Expensive community with poor management.
December 21, 2022The best part about living at Bell Riverside is the location. Otherwise the property is unsafe, poorly maintained and the management teams, several in the last year, have a significant lack of care for the residents. It looks beautiful in pictures but if you choose to visit, look closer. It's poorly maintained both in upkeep and cleanliness with most of the amenities out of order for unreasonable amounts of time. The most pressing example of this is the gated entry. It has been out of order ...for close to a year, since January 2022. This has lead to several security incidents including car break-ins, motorcycle and package theft, as well as increased homeless activity. Save yourself the frustration and choose a company that cares about it's residents and puts an effort into maintenance.Property Manager Responded

October 27, 2022It is impossible to refer anyone to the complex, we have been here over 4 years, lived in 3 different units (been victims of water damage leaks 3 times) and experienced double digit rent increases every year (14%) this year. Residents have been given excessive rent increases, moved out and found their prior unit rented for less than the renewal offer. A more flexible approach verse "market metrics" needs to be evaluated. It would be my opinion that the complex charges above market rent for the ...quality, condition and age of the Apartments. I found it ironic that it is marketed as Luxury Living, but we have the cheapest appliances on the market (coil electric stoves, top freezer refrigerators and entry level dishwashers). Please consider these comments as necessary feedback and not a rant. Many residents who loved living here have moved over frustration with deferred maintenance and high rent increases.Property Manager Responded

My friends and I have been using the bike rentals they offer too so we can explore the area more. Everyone in the office is super nice and helpful. Jenn and Abi made my move in process so easy. The maintenance staff as well is wonderful. Levi, Ashif and Deivid do an excellent job of fixing any issues in my home but around the community also! July 11, 2022Communication by management is poor. Being instructed to remove furniture from balconies for 5 months was inconsiderate since painting, washing is done in phases. Pool and Spa management is poor. Requests for improvement are met with we have maintenance 5 days a week. Chlorine levels are not tested daily even during heavy sunny periods or heavy usage- thus the pool going green last week. Algae is not removed from the sides. Water levels are often substandard low so filtering system can't work ...optimally. This is an important amenity and it is not being properly attended to. The Dock umbrella has been removed making that area unusable during the summer days. False fire alarm allowed to go off for over an hour- management said they could not walk the property as previous management had done- they were not allowed to. Management often claims that they were hand chosen for this assignment because they have years of experience managing properties -if that is the case why is the communication so poor and antagonistic. If the message is we don't care about our tenants that has been communicated very well.Property Manager Responded
