As a current resident, I strongly encourage anyone considering CW Cypresswood to take its 1.2 rating seriously and look beyond the website photos, move-in specials, and advertised amenities.
The pool has been closed since early May, it is now late July and management has still not provided residents with a clear explanation, consistent updates, or a dependable reopening date. We have spent nearly the entire Texas summer without access to the “resort-style pool” the property continues using to ...
attract new residents.
More than a year ago, I personally reported problems with the gym weights to the leasing office. The issue was never properly resolved, and another recent resident review now mentions the same problem. Management also sent a notice in early spring promising to pressure wash the hallways, stairs, and common areas. That never happened. These areas remain dirty and neglected, with accumulated spider webs, bugs, and grime.
The lack of accountability is just as concerning as the maintenance problems. Residents receive conflicting answers, vague excuses, or no response at all. When people post negative reviews, management responds with generic messages telling them to contact the same onsite office they have already contacted repeatedly without results.
Meanwhile, full rent continues to be collected and the property continues advertising amenities that residents cannot reliably use. Before signing a lease, insist on personally seeing the pool, fitness center, hallways, and stairwells. Ask management to put in writing which amenities are currently available and when any closed or broken amenities will be restored. Do not rely solely on what is advertised online.
Based on my experience as a resident, I would not recommend signing a lease here under the current management. The 1.2 rating is not an exaggeration—it reflects serious and ongoing problems with maintenance, communication, and accountability.

POOR MANAGEMENT/ ROACH INFESTATION

Amanda is Great! but not so much the actual manager Cristina. I just moved in and have had issues with roaches and the unit being clean itself. Amanda was very understanding and willing to move me. I informed the property manager and there was no apology or empathy for the unit being the way it was. I provided pictures and everything and there has yet to be a response. Amanda is doing more of the manager job than the manager in my opinion. She deserves a promotion!

reviews prior to move in because honestly yes, you can already see the issues upon move in. I already have a file with pictures of the unit prior to me moving in and I have only been living here for 5 days.
I had a roach crawl on my hand when I first moved in and was cleaning the drawers in the kitchen, there was another one in the kitchen drawer that I also had to kill, so that was already two. I moved the stove and there was a dead roach. There was another one on the side of the fridge. When I called to let them know their response was "Oh ok put in a pest control work order" like huh! That should've been handled prior to me moving in. I have not gotten an email back or anything.
Prior to move in I also asked if there would be a January move in special and I was told no but as soon as I moved in, they put the January special up. They definitely try to get over on you! If you move here, it is best that you have everything written proof and pictures of everything!

Poor management and mold/unsafe living conditions

DO NOT MOVE HERE! The unit was in an unacceptable state with several issues that should have been addressed before my arrival. The apartment was not cleaned, leaving dust and dirt throughout, and I’ve been dealing with persistent bug, ant, and fly infestations. There was MOLD on the countertops, oven door, and door frames, and the dryer doesn't fully dry my clothes because the lint catch is rusted out. While the blackened and discolored carpet was replaced the day I moved in, other problems ...
remain, such as swollen baseboards, a rusted oven rack, a sticking door, a cracked window frame with broken security tabs (suggesting a possible break-in attempt), and a balcony railing with chipping paint. The countertops are also discolored.
I had to deep clean the apartment myself because of its poor condition, which is completely unacceptable. Additionally, maintenance has shown up without prior notice while I was at work, and although some issues have been addressed, many remain unresolved. For example, the oven drawer was removed but never replaced, and despite Linda scheduling a walk-through with me, she never showed up.
To make matters worse, my lease includes a gate remote, but I was informed after moving in that the complex no longer supplies them. This missing amenity significantly impacts my experience and security.
Adding to the frustration, management is unresponsive to emails and has failed to communicate properly. This lack of communication makes it nearly impossible to get the necessary repairs or information, leading to a highly unsatisfactory living experience. This property is not kept clean. The security gate has been broken for several months. There have been several thefts and even a shooting at these apartments. The management does not in force that the tenants pick up after their dogs so there is dog poop everywhere. These apartments are very expensive and you would expect the management to make sure they are well maintained. Prior to the complex being bought out the property was maintained far better. Can’t wait for my lease to be over to move out of this nightmare. When it rains, the water floods my doorstep and even enters the apartment. Then the stagnant water stays for upto a week before it dries up. Molds form close to the door.

While this place might look great and seem great, do not be fooled. It is built on the cheapest bidder. The cupboards are hit or miss if the doors are aligned properly. Was told a contractor would be Feb 23, and I asked about it Feb 28 they said they came by and the dog was not away so they couldn't enter...someone was home all day and the dog never made a peep. There was no note left , no phone call, no email. They work when they want, and how they want. If you want anything done you have to hound them. Did I mention I have a two year old? Safety, inspections and maintence is not high on the todo list here. There is constant theft on the cars. Was told a security gaurd would be hired to patrol the grounds and that has never happened. I have talked to a hand full of people that have paid out of their lease early just to get away, but sadly that is not an option for me. Save yourself the headache and go somewhere else.
