Awesome community
January 31, 2026This apartment home community is an excellent place for families, couples, and singles. The staff is responsive and always helpful and friendly. The maintenance department is AMAZING and responds almost before you finish placing the request. The grounds and amenities are well taken care of making an attractive and pleasant environment. I wholeheartedly recommend Caliber Lake if you are searching for a reasonably priced apartment home with several floor plans and options to choose from. Traumatizing experience for me.
December 11, 2025My experience here was extremely disappointing. During my time at Calibre Lake, I encountered constant maintenance issues — recurring repairs, outdated fixtures, and frequent bugs. When I reported that the bathtub needed resurfacing, they attempted a temporary fix that left me unable to use my bathroom for several days and instructed me to ‘go to a gym’ if I needed to shower. After I moved out, they tried to assign the cost of a full tub replacement to me, even though the issue had existed prior ...to my complaint. The building also has significant plumbing issues. You can hear the water loudly through the walls day and night, and it affected my ability to sleep to the point that I had to purchase noise-blocking headphones. I was told the only true fix would require knocking down an entire wall, which would mean more construction in my unit — and this was after they had already been in my apartment for about 10 days during my first month to fix a kitchen leak. At no point did anyone offer an apology, a rent adjustment, or even a temporary hotel stay while paint fumes and repairs made the space uncomfortable. I also experienced interactions with management that felt unprofessional and uncomfortable. The property manager attempted to deny my support animal, and based on other reviews, it seems I’m not the only one who has felt that her approach can be more emotional than professional. When I raised concerns, instead of feeling supported, I often felt dismissed or singled out, which contributed to an environment that did not feel peaceful or tenant-friendly. This was not a positive living experience for me, and I would encourage potential residents to look closely before choosing to live here. I wish I had known these things beforehand, so I’m sharing my honest experience for others.Property Manager Responded

Beautiful Community!!!
March 3, 2025I moved into my unit on March 1st and throughout the ENTIRE process Lauren and Jeanine were so helpful! Initially when visiting the property it was serene, clean and safe. The apartment offered many different amenities such as a gorgeous sunroom with French doors, a large laundry room, spacious dining room and more! It was a no brainer going with this community. The staff and the environment is an amazing place to raise children and it is very earthy with a lake included. terrible service, police
September 29, 2024I cannot recommend this place. We recently visited for a tour and were not greeted upon arrival, leaving us to stand in the lobby. After a few minutes, we ventured further inside and noticed a man in casual attire engrossed in his phone, seemingly playing a game. He didn’t acknowledge our presence, so we decided to leave. We even heard the door beep when we opened it, indicating he was aware of us. This likely explains the 10-minute wait to enter the gate, as no one responded, and it also ...aligns with my fiancé's experience a few days earlier when he couldn’t get anyone to answer at the gate during the day. There were also about 4 police cars entering the community as we were leaving. We went to a property down the street after and were immediately tended to and made to feel like we were valued.Property Manager Responded

You stated you recently visited but we do not have any unscheduled tours in our records and also do not see any missed calls from the call box recently. We also contacted the police department to check and they have not dispatched any cars to our property any time recently and stated it was a very rare occurrence they do. June 16, 2016NEVER MOVED INTO ANY OF THEIR APARTMENTS...STAY AWAY My husband and I moved in Calibre Lake Apartments In Smyrna, GA with the false pretenses from your office the it's a nice clean luxury apartment Nieghbor... We only been here since June 7 and that's 9-10days it's been a horrible nasty experience. They have a horrible roach problem and the refrigerator was nasty when we moved in, the vents and area where hot water heater is in Landry room is FULL of dust, a lot of electrical out in most of ...the apartment are not working, we feel like we been bamboozle with the apartment. Front door looks as if it's been kick in before, We tried to make it our new home but it's hard when YOUR not comfortable especial when you walk outside to the smell marijuana all around your apartment building... It's soo disturbing and this is not a way for our kids to live. Asked to be transferred or a full refund to leave lease without penalty and instead of handling the situation with good customer service, Your manger Chris totally was rude, disrespectful and call my family nasty. Very on the defense like it was our fault and Didn't apologize until after we said we wanted out of our lease... We have only been in Calibre Lake Apartments 10 days so how could we have cause this mess up apartment in 10 days ? I could totally see if we had been there for months but we just got here and from the very first day it's been issues with NO results... No one from corporate office will call or return emails for our family to move without penalty. Our daughter has asthma and son has really bad allergies. This makes us soo upset because management and leasing agent are aware of how we moved into our apartment with a dirty refrigerator but the will not take fault. Great Place to Live
May 19, 2016I would highly recommend this place. My wife and I have lived here a year and a half and have had a great experience. The location is great, office staff are friendly, the grounds are kept beautifully, gates almost always work and maintenance is fantastic. Whenever we have put in a service request someone has come to fix the problem that day or the next morning! It's also very quiet which is a nice break from the hustle and bustle of the Atlanta area. My only complaint is that the one bedroom ...apartment we have is a little bit small and the price is a little bit high, but you pay for what you get. September 24, 2015Not a bad place to live. I have always felt pretty safe here regardless of what time I come and go. I have had a few apartment issues such as leaking ceiling and pest issues but maintenance very quickly addresses the problems. Staff is okay - before I rented there was a particular person who was so friendly to me and always smiling wanting my business. As soon as I signed up it was like she forgot who I was. Overall, it is an average apartment complex. I've lived in nicer and I've seen worse.Review from Apartments.com

July 27, 2015My husband and I moved into this tiny apartment while we look for a house. The property is very well maintained and maintenance is incredibly fast. It is very quiet here except for the once a year pool party which we all attend so it doesn't matter about the noise that day! I love being able to send an email to the office and have them respond in mere minutes! While not the fanciest apartment I have ever lived in it is by far the best community!Review from Apartments.com
