This place sucks
October 17, 2025This has easily been one of the worst apartment experiences I’ve had. The complex is constantly loud — people yelling at all hours, smoking weed, and jumping into the pool well past the 10 PM closing time. Parking is terrible; if you get home after 7 PM, you’ll likely have to park on the opposite side of the property. Management is unresponsive and unprofessional. They do nothing about the ongoing noise or safety issues, yet somehow find constant reasons to enter your apartment. There have been ...at least four “inspections” this year alone, which feels invasive and unnecessary. On top of that, the entrance and exit gates are almost always broken, making the place feel unsafe and poorly maintained. Overall, it’s loud, chaotic, and badly managed — I would not recommend living here.Property Manager Responded

DONT DO IT
October 2, 2025DO NOT MOVE HERE — RUN FROM EDGEWATER AT KLEIN APARTMENTS! I should’ve known this place was going to be a nightmare before I even moved in. I had to hunt them down just to tour the apartment. I was scheduled to view it the Monday before move-in, but they didn’t let me see it until two days before. That should’ve been the first red flag. I should’ve run then! Unfortunately, once I moved in, things only got worse. Living here has been an absolute nightmare from day one. They never disclosed that ...the apartment had previously flooded. That alone is something that must be communicated to potential tenants — but it wasn’t. Since then, it's been nothing but issues: -Appliances are ancient and broken, and management refuses to replace or upgrade anything. My stove has been broken since move-in. Maintenance keeps "fixing" it, but it just breaks again — still no replacement. -The flooring is cracked and uneven, which isn’t just ugly — it’s a safety hazard. -A/C went out for weeks during the summer heat. When they finally fixed it, the maintenance guy broke my toilet in the process. My bill went up to $400, provided proof and I got a whopping $25 credit for the "inconvenience." -Washer broke, and when they replaced it, they flooded my laundry room. No apology. No accountability. -Ants and pest problems have been a constant issue. I’ve had to treat the apartment myself multiple times. -They suggest residents purchase lockers for package deliveries — but packages aren’t delivered there. They’re left out in the open and constantly stolen. -The front office staff is rude, especially Glenda. Talking to her is like talking to a brick wall — if the wall had an attitude. -Worst of all, they think they have the right to enter and search your apartment if they “suspect” you’re smoking — no proof needed. Huge invasion of privacy. -Corporate office (Hayden Properties) is completely unresponsive. I’ve contacted them multiple times and never once got a call back. Bottom line: These people don’t care about their residents or the condition of their property. Everything is broken, mismanaged, or ignored. You're better off literally anywhere else — even the apartments next door. RUN from Edgewater at Klein Apartments. You’ve been warned.Property Manager Responded

Okay place to live. Water stinks.
October 17, 2022Got approved pretty quickly and paid my fees and had to keep contacting their office to send us the agreement. Literally called and emailed probably 10-15 times over a 2-3 week span. We moved in and everything was fine except the tap water stinks very bad. It got so bad that we started using bottled water to brush our teeth and wash produce. The pools were down a lot without notice and they have a system to email tenants about things so I don’t understand why they couldn’t just email us when they ...were closed.Read MoreReview from Apartments.com

Don't rent here just not worth it
June 3, 2019This has been ultimately the worst move out experience. Move in was fairly the best part of the experience. Their move in fees are a joke since they will charge you everything they want at move out. Oh and their fees are the most ridiculous fees in the world, if you have a payment issue get ready to see fee after fee after fee. Community itself is okay, parking is a problem at times. If you live around the pool there’s going to be lots of traffic. The utility people are the best staff, as far ...as the whole apartment employees go. Move out was the worst if I can give this place a negative 0 stars I would. There are going to be move out fees that they will not reply on even if you try to contact them. If anyone is interested in really looking for a good place to live, this isn’t it. Do not waste your money here they don’t care about you
June 3, 2019I’m a very condensed term staff other than maintenance doesn’t care about you once moved in. Move in will go smoothly but don’t count on your deposit to be worth anything at move out. Move out was the worst experience possible. They add as much as they can to a bill that they never say you’ll get and they charge for things that are stated in their move out sheet as normal wear and tear. The office won’t respond to any of your move out disputes. Manager couldn’t initially break down what the ...almost $300 worth of fees were at the beginning. They added that there was “small trash left” and that carpet repairs needed to be done. Oh did I mention they send stuff to collections almost right away before dealing with the problems that you might have. The carpet and floors had problems to begin with at move in. March 29, 2019I am not one to write reviews or cause a fuss, but this was one of the worse places to live I have ever experienced. We are pilots so we are never home. We rented for 8-10 months with minimal furniture and no pets. We had to break the lease due to being relocated for our jobs and immediately paid the outstanding balance for the termination of our lease. The staff took more than $2000 dollars no problem and have continued to charge almost $300 3 months later for “cleaning fees” that have come up. ...We were never there and we never cooked and when we left we bleached the entire apartment the place was spotless. While we were there we were told that if we had a pet we would have to submit it’s poop to the apartment for DNA analysis to see who was pooping on property and not cleaning it up. This did not solve anything because there was always poop around. We were also told that we needed to watch ourselves because a cop was going to be posted at the front gate because of speeders in the complex. The management threatens its residents when there is a problem instead of finding an adult solution. My significant other just got off the phone with the management to inquire about the extra charges and was so rudely spoken too that she began to cry. There is always loud music and the smell of marijuana not to mention the cars that come and go without reason, and they park in your spot when making drug deals. DO NOT RENT HERE. Poor front office
May 5, 2018The front office staff is no help... They are the most unprofessional group of people. Small roaches come out from all places.. Even when the apartments is spotless. The only positive thing about living here is the option of the garage and decent interior apartments.. Money should be spent somewhere else.Review from Apartments.com
This place is HORRIBLE
April 3, 2018This property was recently bought out by Edgewater at Klein. The new management is beyond unprofessional, incompetent and inconsiderate. I was charged a $75 late fee after I failed to get ahold of someone for over 24 hours to let them know they overcharged me and when I went to the office I was told that they would not even consider working with me although this was their own fault for incorrectly charging me in the first place. I was nearly yelled at by the manager who simply said he “would not ...wave the fee” although he understood I was not at fault. I was also charged $25 for having a particular insurance company that they did not work with (e-renters) although I was NEVER told they did not accept this company. An email from them word for word read: “you may have insurance through any company you wish”. Not to mention the countless times I put in request for mantinance and never recieved a response to my emails or calls. PLEASE DO NOT EVEN CONSIDER LIVING HERE. May 10, 2017This is my second rating. The fact that its 2:55 in the a.m. and i get home with my baby and I tell you NOT 1 parking space. This is a joke. I literally had to park outside of the complex and walk all the way home. There are several empty stalls that are for another monthly fee. What a rip off. As I was walking home I see the Harris County Sheriffs dept towing someones car. Its obvious these people could care less about their residence. NOT 1 space, really Can't wait until my lease is up. Paying money and buying trouble
March 30, 2016Worst very old apartments for the money. I see everything is a problem here right from door locks, carpet, stove, washer, bathrooms, mosquitos, mainly dont get hot water as it is shared, very old filthy apartments and many more There is new management JS which usually is good in my experience, but with this apartment they are charging higher rates than it is worth of.
