(Written August of 2026) I have lived at Columbia since February 2026.
Pros:
- Management respects tenant's privacy.
- Historic building in fine condition.
- Management now responsive to online portal work orders and reply within a day or 2 with a dedicated manager, Jackie, to the building.
Cons:
- No AC.
- Large trash refuse items like mattresses and chairs left at trash behind building and has been there for a month or more.
- In-unit combo washer and dryer does not dry clothes

...Steep rent increases for resigning tenants. All leases are a year and start and end at August 1. There was an opening in February, so I moved in and signed a short Feb-Aug lease and was to resign a new lease for Aug-Aug "to keep all residents on the same lease schedule." The LLC was not forthright that they intended to raise my rent by 15%, which I only learned when I received the new lease. I called and asked for a justification - there were no improvements to my apartment or the building to account for the increase. The representative indicated that the 15% increase reflected "changes in market rate." 15% increase only after three months does -not- reflect market changes/leases in the area (most year-to-year leases increase by 3-5%, if they increase at all)
All to say - if you move here, you must be vigilant and advocate for yourself, but I like living here for the location and price.
Non-refundable pet deposits of $250 for one pet and $350 for 2 or more 1 time due at move in. Monthly pet rent is $25.00 per pet per month.
