my opinion
November 4, 2025I've been living in this apartment complex for a year or more. I've been reading the previous reviews, and I think they've been a bit exaggerated, as the staff here are excellent and attentive to any problems. Cristina, the manager, is a lovely person and always helps with any issues. There are some cleaning problems in the common areas, but from what I've observed, it's more due to the tenants themselves than a lack of cleaning. The cleaning staff do their job, but often it's the residents who ...don't maintain cleanliness. Also, there's beautiful landscaping, and sometimes the fallen leaves contribute to the problem. The maintenance staff always do a good job; I have no complaints about them. This is just my personal opinion, I want to make that clear, but for me, it's a good place to live.Property Manager Responded

They replaced everyone’s key access to their buildings to fobs late 2023 and that has been included in everyone rent because the tenet clearly has to pay for that. It’s charged as a utility fee. 3. They make you pay for amenity fees, and the gym equipment are dated and usually broken each and every time you go into the fitness room. So before you ...pay for the amenity fee, you may want to double check to see if the equipment even work. The pool is usually dirty with green algae so you may want to double check that as well. 4. Most importantly, they make you pay for parking yet there are no security for your cars. In fact the security of your car is your own problem. Cars are being broken into and stolen in this community and they do not have any cameras, even though they say that the community is under camera surveillance. The buildings have a mold problem. The buildings are smoke-free, but they ignore complaints of people smoking in the building buildings. While Elkins Park is an extremely desirable location the community is crap. And considering that there has not been a positive review since 2020 that should tell you a lot when apartment hunting. :::: Please note::: the community is gated access not gated secured… there is a fence around the community to make it more private, but anyone can come in and out of it as it is a one entry in and one entry out.Property Manager Responded
October 30, 2025Hi, we started charging the utility fee in March 2021 and implemented the Fob system in April 2024. We have taken steps to address the gym equipment issues and have new treadmills in place. Regarding the pool, we have made improvements since 2022 to ensure it is well-maintained. We take mold issues seriously and strive to address all complaints promptly. We are continuously working to enhance security measures. We do not have a fence around the property or a gated access. May 6, 2022There are many things to say about those property. The poor reviews are true and we definitely tried to give this place the benefit of the doubt. The shady business practices by this management company makes living her feel like a hassel. It's a shame because we really do love our unit but the headache we had to go through to make sure they were holding their end of the deal was like pulling teeth. We did a lot of our own apt fixes to just get things done. The next tenant will be off to a good ...start. There isn't any employee retention, you cannot get a hold of the office if you need to but they will send an email with your rent statement or if you are late!!! You have to go into the office to speak to someone (if you are even lucky to see someone in the office). There is also a lot of downplay, so beware of that. These rent prices are not even worth paying also (possible price gouging?). This management company also has a bad reputation in NJ. You do not pay for your own water, it's split with the whole building you live in. TOO MANY fees that could be easily covered and used by the management company to repair the parking lot (you cannot see the parking lines), clean up the grounds better and invest in their tenants. April 14, 2022I lived here for three years in two different apartments. The apartments look nothing like the photos featured in this. Everything is so cheaply made that it all falls apart. Doors do not close all the way drawers are always jammed. My roof started leaking I complained so many times no response. Finally went in person to get someone to help me, and then had to follow up to have someone come look. They never answer the phones or call you back. February 11, 2022Don’t move here. Been having issues since before we moved in. There were beer cans is out sink at move/in, water leaks from the ceilings, there are cracks in the ceilings/walls, the flooring comes up and is not level, there isn’t new carpet on move-in, when it rains the water comes in through the windows, there’s a constant draft from the balcony door, the A/C and heating units are useless, we have to flip the breaker if our microwave and coffee maker are being used at the same time, the leasing ...office is close to impossible to get a hold of. Ridiculous Rent for Poor Services..Be Aware!!!
October 2, 2021I have lived at Brookview for 3 years and FINALLY ended my lease. Pros: Quiet. Can never hear any of my neighbors in my building. We lived on the 4th floor so we never experienced any bugs outside of spiders, daddy long legs and oh invasion of wasps(which will be explained in CONS).Plenty of parking. Cons: AC was broken for almost 2 years. Floors sinking throughout apartment. We lived on the 4th floor and never used our balcony because there was an wasp infestation coming into our place, ...maintenance came once and did nothing to fix it except replace the screen. Maintenance is horrible for the amount you have to pay. The request system needs to be updated because it's your word against the office and they tend to try to not be responsible. People do not clean up behind their animals, no security in building (i.e doors do not lock and anyone can come in), intercom never worked in 3 years living there. Badly clogged sinks that were never really fixed and water is turned off sometimes without notice. September 23, 2020No one could think this place was five stars. For what you pay (cheaper than the surrounding luxury apartment rentals) you get a decent amount of space, albeit very poorly insulated which leads to high heating and cooling bills. God help you if you have a late night maintenance emergency. Also lots of pot smokers even though this is advertised as a smoke free complex. Property Mismanaged - No Maintenance, No Response.
July 14, 2020Brookview Apartments is located in a nice, quiet neighborhood, and the apartments are reasonable. However, while living there there were two significant issues for which I have to leave a negative review. First, my second year there it became absolutely impossible to get any maintenance. Any requests were simply ignored. At one point they had one single maintenance employee for over two hundred units. The second issue is that it has been impossible to get my security deposit back.
