only enough maintenance staff to handle emergencies and not regular maintenance items! Hot tub has been down for 3 months! Scorpion infestation hard to control even with exterminator! Large dogs allowed to run around without a leash! Units are outdated! Still have carpet on first floors and appliances are ...old! No real perks offered! There are plenty of other options within a 5 to 10 mile radius! Keep looking!! I feel it's important to enjoy where you live and at this point I don't! Stay Way

EPCOR Water, which is a utility company in Anthem, has been cleaning and repairing all man holes and pipes throughout the city and did the same at our community. We are happy to report this project has been completed and apologize if this caused any discomfort. We allow up to two pets per apartment and also have a breed restriction list. We would be happy to go over this with you in more detail and if you're seeing policy violations, we want to know about them. We do charge a $10 flat rate for garbage and this rate does not change based on any community repairs or changes in service. Do not rent here
May 19, 2019I had a stroke on 2/25/19, this same day we received a notice that we needed to respond. Seeing that i was in ICU could not respond now that we have moved out they charged me for giving late nice by couple days. i had 23 flights of stairs to walk up and down. we asked annette front office if we could break our lease she said it can only be broken if someone died. i'll i can say is thank goodness i did not fall. Never responded to Complaints regarding our loud neighbors, cars blasting their music ...going through the complex, cars speeding, PARKING tenants that have garages uses them for storage. pool is always closed and moldy, THe complex needs to be painted on the outside and the halls to enter into your apartment are filthy. You might get your lease low but keep in mind your water bill runs over $100.00 a month and they include this into your monthly lease, the do not tell up up front that you have to have both APS and SW Gas. OF course they are keeping all but $65.00 of my deposit, punished for late notice to move out which again i was in ICU. I've already contacted legal counsel regarding this issue what Annette told us is not what our contract states.Property Manager Responded

We do require a 30 day notice of all of our residents, whether they are breaking their lease early or finishing out the term. When a resident asked to be released from the lease due to medical reasons, we will simply ask for the resident to provide a letter from a doctor explaining why new restrictions have made it unable for you to comfortably reside in your home. I am happy to report we have this community on schedule to be painted this year. We would love to speak to you further about the specific concerns you mention in this review and clear up any confusion you may have. Do Not rent here
December 10, 2017This is the only apartment complex in Anthem and they total take advantage of that. The exterior buildings are run down and need painting. The halls are is even worse condition. They are filthy and smell bad.The pool is missing tiles and always has to much chlorine in it.The office staff is so RUDE. They are not interested in being bothered with you or your concerns.
