First off, the management is HORRIBLE. The workers in the front office barely know anything, and are always confused. They are very very money hungry, and will change prices of certain things. I asked to break my lease because I did not want to live there anymore. The employee in the front told me it will be fine, but I will have to pay the remaining balance of that month. I said that was fine and it would be no problem. They instead end up filing an eviction notice on me. While making me pay for ...
June and Julys rent (I don’t live there anymore by the way). I called up there to talk to Meagan, the manager, to explain what I was told by the employee. She continued to say that she was over everybody there in the office, and whatever that employee told me was wrong. On the good side the apartments aren’t so bad just an uncomfortable living situation.

I've lived here for a couple years. First off, the price and location can barely be beat for college students. No complaints there. However, the security, visitor parking, and upkeep leave much to be desired. In terms of security, l've seen people straight up squeeze themselves through the bars of the fences. The fence and entrance gate are pretty much to give you the illusion of security and nothing else. The sidewalks are covered in decaying dog poop and l've seen multiple possums walking in ...
the bushes outside my balcony. The visitor parking is horrid, leaving maybe 20 spots at most for everyone to fight for. If your family members don't make it to parking in time, expect them to be towed off the premises with haste. I also put in several maintenance requests over the years, all of which were marked complete and ignored. The random man they hired to install new balcony lights was the first one to show any interest in the broken balcony door, and he fixed it for free when I asked. Lastly, the staff regularly enter apartments without knocking first. I've had experiences with staff only knocking once they enter the apartment, and once they came in while a family member was changing. Eagle Flatts is better than nothing, but it definitely has room for improvement.

I love how close Eagle Flatts is to campus. On nice days, I like that I can walk to class if I want to. My apartment is really cute and can’t wait for warmer weather to go to the pool! Only downside is there is limited visitor parking, but I’ve never had a problem finding parking for myself.

Good place for my senior year. Glad I finally found a decent apartment in Hattiesburg. Pool and lawn area was nice. The only downside was that my microwave handle kept breaking. They finally replaced it.

Do NOT live here. Simple as that. This is the worst experience I have ever had with an apartment complex. Management is nice, but they do absolutely nothing. This place is disgusting and nothing ever gets fixed. I have had so many work orders for maintenance and half are still not working. Tenants are loud and their “security” is an absolute JOKE. I cannot wait until my lease is up.
