I've lived at Evolve@Arboretum (formerly Cimarron Crossing) for 7 months now and overall my experience has been a positive one.
Signing my lease was a relatively painless process, and Jake and Deana were very helpful and really worked to get me into my desired spot. I signed for one of the "Classic" (read: not remodeled) 1-Bedroom units. I was expecting ancient appliances and average finishes for the rate I was paying, but instead, my appliances were relatively new with a black finish, the
...apartment was freshly painted (VERY freshly, the paint smell lasted almost 2 weeks), and the counter-tops were newly resurfaced.
The location is fantastic, well spaced from anywhere in Austin (although if you work Downtown like myself prepare for a 20-30 minute commute). HEB and Randall's nearby, as well as a Sam's Club. The Domain and Arboretum are within 5-10 minutes of here so there's always plenty to do.
The buildings are fairly old and it shows in some ways. While I haven't had too much issue with insulation (my bill averages around $75 a month), there are a lot of curious fixtures. The dishwasher has a power switch in the kitchen, there's about 5 light switches in my apartment that supposedly correlate to power outlets, but only 2 actually do. In the bedroom there is a panic button and emergency cube that don't actually seem to function or serve a purpose.
The cabinetry in the Classic units is VERY old and in a couple places the particle board is starting to disintegrate, but overall it's not a major issue. My apartment walls are painted with flat paint, which makes them scuff incredibly easily, but I'm not sure if that's a consistent issue.
The only major complaint I have is the maintenance service here is abysmal. Service requests regularly take 2-3 weeks minimum before any activity is seen, and sometimes they will just close out requests without doing anything. I would recommend following-up incessantly to ensure your request is taken care of. Hopefully this will improve as it is a regular source of frustration in an otherwise pleasant living experience.
Overall, I could absolutely recommend Evolve@Arboretum, it's a great location, amazing pricing for where you're at and with a pretty good value in terms of quality of the spaces. I'm planning on trying to transfer into one of their Luxury units eventually, but I've definitely had a positive experience in my current apartment.
