Living in Edwards has been an amazing experience for me. The managers and people that work in the property are amazing and they always make me feel safe. It is right in the middle of everything so you can walk all around. Whenever you have an issue there is always someone willing to help. I LOVE EDWARDS!

As a traveling nurse I found this place to be perfect. Of course we have to work but it’s nice to just step out and play right away! I chose the furnished option with utilities included, except electricity which is around 40 per month with my AC running like it needs to for Miami Beach! Internet for my smart TV is available as well. This is in the heart of South Beach ladies and gentlemen… restaurants, bars and the beach at your feet and I have not seen a bug yet…The free trolley and morning ...
strolls and the beach on Ocean Drive just one building away are just a few of the benefits…the building manager is wonderful. When I arrived all I had to do was turn the key. Maintenance showed up within hours of my text message when a mini blind fell, and there is even security at night. It’s a good deal for South Beach!

I just moved in and I’m extremely satisfied with my experience thus far. The apartment design is very functional and beautiful.
They thought of everything to make you feel at home.
The management and neighbors are helpful. The location is fantastic. I spent the weekend biking, beaching and sunset yoga at the park.

This building should be condemned! Roaches everywhere & they come out at night (conveniently after you sign the lease) The property manager won’t say anything about the issue until it’s too late. They now have a resident exterminator to come spray your unit every Friday or at least once per month and it does nothing! Save yourself a lot of headaches, go find somewhere else to live! I reported this building to Miami Beach Code Compliance. They told me they had numerous complaints about Edwards ...

I saw the earlier reviews of bugs and decided to ignore it. I moved in today and there are immediately hundreds of bugs coming out of every cabinet and corner. Completely unliveable. I have never seen such an infestation in my life.

Ive lived in this building for years and love it. The beach is across the street. The views are great. My apartment is modern and clean with high ceilings and lots of light. The management is honest and pleasant. Maintenance comes within a few minutes of a problem. I plan on living here for a few more years.
As for the other reviews, i don't have millions of roaches. Likely because I keep my apartment clean.

Since the day I moved in I've killed about 300 roaches within 2 months of living there. Roaches are in the hall, the laundry room, and the elevators. This is no place to raise children or even cook decent meals with roaches racing to your plate. This building has to be taken down and rebuilt or start making the roaches pay rent period. You have been warned.....

Dear Past Resident, Thank you for your review and feedback. We strive to grow and improve so to ensure that Edwards Apartments are the best in Miami Beach, FL. We are sorry you did not have a 5-star experience as that is our goal. Please note that since your review from 2017, we implemented new procedures and protocol a couple of years ago that have significantly reduced and nearly eliminated this issue. Starting with our year contract with an exterminator was increased significantly from once a month to a weekly basis year round for all common areas. We also exterminate the interior of every unit in the entire building monthly. In addition, our maintenance team every morning cleans and disinfects thoroughly the trash room in the basement as we were able to pinpoint this being the main cause of the issue several years ago (at the time of your review). Furthermore, they fumigate the trash receptacle and trash chute daily. Nevertheless, in the event any of our residents need special ...
treatments, this is immediately available upon request as we ask that our residents inform us of the additional attention needed so to accommodate accordingly. It is the responsibility of resident to cooperate and follow any expert instruction provided by exterminator hence after. We pride ourselves in working together with our residents to ensure a comfortable and enjoyable living experience at Edwards Apartments. In regards to amenities, in the past 5 years since your review, we have updated both laundry rooms inside the building, from flooring and lighting to new machines now accepting credit card payments. Our second floor deck with new flooring wraps the building overlooking Collins Avenue, which is a great space to get fresh air, take in some sun and people watch from the comforts of your home. Our second floor has a sitting area to host guests and has the space that may one day be converted into additional amenities like a gym. However, we have focused on first doing major renovations to our apartments with unit upgrades, from new flooring to new ceilings to new bathrooms and kitchens.
