ROACHE EVERYWHERE
November 10, 2025I moved in June, I have been living in conditions that no person should have to tolerate. From day one, the unit was infested with roaches. This didn’t appear later –this is how they delivered the apartment to us. We sent videos, photos, and reports from the very first day. Despite several basic fumigations, nothing changed. We still see roaches in the kitchen, shower, bathroom, carpet, and even on the bed. I work in the food industry, so living with an infestation like this is not just ...disgusting/ it is unsanitary and extremely risky The communication with the administration is terrible. Nobody from the office ever answers. They don’t notify if they’re coming, they don’t notify if they’re not coming, they don’t answer emails, they don’t return calls, they don’t confirm schedules, and they never let us know what is going on. We always have to chase them to find out why they didn’t show up. The lack of responsibility and organization is unbelievable. We have been waiting for more than a month for the special “flush” treatment, which is supposedly the only one that can eliminate the infestation. To prepare for it, we were told to pack absolutely EVERYTHING in boxes: food, dishes, entire cabinets, clothes, utensils, pots — literally everything. We have been living among boxes for over a month, unable to cook or live normally. Even though we did everything they asked, the dates were rescheduled again and again without notice and without explanation. One of the worst moments was during one of those reschedulings: they were supposedly coming at a time when we couldn’t be in the unit for several hours. I had to sleep in the car, literally, to avoid being inside the apartment during the treatment. And what happened? Yhey didn’t come. They didn’t notify us. They didn’t call. They didn’t message. Nothing. Later they told us it was “rescheduled,” and even tried to imply that we had canceled it/ which is completely false. It is a total lack of respect for the residents. The reality is that living here has become impossible: Surrounded by cockroaches/ Living out of boxes/ No communication/ No hygiene/ No ability to cook/ No ability to rest/ No ability to have visitors/ No clear answers And the worst part: it is undignified and UNSANITARY for anyone to have to live the way we are living in completely improper and unpleasant conditions. This affects my health, my rest, my emotional stability, my hygiene, and my job. No one should have to go through this.Property Manager Responded

Worst place ever
July 25, 2017Worst place I ever lived in orlando. They over charge you over everything at the beginning they tell you one price then it adds up. I live there 2 years and the pool amenities are always broken. You cannot even listen to music at the pool te cops will show up. The pool closes very early. They steal my daughters scooter in front of us. You can hear all the noises from neighbors. The leasing people are awful they tell one thing then change their minds, never answers phones , rude , overcharging ...fees all the time, the dogs poop of dogs all over the grass always in front of my balcony. T the end when I move out gave them my keys they check the apartment everything was fine and after one year the send me a bill of damage things when they said everything was okey .and I did not owe anything , lower my credit score.Always tricking people over money. I recommended my mom never received the money for recommendation. And the school for kids it's awful it's in bad area. Overall the office people made the place worst. July 25, 2017It's the worst Community And the worst people in leasing office I was there for 2 years and when I finished my lease I make sure that I paid everything after 7 months the send A collection notice to affect my credit with out letting me know what's going on the said I still have 24$ from the last utility bells when he confirm to me that I don't own anything that I'm good to go And the always will charge you over everything and in the beginning the are very nice but when the make sure you ...sign the lease you are going to see there real faces and I almost forgot if there's any one leave in the top of you you can hear all the details how he live even when Use the bathroom you can hear him so clean it's paper walls and the charge me 488$ late fees for the 24$ now you can know why the never let me know about the bell and another thing when I just moved there the told me that I supposed to have 500$ gift card I never received this when I asked about it the said this was with the old Company know we are working with another company so you're not gonna have this anymore. Citi mistakes
January 3, 2016Citi Lakes is in a fast decline. The trash situation is out of control. The valet service is a joke. They collect the trash in canvas carts that leave a trial in the halls and elevators. Many nights they don't show up at all. The community dumpster is filthy. As far as the community trash cans they tend to be full all the time. The dog park is unusable. There is some sort of leak that keeps the grass wet and muddy. The pet wash station is broken water leaks all over your feet. The pet portals ...neaver have bags and an full all the time. The grounds are unkept most of the trees are dead and the plants are heading that way. The is little or no munch. The watering system has so many leaks. The ponds have trash in them. For Christmas they announced a new billing system.... We pay a flat fee of 40 for water..... Now it's called RUBS..... They can't tell you how much it is at all. They will now charge for pest control and a new billing fee plus 5 more for the trash... Management when asked about it just said deal with it. Sadly lots of people are moving out.... New Complex
August 4, 2015Citilakes Lux Apartments are still freshly new. My family was the first to move into our building. The apartments themelves are upscale with hardwood floors and granite counters, a jacuzzi tub in the master bathroom, and high end full sized appliances. The complex features a large pool with 4 gas grill stations. The community room has a nice buisness center and kitchen, but also includes two massage chairs and tanning. The office staff is great and helpful, and the maintence though still slightly ...understaffed are hard working, and quick to fix issues. The location is also convient to all the local attractions including Disney World, Sea World, and Universal Studios.
