November 2, 2023Caspian is located within walking distance to downtown, the intercoastal, and the beach. It was built approximately 6 years ago, but is starting to show its age already due to lack of maintenance and staffing. There was originally plenty of staff to maintain the units and common areas, as well as effectively and efficiently run the office. Over the past 2-3 years that has changed dramatically. Staffing went from 4-5 people to 2 1/2 people. It couldn’t be more obvious. Because of this intentional ...staffing shortage, lack of reinvestment into the property, and general aging, Caspian should be consider more of a high rent residence than a luxury residence. All of the services and amenities that once existed have been discontinued or are now under maintained. Security on-site is often plagued by non-functioning doors/locks and lack of video monitoring equipment. It’s quite a shame, because for a nominal amount of reinvestment by the owners, Caspian could be as great as it was when it first opened.Read MoreReview from Apartments.com

September 18, 2023My maitnence request are ignored and marked as completed without ever being acknowledged. My packages have been stolen. I complained about them being stolen, and requested that the camera footage by the lockers was looked at on 3 separate occasions, no one has responded. The common areas are a mess. The trees by the pool are dying. The trash bins by the elevators and in the garage are always over flowing. And the hallways are smelly, hot, and the carpets are stained. Management used to be amazing ...here, but the experience has gone down hill and it’s noticable.Property Manager Responded

I spoke with you in person when you came to the office on Monday that I would look into the cameras and also contact luxer. I also asked that you reach out to your carrier. We have helped you on many occasions to locate your packages. As well as I offered Fetch as an alternative delivery option that delivers directly to your front door at your convivence, date and time. Pest control did show up at your home, however no one was home and we were not permitted entry. When you came to the office I kindly wrote up another work order with permission to enter if not home. August 14, 2023The caspian is an amazing place to live, the resident adminstrators are amazing, but if your looking for a well maintained building you may want to look elsewhere as this place is super understaffed and the maintenance people are clearly overworked, ive worked in real estate for a long time and I know how hard it is to maintain a place like this, and the owners of the building are clearly neglecting that. Im not surprised rent keeps coming down as most people here are consstly vocalizing their ...disatisfaction and I won't be srurpsied if more of the good people leave and we see this place harder and harder to fill with quality tenants and really hope they turn this place around before that. Asa and Tammy are fantastic and I think why people stay as they are probably the nicest and most relatable staff ive ever encountered at a place like this, they really are why id say to consider living here. the maintenance staff is super awesome and very friendly so definitely would recommend them, as long as you're aware that it's just not the cleanest due to budget cuts clearly causing the neglect of this facility for the rates they charge...if they give you a deal, id say its super worth it though since its located in such a great spot.Property Manager Responded
