    I used to truly enjoy living here and appreciated what was advertised as “luxury living” with all the amenities it offered. Unfortunately, that no longer feels like the case. The garage parking door is frequently broken, which has become a recurring inconvenience. There have also been multiple instances of unfamiliar and suspicious vehicles driving through and parking on the second-floor garage and parking where they are not supposed to. Additionally, the elevators have been out of service on ...
    several occasions, often at the worst possible times. Due to my condition, I’m unable to carry heavy items, yet I’ve had to carry groceries from the parking garage all the way up to the fifth floor, which is extremely hard for me and frustrating. Another major concern is that we no longer have on-site security, which only adds to the growing sense that the building is not being properly managed or maintained at the level expected of a “luxury” residence. Residents pay a significant amount to live here, and these ongoing issues do not reflect the standard we are being charged for. Management should be more proactive in enforcing community policies and rules. This includes issuing warnings and penalties to residents who fail to comply—such as those who do not clean up after their pets, leaving waste throughout common areas. There are also repeated issues with residents smoking inside the building despite it being prohibited. The smell of marijuana in the stairwells and elevators is persistent and unacceptable, especially in shared spaces. Overall, the quality, reliability, cleanliness, and sense of safety that once justified the cost of living here have significantly declined. I urge management to take these concerns seriously and take immediate steps to restore the standards that were originally promised.

    If you’re considering living here because it’s marketed as “luxury,” I strongly recommend doing thorough research and speaking with current residents before signing a lease. In my experience living here, management has changed multiple times during my tenancy and residents were not given clear communication about those transitions. The recurring issue has been inconsistent communication and difficulty getting concerns addressed, which is frustrating given the premium price point. There have ...
    also been ongoing building issues during my time here. For example, the elevator and garage door have experienced repeated outages, which has affected residents’ daily routines. Security has also been a concern. When I first moved in, there was discussion of overnight or extended security coverage, but that has not always been present. Cleanliness has also been inconsistent. The dog area is frequently not well maintained and there have been occasions where pet waste in hallways or common areas remained for extended periods before being addressed. Communication with management has been particularly challenging. I have sent emails regarding concerns and did not receive responses and residents are often encouraged to discuss issues in person rather than in writing. In my experience, different staff members have sometimes provided conflicting information, which makes it difficult to understand what policies or resolutions actually apply. Another concern is that the building’s community app appears to go back and forth on limiting some resident posts about building issues. Because of that, many residents have turned to other platforms to communicate with each other about ongoing concerns and share information. If you tour the building, I would suggest visiting later in the evening, when things are operating as they normally would outside of scheduled tours. That may give a more accurate sense of day-to-day conditions. You may see a response from management under this review saying they are working to address concerns or asking me to contact them directly. I appreciate any effort to improve things and would gladly update this review if meaningful changes occur. For now, this review reflects my personal experience living here and I encourage prospective residents to speak with current tenants and gather multiple perspectives before making a decision.

    I just moved into my new apartment at District 1860. The leasing agents were great to work with. The move-in was as easy as it gets. Covered loading dock so the weather didn't matter. The outdoor area is great, two fire pits, a pool, right outside the workout room. If you are looking for a place to rent with easy access to the highway, minutes from Chicago and a great location for getting around the burbs. District 1860 is the place for you.

    When I started to look for an apartment, my top priorities I was looking for were: safety, location, cleanliness, friendly staff and amenities. I must have seen 15 apartments in the north shore location of Chicago. District 1860 was my top pick because first, from the moment I started working with Justin in Leasing, I was very impressed with how knowledgeable he was about each of the apartments. He understood what I was looking for and made me feel like he was genuinely helping me select ...
    the perfect apartment (layout and view) for me! I came several times to look at various floor plans and views and he never ever lost patience with me. He was always so accommodating. Moreover, the building is beautiful and well maintained. I love how quiet the hallways are, the apartments are beautiful and how respectful everyone is within the building community. I also love all of the events that District 1860 provides for the community! It truly makes us feel welcomed and valued. I absolutely love my apartment and love living at District 1860 and would recommend this to anyone looking for a new home!

    District 1860 has been all I was dreaming of and more. I was looking for a newer apartment that wasn’t too far from downtown Chicago as I would have to commute in. I love the layout of my apartment as well as my view of the courtyard. This apartment is all I could ask for.

  • This place is a DISASTER. STAY AWAY

    Hi there, I am current resident of District 1860 and have been since July 2023. However, my recent experience with management and maintenance has been a complete disaster. I recently had flood in my place due to faulty plumbing. (This building is brand new). Then the BUGS showed up. Not a few bugs, hundreds of them. Maintenance/Management refused to acknowledge I had a pest problem. Mind you we lived with this bug infestation for over 2 WEEKS! before they called pest control. OH WAIT IT GETS ...
    BETTER! Management tried repeatedly to COVER UP THE PROBLEM before the pests were under control. Painters showed not once but 3x! Thankfully I work from Home! And when pest control did show up they confirmed the bugs to be FUNGUS GNATS. Can you imagine what would have happened if they closed it up before the bugs were killed and the leak remain unresolved?! It has been a month and things are finally getting figured out... What hurts the most about all of this is I had to pay rent to live in bug infested apartment.
