Spacious units in a wonderful neighborhood
February 13, 2026I've lived here 3 yrs and am very happy at Ellicott House. The Forest Hills neighborhood is very upscale and walkable with lots of shops and restaurants nearby. The bus stop is in front of the bldg and the red line is 8 blocks down Connecticut Ave. The bldg has a nice mix of retired professionals and young people. The fact that it is a rent controlled property with utilities included is a real plus. The units are large and many have balconies. I love that there is a laundry room on every floor. ...We have an excellent maintenance staff. I have never seen insects or rodents. We do have occasional issues with hot water but they are quickly resolved. We have a new management company, APT, and they have already made improvements in our quality of life. December 31, 2025Although not a modern luxury bldg, the units are large and there is a laundry room on every floor. Very walkable neighborhood with stores and restaurants close by. This is a rent controlled bldg and utilities are included in rent. There is a bus stop right outside our doors. December 8, 2025I’ve had a very positive experience living in this building. The location is excellent, with easy access to transportation, grocery stores, and everything I need for day-to-day life. The building itself is quiet, clean, and well-maintained, which makes it a very comfortable place to live. One of the highlights for me has been the staff: they are friendly, helpful, and consistently responsive whenever I have a question or need assistance. The common areas are also kept in great condition, and the ...overall atmosphere feels safe and welcoming. I truly appreciate the sense of stability and convenience the building provides. It’s a place where I feel at ease, and that makes a big difference in my daily routine. September 10, 2025My overall experience at Ellicott House Apartment was very good. The apartment is comfortable, well-maintained, and provides a pleasant living environment. The staff and services met my expectations, and I was generally satisfied with everything. The only area that could be improved is the furniture. Great Experience
May 26, 2025Key Take Away: This building is a safe choice. Both in location and management. I would recommend this building ------ Wanting to be the change, of less negative reviews on apartment buildings, I lived 1 year at Ellicott House and had no serious issues or complaints. I enjoyed my time in the building, its location, and thought management was good (in comparison to the stories i read online about other places). If i Could have stayed in DC, I would have loved to continue living here. Biggest ...perks were it's location being close enough to the metro and the L2 being just outside, and the safety of the area itself. + utilities being included in the rent made this a great value. I had no issues with bugs, and my maintenance request were always fulfilled promptly. Downsides: On occasion, the water would have to be shut off, but this was only ever during the week and during business hours, when most people would not be home. + Some issues with the elevators, but they're are three so at least 1 is operating at all times.Property Manager Responded

May 5, 2025l did recommend 2 tenants and they left after 2momths .one was smoking and second had issuers with IVANA & DANIELA. and that was when l wanted to live too. IVANA PROMISED MESS MY CREDIT UP. They were making their own money. if you did ask for their so small tinny paper as receipts. they started adding late fees when l submitted my checks dated before the months ended. dating my receipts' the days they processing. Just what Mr. RONNY STARTED DOING. l will not pay any late fees only, if it is late. ...l went down to LANDLORD &TENANTS (D.C) presented my copies of my checks. l was told to go home & sleep.They all need to stop taking advantage of their power. l paid $750.00 for security deposit.l have all that l paid. last month, l asked one of he staff what my security deposit is because it should come with interest, he told me is $500.00. l only laughed.
