My daughter was forced to move out due to her roommate being aggressive and assaulted my daughter. We were told by the office that she would not be liable for a sub-lease fee if we showed either a police report or an order of protection. We showed proof of both. My daughter is still charged a sub-lease fee. Now the office changes what they previously said indicating that the order of protection was signed after she moved out.
Derby Row gave my daughter 5 days to move out. Indicating both ...
parties had to move out. I personally called asking why my daughter had to move when she did nothing wrong, I was told it was "for the safety of my daughter." My daughter lived there for a week! A complete nightmare of a roommate, but Derby Row management is making this a worse nightmare by being inconsiderate of my daughter's situation.
Management is extremely insensitive, we showed proof of the roommate being cited for assault and mischief, yet no consideration at all from Derby Row office.
I would never recommend this place to anyone. I would provide 0 starts, but that's not an option.
I normally never share personal information but feel obligated to share this horrible situation to make parents aware. Hopefully your child is in a place that is a bit more considerate and a whole lot more professional.

This place is a joke. From dirty floors and broken appliances when i moved in, to never changing the air filters, to cheap furniture that breaks easily to make it look like your fault, you name it. Do NOT rent here. On top of that, if you like playing games, watching movies or doing literally anything involving wifi at all, this is not the place for you. The wifi used to be usable, i don’t know if they just took the super cheap route when they renewed their service or what, but it is borderline ...

Dirty, Unreliable, Poor Management

I lived in Derby Row for 9 months and it was the worst experience. On the first night there, they towed my car after never giving me a parking pass despite giving one to my roommate who moved in 30 minutes before me. While living there, my dryer was broken for 6 weeks and I wasn't given a credit. My apartment also didn't have hot water for a week and when they came to fix it, they broke my shower where the water was running for three days straight. Once fixed, my shower would never get hotter ...
than lukewarm. Additionally, in the last month of living there, there was a mouse infestation and not much was done to combat the mice until a month after I'd moved out. When I renewed my lease, the rent went up over $100 without warning. After moving out, I was told we could work out a payment plan for my balance after having someone take over my lease. I called and emailed multiple times with no response and when I would show up to the office during hours, there was no one there. The time I could get someone on the phone, I was told they'd call me back and they never did. My balance has since been sent to collections who can't seem to locate the account. This complex is a mess and the staff doesn't know what they're doing. If you're looking for a decent place to live, find any other student housing complex.

Poor Mangement and Improper towing of cars

This place looked so good when we toured it in May.
My Daughter moved in July, she has not had a functioning AC and it is Mid September. We bought her 3 M filters for the AC and it turns black in two weeks (ac moves air but doesn't cool)
Today she walked out to the garage and they towed a bunch of resident's cars. Her's being one of the cars towed. They paid for the towing bill, but she missed class this morning.
There is trash all over the property, where residents don't take it to the ...
