  • A Serious Cautionary Tale: Health and Safety Concerns

    I am writing this review months after moving out in December because it has taken time for me to process the trauma of living at Campbell Run. II ultimately had to legally break my lease because I felt unsafe in my own home, and management failed to provide a healthy and safe environment. Key Issues During My Tenancy: -Chronic Smoking & ADA Violations: My unit was frequently filled with cigarette and marijuana smoke, even regularly waking me up in the early morning hours. Despite the property’s ...
    smoking rules and my filing a formal disability accommodation request for a qualifying health condition, management failed to engage in the interactive process required by the Americans with Disabilities Act (ADA) and the Fair Housing Act. Their dismissal of a legally protected health accommodation led to ongoing health impacts and eventually made my unit uninhabitable. -Safety & Escalating Harassment: The neighbors responsible for the cigarette smoke had a history of domestic violence and late-night disturbances. My experience with them escalated from property issues to personal safety concerns. My vehicle was vandalized during my tenancy, which was then followed by targeted harassment including aggressive banging on my walls and balcony, and intimidating gestures. -Management's Failure to Protect: Management insisted I identify myself as a “witness” to address these neighbors’ constant and continued violations of property rules, which I refused to do out of a legitimate fear of retaliation. When I reported the vandalism and harassment, management failed to respond or offer any meaningful protection. -Sanitation & Pests: The lack of rule enforcement extended to multiple neighbors. Several units frequently left uncontained bags of trash out on non-pickup days. This created a major pest issue; I personally witnessed rats running from these trash piles. As a result, the breezeways and stairwells were unsightly and unsanitary. -Unprofessional Management: Communication was inconsistent and often unreliable. At this price point, you expect a professionally managed, clean, and safe community. Instead, I experienced ongoing health impacts and felt targeted by aggressive neighbors while management stood by. I moved out because I was in fear for my safety. I strongly caution anyone against moving here.

    Fan issue in bathroom The bathroom fan ran constantly with no way to turn it off! Totally disrupted my sleep and as a medical provider I couldn’t take it anymore!     Since Sunday 9/14/25 when a strange odor came through the duct work, a ventilation system shared with other residents, in the building, I wake feeling like I've been hit by a truck, stuffy ears and brain fog so bad it's hard to think clearly at work. Management did a standard inspection and said nothing is going on in the building The chemical odor is gone, yet feeling ill after spending the night there persists. I always feel better after being away all day, but it takes that long to get to ...
    that point. After breathing contamination all night, I have to stay all over again. I can't prove anything and will have to pay for a costly move, with dollars I do not have, because of someone did something they shouldn't have.

    Overall a pretty good place for the price. BUT they are older units. Low ceilings and few windows so be sure your ok with that. Some suggestions before you move in: (1) Before you move in ask them to REPLACE the carpets. I didn't and when I moved in discovered they just tried to steam clean what looked like a 100 year old rug. (2) Ask them to repaint with a semi-gloss or matte paint. They use a low quality thick gloss paint when they repaint. Looks terrible. Maintenance....fantastic. These ...

When I moved in I asked if they could replace the junk stove with one of the newer glass tops that the rest of the units had. They refused. I offered to split the cost they refused. Appliances...bottom of the line GE crap. Washers are still the old top loading agitator type that nobody buys any more. You the know the ones that jump out of the closet on spin mode. Those ones. Running the dishwasher sounds like a 747 is taking off in your apartment and most times a good portion of the dishes are still dirty. My dog is so afraid of the dishwasher that I have to put him in the truck when I run it. Stove is the old coil element type. So overall the appliances are junk. The outdoor grill stopped working during the summer. When I inquired about it they said "yeah we know but you can use the ones by the office". The office is not close. Did you really expect someone to walk a steak over to the office, grill it, then walk it home?? I offered to buy a new gas grill if they would supply the propane....no response. Grill still doesnt work. Would I rent here again probably not. The rent is reasonable but for a few hundred more there are newer apartments out there.

  • Very poor customer service

    Very rude management. Utilities doubled in pandemic without increasing usage. Takes three weeks to address simple mold requests.
