      • A Constant Headache

        September 25, 2025
        Truly my worst living experience in Columbus. When I moved in there were signs advertising the heated resort style pool open year round. During my lease, Champion property management changed this to the pool being closed every September with all outside amenities locked off. Yet the already high rent continues climbing. When backing out of my parking spot, a rivet sticking high out of a concrete stopper caught my bumper, ripping it off completely. I went without a car for a week and my insurance ...
        went up, but all communications were met with deflection and no apology. The rivet was quietly fixed - their only concern was liability, not tenants. I received an email about “routine property checks” noticing my expired tags, threatening to tow my car immediately. Yet they never address overflowing trash cans at exits or the disgusting steel pipe residents must use to poke trash down the fly-infested garbage chute. I’ve had constant electrical problems requiring outlet rewiring. The fire alarm goes off every few months causing mass evacuations. There have been TWO massive car pile-ups on Route 23 that destroyed multiple tenant cars, never addressed by the building or Champion. After not renewing my lease, there’s been a non-stop parade of Champion staff entering my apartment. They claim 24-hour notice but tie notes to doorknobs with ribbons - no email or text. If working from home for 18 hours, I never see it. Every entry has some elusive reason: radon, lenders, vendors. I’ve always paid rent on time and caused no problems. Other Columbus apartments let you pack in peace and inspect after move-out. With Champion and Caldera, tenant privacy and comfort matter little, and non-renewing tenants are just obstacles to flipping apartments. If that’s your idea of luxury living, you might not mind. Otherwise, spend your money anywhere but these steep rents.

      • Excellent life at clean, safe, and well-maintained community

        I currently live at Caldera House, and my experience here has been excellent. The building is always clean, safe, and well-maintained. Both the management and maintenance teams are friendly, responsive, and communicate very well. It's also a very pet-friendly community, with ample grassy areas and convenient pet waste stations throughout the property. If you're looking for a modern, safe, and clean apartment in the area, I highly recommend Caldera House.

        This is the perfect first apartment anyone can ask for. After looking for so many places, the champion team and Aria made the process extremely easy.         We have been at Caldera House for approximately seven months now. I was impressed when I walked in to tour the facility. I was greeted at the door by a well-dressed and well-spoken employee. We sat down in the coffee shop and discussed my needs and wants. We toured several units, and she answered all of my questions. Finding the perfect unit was surprisingly simple! Overall, Caldera House is an excellent place to live! The facility is well-kept, the management is friendly and professional, ...
        and the residents are polite and respectful. We have been delighted with our time here! We are close to a great school, shopping, and anything else we need. Maintenance is spot on if we have any questions or concerns, and they always follow up to ensure we're satisfied (even if it's just an air filter replacement). There is always someone around the front entrance to point visitors in the right direction or assist residents. The pool is open year-round, and a gorgeous resident coffee shop is in the front lobby. One thing that impressed us most was the regular resident engagement opportunities. At least once a month, there is something fun for us, like a food truck, Panera breakfast on the go, family holiday photos, or a fun pet contest. These activities are excellent!!! Overall, you won't find another landlord that will go above and beyond like this crew! They get an A+!

The amenities were top notch and always well kept, it was great to treat guests to such a set up with many things within the area to do. Although I had nothing but the best experiences with all staff I would like to give a special shout out to Tyler the community manager I worked with a lot who was always super professional, knowledgeable and made sure anything that I needed was taken care of in ...

I would also like to acknowledge Tieran on the maintenance behalf, he always did a wonderful job, was quick and perfect with his work even when I had an issue that I did not include on the request he was more than happy to take care of it then making things easy and convenient for me. Having valuable members of staff as such for a company is truly important from a resident's perspective and could ultimately be the difference between where we chose to live I have been exposed to many other places when this was not the case and immediately continued to look elsewhere. I believe this staff worth to the company is irreplaceable and should be recognized.

        I haven't lived in an apartment in over 10 years and wasn't sure what to expect but the property management team and amenities at Caldera are fantastic. The property management team is friendly and professional, the building and my unit are maintained well, and I especially love the gym, pool, and being able to pop down to the clubhouse for my coffee in the morning.

        I love living at Caldera House. The entire leasing office staff (especially Meredith and Tyler) is amazing and always so kind and professional. The amenities are great, it's always clean, and any maintenance requests are quickly taken care of.
