Stay far away!
May 27, 2026 - Review from Apartments.comMaintenance would paint over mold, they even tried to tell me it wasn’t mold, it definitely was. It would become back through the paint. Hallways were so dirty and disgusting I was embarrassed to invite people over. I was told I would get my security deposit as long as the apartment was clean and no damage so I gave it back exactly like that and they still kept my deposit, they said they charge everyone a $120 “cleaning” fee but this was NOT discussed ever in person or on the lease. Corporate is ...no help either, they just want your money, they don’t care about you a resident. They also ask companies to put your packages in a room accessible by not only other residents but people off of the street as it’s in the front of the building. Gates don’t work, gym is dusty and full of broken equipment. It’s disgusting and I would never recommend this apartment to anyone. Stay far away!Read MoreProperty Manager Responded

August 13, 2025 - Review from Apartments.comWe lived at The Falls for about a year and a half, and from the day we moved in, it was nothing but problems. Filthy and unusable amenities: The laundry area is dirty and unusable. The pool is always filthy (I never once got to swim in it), and the gym is a joke—most of the machines are broken. Parking nightmares: Guest parking is extremely limited. My sister visited for one day, couldn’t find a guest spot, and ended up getting towed. Lack of upkeep: Many residents don’t clean up after their ...pets, leaving dog waste everywhere. When we moved in, our unit had paint all over the floors—which I had to clean myself. Pest control failure: We were charged for pest control, but it clearly wasn’t done. We had roaches until I started doing my own treatments, despite keeping our home spotless. Trash service scam: Valet trash pickup is mandatory and billed to residents, but the collector often canceled or didn’t show up. I took out my own trash most of the time—while still paying for the service. Broken gates: The gates are constantly “being worked on.” They get fixed, only to break down again a few weeks later. Move-out nightmare: We moved out in May 2025 and are still fighting to get our deposit back. Management told us in June that it had been mailed and would take 6–8 weeks to arrive. Now it’s August, and they’re saying it hasn’t even been approved yet. Bottom line: This place is poorly managed, the amenities are unusable, the services you pay for are unreliable, and even moving out turns into a hassle. If you were not on the lease contract, please have the leaseholder contact us so we may research the work order history and final account statement. We apologize that you did not have a great experience living here and we are in close contact with all of our vendors to resolve any issues that arise. As for the towing we do have guest passes for all of our visitors that must be visible during the visit to avoid towing. We look forward to hearing from you to rectify any issues you have mentioned above.

November 6, 2018 - Review from Apartments.comthe apartments are horrible. My air condition broke over 10 times. They don’t come fix it, till I keep calling or going to office over and over. So glad I moved I don’t recommend this place to anyone. I’ve had multiple people ask about here. I told them you would have less stress somewhere else. I told them about my truck being broken into and they told me oh I’m sorry that’s why we have security. The security cameras don’t work at all. I’ve never seen the security guard. He’s always at the tiger property. I might have seen ...him once in the year I lived there. I always took my dogs it at the same time. And never saw security. It’s supposed to be a gated community. Then don’t leave a gate open on either side!! I could go on and on but this would be so much to read.Read More

August 7, 2017 - Review from Apartments.comPool is always dirty. Property poorly maintained and maintenance never comes to clean the steps, bird mess all over the place. They charge you mandatory $25 month for trash pick up (Sun-Thurs no weekend pick-up) and they don't even pick it up every day they are scheduled. Management is horrible. They do not care about the tenants. Especially this manager that just started. Very rude and could care less about you. They're your friend until you sign the lease. Once you sign it, you are trapped ...until it ends. They charge luxury rates but this is definitely not a luxury property. Dog poo an bird poo everywhere. Dog owners do not carry bags and let pets mess all over the property. Management only cares about money. They start posting eviction notices the third day of the month, even if you already told them what's going on. Customer/Tenant care is horrible so don't fall for what they tell you before you sign the lease. January 3, 2017 - Review from Apartments.comI am so upset with the apartments. This morning they started replacing the floors in the unit above me. I work from home and I also own a dog. My dog was so shaken by the noise and I could not even concentrate. The floors are VERY thin and the hammering was very loud. I called the front office and spoke with the manager who basically blew me off. She said they had to do the work today because people were moving in tomorrow. I could have been given a notice that they were going to be working on ...the apartment above me. I was never notified. I told her that I would be calling corporate and she thanked me and hung up on me. Real professional. I called the regional office in San Antonio and the person I spoke to didn't even take my name and number but said someone would call me back tomorrow. Both people I spoke with said that I have to understand that I live in an apartment. I understand but where was the respect to notify me this would be going on I called the corporate office in Austin and she was nice enough to take my name and number for someone to call me back. I have referred 2 people to these apartments but warn the rest to stay away! The floors are thin as paper and you can hear everything. Ive seen drugs sold, fights, cars vandalized, packages stolen, you name it we got it. I feel slightly bad for this review because im sure it goes against the management team and it is not their fault. The problems here are just a product of the times we are in these days, no one respects anything anymore and it shows. The rent here is cheaper than the apartments across the street, so the low prices here attract ...some of the low quality people. I guess you get what you pay for though. I recommend paying the extra cash to stay somewhere else. I wish I would have, my lease is up soon and im going to be running out of here like the 300 spartans.Read More

September 18, 2016 - Review from Apartments.comWhere to start, I haven't lived here long but felt the need to warn people that are looking to move here. The Parking is absolutely horrible, every night the parking lot is full, you have to find parking further down the complex buildings away if you are lucky, so be aware when needing to park close when you have things to tote if you are trying to move things furniture, groceries, etc.. They do tow without notice if you park under the car ports and the place for pick up is quite a distance away ...with a hefty fine(known by a recent experience, while needing to go back and forth late at night with tons of groceries and no parking near the buildings around me, car was parked for less than an hour) I'm hoping that with all the terrible reviews something will eventually click; to where they find some sort of method to help this situation out, create parking permits or add a great discount to the carports. The apartments are filthy, with critters everywhere trash, spider webs, wasps nest, by your doors and on the stairs, we signed a form before move in that stated we were to get two gate remotes notified front office and they said they were out and we never received them, so we have to punch the code in every time we arrive home in what ever type weather, we also went in to pick up the pool passes, were again they stated and signed a paper that said there were one for each resident and two additional for guest and the lady told us very rudely it would only be the one for each resident and to come in the front office for additional when ever you have guests, which is not a big problem but what if my guest comes after front office closes?. The trash people are pretty lazy, when they cant take your trash bag out of the trash can, or if the bag is slightly ripped they won't take it. The garbage bins are repulsive and always full and over flowing, and the bins are only closed in by wooden gates that are always wide open, which makes it look gross, smells, and when the wind blows trash flows on to the complex grounds. We've recently about a week or two in, have gone under new management, its still early to tell nothings changed yet, but hoping for a better experience in the upcoming weeks/months.Read More
